Thom - Homes priced right in my neck of the woods do not last long, so buyers on the fence typically lose out.

Daniel....obviously (or not) you may have had a bad real estate experience. First off, if I had dollar signs in my eyes, real estate would be THE LAST PLACE I WOULD BE LOOKING FOR THEM! I challenge you to work where ever you do, and get a paycheck every 2 or 3 months. Let me know how that goes.
As for "shoving someone into a house" nothing could be farther from the truth. I have spoken with buyers in the past and actually TALKED THEM OUT of buying a home, based on various factors such as jobs, family, etc. So I highly doubt I have dollar signs in my eyes.

Yes, buying a home, be it your first or your fifth, is a big deal. It's the biggest financial decision you make. The point of this information is, you can think about it, and you should. But, you may miss out on that home you decided you want because you thought to long. In most instances, Buyers know they are ready to buy, and just need to find the right home. In this case, this Buyer WAS a first time buyer, and I too advised her about her options. She first chose to wait while she thought about the payments, etc. She then changed her mind and did not understand why she could not put an offer in on the home. You might also want to know that the buyer is very familiar with that area, such that they ONLY wanted to look in this specific area and no place else. So they had already done some of their "homework" with regards to the neighborhood, etc.

The moral of the story is, you can think all you want, and you should until you are comfortable with your decision. But you might miss an opportunity.

so you'd better shove that guy into that house, huh? get him in and drop him off.

people aren't machines (unless they're real estate agents...). you can't expect a person to make a decision to move into a house within an hour of seeing it for the first time— doesn't know the neighborhood, doesn't know nearby schools— you have to remember that the people you're servicing aren't making a business decision, they're making a LIFE decision, investing tons of money into a home the second they see it. honestly, ask yourself, would you make a snap decision that affects the rest of your life the second you saw an opportunity? get the damn dollar signs out of your eyes and start thinking about your clients. they're paying you, you know.

As Michelle says, it is all about education. Most renters don't know how the system works. I had one the other day who immediately said so and promised to work with me for all MLS listings. We can never compete with CraigsList or driving around and finding an owner listed property, but we do need loyalty when it comes to the agent-listed properties.

Thom - I think education is key. I don't think 99% of renters realize they don't need to call 20 different agents on 20 different homes.

That has happened many times over in my market since 2006. We had some fabulous buildings built but they got caught when money for financing was drying out. Some projects were cancelled and remain half built shells. At least this one is completed and not an eye sore :)

Hi Thom - that is amazing, good that the inventory is going down, but I wonder what will happen with those who do own condos there.
