<p>There are currently 11 homes on the market ranging in price from a high of $725,000 to a low of $127,000.</p>
<p>Twelve (12) homes are Under Contract, but it is interesting to note that 9 of them are Pending Lender Approval or short sales. 3 of them are traditional sales. The average Sales Price is between $153-162,000. The prices range from a high of $265,000 to a low of $110,000.</p>
<p>Only 1 home sold in April, 2012. It was a 2 bedroom at $337,000</p>
<p>In comparison, in April, 2011 there was also only one home sold, a 1 bedroom at $146,500.</p>

<p>Reynolds Plantation is many things – high-end homes, top-flight golf, a secluded resort. But there’s one thing Robert Merck says it is not: a quick flip. Midtown Atlanta real estate company Daniel Realty will be involved in the project!</p>
<p>Merck, senior managing director and head of real estate investments for MetLife, which is under contract to buy the Lake Oconee community, said in an interview Friday with The Atlanta Journal-Constitution that New York-based MetLife sees its acquisition of the community 80 miles east of Atlanta as a long-term investment.</p>
<p>“I don’t think there are many assets in the country that are comparable to Reynolds,” said Merck, whose company entered the Reynolds Plantation sweepstakes only about two months ago.</p>
<p>MetLife announced on Wednesday it had an agreement to acquire the struggling Reynolds Plantation, six golf courses, four marinas, nearly 5,000 acres of undeveloped land and the Ritz-Carlton Lodge at Lake Oconee.</p>
<p>Birmingham-based Daniel Corp. will oversee Reynolds Plantation. Daniel and MetLife, which have a 25-year relationship, are partners on <a title="1010 Midtown Atlanta Condominiums" href="http://www.mymidtownmojo.com/1010-midtown" target="_blank">12th &amp; Midtown</a>, a complex of office, retail, condos and a hotel near Peachtree and 12th streets.<br />

Fast forward to 2012&#8230;and the race is on again to dot the skyline&#8230;but this time to build apartment buildings like <strong>100 6th Street.</strong></p>
<p>This evening, I attended the Design Review Committee meeting of the Midtown Alliance where Novare Group&#8217;s Jim Borders (builder of <a title="Metropolis Midtown Atlanta" href="http://www.mymidtownmojo.com/metropolis-midtown-atlanta" target="_blank">Metropolis</a>, <a title="Spire Midtown Atlanta" href="http://www.mymidtownmojo.com/spire-midtown" target="_blank">Spire</a>, <a title="Viewpoint Midtown Atlanta" href="http://www.mymidtownmojo.com/viewpoint-midtown" target="_blank">Viewpoint</a>, <a title="Twelve Atlantic Station" href="http://www.mymidtownmojo.com/twelve-atlantic-station" target="_blank">Twelve Atlantic Station</a>, Twelve Centennial Park, The Atlantic and more&#8230;.) made his case for the new 23-story tower that will house some 320 homes along with an adjacent parking structure with some 400+ parking spaces.</p>
<p>The rendering here (also shown at tonight&#8217;s meeting) is the South facing portion of <strong>100 6th Street</strong>. The parking deck y0u see to the right will run from almost the corner of 6th Street to the Corner of 7th Street. Sadly, garages are still needed in the City of Atlanta since mass transit is still a dream for Atlanta, but this one will take up almost a whole BLOCK! The architects played the cards right as there are two retail spaces fronting Juniper Street (even though they are not required) to keep the surrounding Midtown neighbors happy about not having a block of dead space.</p>
<p>For those questioning the exact location, the tower of <strong>100 6th Street </strong>will sit basically where Loca Luna Restaurant and The Armory Bar use to be.</p>
<p>Some of the DRC members were not to happy about a proposed &#8220;pocket park&#8221; at the corner of 7th and Juniper Streets. One committee member said that while the idea sounded good, because of a lack of activity on that corner, the park could have the potential to be a safety issue. When asked why that corner did not have a retail space, Mr. Borders commented that is was &#8220;not a marketable space.&#8221; I think what he meant to say was he just could not charge enough for it!</p>
<p>If there is anything that <strong>Midtown Atlanta</strong> lacks it is AFFORDABLE retail space. Perhaps the way to &#8220;market this corner&#8221; is to a merchant that has the marketing savvy to bring in customers and can make it in the space because it&#8217;s not costing them an arm and a leg every month in rent. It will be interesting to see if this portion of the design gets changed based on community input.</p>
<p>It was also not 100% clear to me how the new building will be placed in relation to the current Viewpoint Midtown tower. Hopefully, those owners on the South facing side of Viewpoint will still have&#8230;..a view.</p>
<p>But for now, it looks like another crane for another apartment building (we have two under construction now) will be on the skyline in the coming months .</p>

Commissioners Elaine Boyer, Stan Watson and Sharon Barnes-Sutton will host the fundraiser from 5 to 7 p.m. Animal lovers can bowl and enjoy the company of animals available for adoption at Stars and Strikes at 1741 Mountain Industrial Boulevard in Stone Mountain.</p>
<p>Proceeds from the event will go to pay for spaying and neutering of animals in DeKalb.<br />
The event is being co-hosted by LifeLine Animal Project, a multifaceted non-profit that works to save animals from euthanasia by promoting online adoptions, promoting low cost spay and neuter programs and offering low cost vaccinations. <a href="http://www.lifelineanimal.org/">www.lifelineanimal.org</a><br />
Tickets are $30 for adults and $20 for children and include bowling, a game package and light refreshments.<br />
DeKalb has a beleaguered animal services department. A special task force recently highlighted problems including a 67 percent euthanasia rate at the shelter; a dark and dirty animal services facility; and significant lack of adoptions.<br />
“This fundraiser is a first step toward raising awareness of our animals’ needs in DeKalb,” said Boyer. “So many four-legged creatures who cannot speak for themselves need care and our fundraiser will help make sure we stop the cycle of overpopulation.”<br />
Those who attend the Help DeKalb Animals fundraiser are encouraged bring donations of dog leashes, collars and laundry detergent.<br />

<p>Both neighborhoods have a lot to offer. Which is your favorite? Is Midtown Atlanta the more hip, cool place to live? As this Patch.com article suggests, each has something to offer. I think hands down, Midtown Atlanta will win out if you are looking for walkability. Try walking from the intersection of Piedmont and Peachtree (you have several condominium communities right there) to Chastain Park vs. walking from say 7th and Peachtree (you have several condominium communities right there) to Piedmont Park. Hmmmm.<br />
