Atlanta Condos For Sale

To Hell With Beautifying The (Downtown) Connector — Let’s Cap It!

July 23, 2013 by Thom Abbott

Atlanta's Downtown ConnectorSee on Scoop.it – Midtown Atlanta Conversations and Condos

You may have seen news recently about spicing up one of Atlanta notable features: the Downtown Connector. That’s gotten us thinking: Why stop at lighting the bridges and similar…

Thom Abbott‘s insight:

As massive as it is, you have to admit, it would be pretty amazing to see a park running right through the middle of Midtown and Downtown Atlanta! True it would be, the land along this stretch that would be the “New Peachtree Peachtree!” Once can imagine, right?

Living Near Pinewood Studios Atlanta | Longboat Subdivision Peachtree City GA

July 20, 2013 by Thom Abbott

Living Near Pinewood Studios AtlantaAs you consider relocating to the Metro Atlanta area to work at Pinewood Studios Atlanta, you’ll be making a decision about whether you want to enjoy the surburban lifestyle that Fayette County offers, or perhaps the more urban lifestyle of Midtown Atlanta. If you are considering Living Near Pinewood Studios Atlanta, then you might want to consider Longboat Subdivision.

Living Near Pinewood Studios Atlanta | Longboat Subdivision

Longboat is a smaller planned community of just 24 single family home lots, and is located in the  McIntosh School District on the edge of Peachtree City. This 4-sided brick community is within minutes of Pinewood Studios Atlanta, located on Sandy Creek Road in Fayetteville. This convenient location is perfect to enjoy the amenities of both Peachtree City and Fayetteville.

Longboat amenities include underground utilities, street lamps, protective covenants and a professionally managed homeowners association, a private pond with community boat dock, 1 acre or larger wooded lots. In interesting point….the subdivision homes are on septic tanks! I wonder if this is a reason why I’ve not seen many pools?

Living Near Pinewood Studios Atlanta LongboatHere is just a sampling of some of the Interior Features of homes at Longboat, by Jeff Lindsey Communities:

  • Hardwood Floors in Foyer, Dining Room, Keeping Room Kitchen and Breakfast
  • Wood burning Fireplace with Custom Mantle
  • Garage Door Opener with 2 Remotes
  • Cable outlet in Every Bedroom and Family Room
  • Tile flooring and marble Countertops in Every Bath
  • Granite counters in Kitchen with Stainless Undermount Sink
  • Stainless Frigidaire Appliances including Range, Dishwasher and Microwave Vent Hood
  • Waterline for Icemaker
  • Chef’s Pantry with shelving
  • Quick Recovery Electric Hot Water Heater

Some of the Exterior Features include:

  • Side Entry Garages
  • 4 Sides Brick Construction
  • Pre-finished Gutters with Splash Blocks
  • Traditional “Stick Built” Construction
  • Decorative Brick Mail Box and Post

When I visited Longboat on Friday, there was no one in the Sales Center. There were two homes Under Construction but I’m not sure if they were spec homes, or were already Under Contract.

Here is the site plan for Longboat, and a sample of one of the homes as well as a photo of one of the homes.

University House College Apartments at Georgia Tech

July 12, 2013 by Thom Abbott

University House Georgia TechI attended a meeting of the Design Review Committee (DRC) of Midtown Alliance back in February. At that time this project was presented, and was sent back to the drawing board for some modifications. Construction has not started yet, but I suspect we will see the crane soon on the corner of Spring and 8th Streets.

Here is a drawing of the proposed 20 story building. (I recall at the DRC meeting it was going to be higher than that? Maybe not.)

Will Atlanta Developers Keep up with Consumer Needs?

July 9, 2013 by Thom Abbott

82 Buildings BuildingsAs much as I love, live and sell Midtown Atlanta, there is one thing that we do lack when it comes to the high-rise condominium community.

Creativity.

Our skyline is fairly lacking in anything unusual or dramatic. Sure, we have the Bank of America building and the Symphony Buildings….but what are they? Office buildings. But when the developers announce a new condominium building (or in our current economy it’s all about apartments) what do the buildings look like?

Will Atlanta Developers Keep up with Consumer Needs?

Take the recent addition of Skyhouse Midtown, a highrise residential apartment building. Pretty square…blueish glass we see on many buildings, and oh, we did get a blue round top over the top floor amenities. So now what? Here comes 100 6th Street…and my initial understanding is…a rubber stamp of Skyhouse minus the blue dome roof. How creative!

