The same applies to real estate. We have a word or phrase for it&#8230;..niche marketing.  My niche market is Midtown Atlanta. But, <strong>If You Don&#8217;t Live in Midtown Atlanta What Are My Choices? </strong>But I do like to know the options for buyers when they can&#8217;t find exactly what they want in <a title="Historic Midtown Atlanta Single Family Homes" href="http://www.mymidtownmojo.com/historic-midtown-atlanta" target="_blank">Historic Midtown Atlanta</a>.</p>
<p><a href="http://www.mymidtownmojo.com/wp-content/uploads/2012/02/Lavista-Park-Homes.jpg"><img class="alignright size-medium wp-image-4936" title="Lavista Park Homes" src="http://www.mymidtownmojo.com/wp-content/uploads/2012/02/Lavista-Park-Homes-300x144.jpg" alt="LaVista Park Intown Atlanta Real Estate Community" width="300" height="144" /></a>This post is inspired by a couple of things. First, my knowledge of the Midtown Atlanta real estate market, and second by the question I am often asked, &#8220;If I can&#8217;t afford a single family home in Midtown Atlanta, where CAN I live and still be close to all that Midtown has to offer? One of those answer is&#8230;.<strong>LaVista Park</strong>.</p>
<p><strong>LaVista Park</strong> is located Northeast of Midtown Atlanta via Piedmont Road, Cheshire Bridge Road and then Lavista Road or Sheridan Drive. By car, the dining and arts of Midtown are a mere 10 mintues away. The map below gives you an idea of the location of <strong>LaVista Park</strong> in relation to Midtown Atlanta.</p>

<p>According to the ByLaws of the<strong> <a title="LaVista Park Civic Association" href="http://www.lavistapark.org/index.php/index.html" target="_blank">LaVista Park Civic Association</a></strong>, the official boundaries are:</p>
<div>(1) Chantilly Drive on the North and East, Sheridan Road on the South, and the county line of the West; <br />
(2) Citadel Road on the North, Brookforest Drive on the East, LaVista Road on the South, and the county line on the West; (3) Citadel Road on the North, Briarcliff Road on the East; LaVista Road on the South, Brookforest Drive on the West; and<br />
(4) Sheridan Road on the North, Briarcliff Road on the East; Citadel Road on the South, Beech Haven Road on the West.</div>

<div>Established in the 1950&#8242;s, <strong>LaVista Park</strong> features a variety of home styles ranging from modern ranch homes to newer, infill construction that can sometimes be referred to as &#8220;McMansions.&#8221; It&#8217;s a wooded neighborhood, and weather can sometimes bring some of those trees down. But the wooded lots are still a beautiful part of <strong>LaVista Park</strong>.</div>

<div>The neighborhood schools include <a title="Briar Vista Elementary School" href="http://www.dekalb.k12.ga.us/briarvista/" target="_blank">BriarVista Elementary</a>, <a title="Druid Hills Middle School" href="http://www.dekalb.k12.ga.us/shamrock" target="_blank">Druid Hills Middle School </a>and <a title="Druid Hills High School" href="http://www.dekalb.k12.ga.us/druidhills" target="_blank">Druid Hills High School</a> which is an International Baccalaureate School.  Shopping is conveniently located on all side of the neighborhood, from the <a title="Tara Theatre - Cheshire Bridge Road" href="http://en.wikipedia.org/wiki/Tara_Theatre" target="_blank">Tara Theatre </a>area with a Publix Market, to the Briarcliff/Druid Hills area with a Super Target to the <a title="Toco Hills Shopping Center Tenants" href="http://tocoproperties.com/Centers/Tocohillshoppingcenter/tenantsattocohillshoppingcenter.html" target="_blank">Toco Hills Shopping Center </a>at LaVista Road and Druid Hills Road.</div>

<div>For residents of <strong>LaVista Park</strong> that work elsewhere in Atlanta, interstate access is easy at Cheshire Bridge and I-85. GA400 is nearby for access to the Perimeter area and beyond. Cheshire Bridge Road changes to Lenox Road at I-85 and is a direct route to Buckhead, Lenox Mall and Phipps Plaza.</div>

<p>I might differ with the comment in the article that Short Sales do NOT bring down the value as much as foreclosures. This might only be valid in that the sales price might be higher than if the bank lets the home go to foreclosure. I&#8217;ll need to discuss this with a few appraisers!<br />

They were uncertain if they even wanted to purchase a home, but they took the first necessary step and were pre approved with one of my lender. An important first step, so, as a Buyer, you are comfortable with the price of the homes we are going to look at.</p>
<p>So off we went. This particular Buyer had already identified for homes they wanted to see. From the time our initial conversations started until we hit the street, one of those 4 homes went Under Contract. So, there were 3 left. We saw home number 1&#8230;.so-so I&#8217;ll call it. Number 2, we will call it WOW! Number 3 &#8211;another so-so.</p>
<p>Home number 2 was a stunning multi-story town home that was hard to believe it was a foreclosure. A washer/dryer and a new refrigerator was all it was going to need. Not even painting! (Ok the fridge was a science experiment in mold growth&#8230;.)</p>
<p>We talked about the home, and the price. I told this Buyer that this home was under priced, would end up in a bidding war and would sell well over the list price. My Buyer replied, &#8220;I don&#8217;t like to be rushed.&#8221; I advised her I was not rushing her, but more guiding her that if she was at all interested in this home, that we needed to get our offer in sooner than later.  I also mentioned a saying we sometimes reference in real estate, &#8220;If you sleep on it tonight, you won&#8217;t sleep in it tomorrow.&#8221;</p>

<p>I happened across this article this morning in a round about way. I was downloading pictures I took of the site a week ago as the cranes are now  up and at it, as you can see here. I had never seen this article, but I do have to say, the &#8220;other design&#8221; is certainly more striking, especially when it comes to disguising the garage. I&#8217;ve often wondered why there is not a design requirement that masks our mammoth parking garages that are always needed with our buildings.</p>