100 6th Street Construction
100 6th Street Apartments Under Construction

77 12th Street is another new apartment addition to the Midtown skyline. Again, square box. I’ll just have to presume it’s easier (and far cheaper) to be bland, than be dramatic. I know if I was a developer, and those hundred’s of thousands of cars that pass North and South on the Downtown Connector were looking at the skyline (briefly please, watch the cars more than the skyline….) would you not want to be the developer of the “WOW, look at THAT building?”  The Sovereign in Buckhead comes to mind as a building that stands out on the skyline.

And what about amenities? Do we just keep “doing what we are doing” or look to do something different? Do set trends or follow them? I  doubt we set many trends in condominium living in Atlanta. But do we even copy, or pay attention to what’s happening in other places?

This post came after I read an article in the New York Times, “Changing Tastes Fuel an Amenities Arms Race.”

“Figuring out how to attract new owners and renters to buildings while still holding onto the imaginations of current residents seems to have reignited the amenities arms race. Not only are landlords and the boards of co-ops and condos tailoring the latest extras to the demographics of their buildings, but they also appear to be doing it on the fly, as tastes change quickly around them.”

Just think. There are some 8-10 apartment buildings under construction or proposed in the Midtown Atlanta area alone. I’m not counting anything in Buckhead, Sandy Springs or beyond….and we know there are being built everywhere.

But are they just another apartment community? Or is there a WOW factor inside some place? (We know it’s not outside in the design!) Is there a “I’ve got to live at xxxx. They have the most amazing xxxx.”

As the doors open on all these new buildings, we shall see. Will Atlanta developers keep up with consumer needs?

FASET Orientation Begins At Georgia Tech

July 7, 2013 by Thom Abbott

Ah yes, I remember the days of college orientation! In fact, one summer I was even an Orientation Leader at Montana State University! It was great to see the new Freshman coming onto campus, excited about the new chapter in their life!

Summer Orientation is about to begin at Georgia Tech!

FASET Begins At Georgia Tech

GATech Parents Buy CondoFASET, which means for “Familiarization and Adaptation to the Surroundings and Environs of Tech,” is the orientation program for new undergraduate students (freshmen and transfers) at Georgia Tech. The program is also designed to included parents, family members, and guests.

Incoming Freshman have been attending the Summer orientation program that has been a Georgia Tech tradition since 1972.  Students that transfer into Georgia Tech are offered orientation at the start of each semester.

Just like when I was an Orientation Leader at Montana State University, new students at FASET will learn about the classes they need to take relative to their chosen major,  register for their first semester of courses, and other school related items. In addition, Georgia Tech faculty, staff, and administrators will review important campus services students may need, student organizations they can become involved in as well as undergraduate  and other academic programs.

Probably one of the coolest things about new student orientation, or FASET, is that students, parents, and guests get to meet and interact with current Tech students as well as to get to know other new students. Some new found college friendships can come right for this orientation and last through college and beyond.

The first FASET program for the Fall, 2013 school year began today! Students spend the one night in campus housing, while parents can stay at any number of local hotels that are offering discounts for the dates.

Fall 2013 Freshman FASET Dates:

FASET-1: Sunday, July 7 – Monday, July 8
FASET-2: Thursday, July 11 – Friday, July 12
FASET-3: Sunday, July 21 – Monday, July 22
FASET-4: Sunday, August 4 – Monday, August 5
FASET-5: Sunday, August 11 – Monday, August 12*
FASET-6: Wednesday, August 14 – Thursday, August 15*

*Sessions 5 & 6 are reserved for students living outside of the United States and Out-of-State students living 800 miles or more away

I won’t cover costs and all that, as reservations for these programs had to be made by June 30th.

Georgia Tech Parents that might wonder where their son or daughter will live after their Freshman year,  may want to look at a real estate investment for themselves and their GATech student.

You can find detailed information about off-campus condominium living here!

Welcome Freshman Class of Georgia Tech! We know we’ll be seeing a lot of you over the next four years!

Mexican Restaurant in Downtown Fayetteville

As I work to develop information for people relocating to the Atlanta area to work with/for Pinewood Studios Atlanta, I’m making a point to try various restaurants in the area, and share a personal review of my experience. All these reviews will be found on our main page, Living Near Pinewood Studios Atlanta.

So, on my first trip to Fayette County, when it was time for lunch I was in one of those “give me food or else” modes, and when I saw La Hacienda, I said we’re going here. So we did. Well…

Restaurants near Pinewood Studios AtlantaThe patio dining was certainly enjoyable as it was not hot outside and a slight breeze was in the air. The decor of the restaurant was pretty authentic Mexican looking, and I LOVED the table clothes. But it pretty much goes downhill from there.

I ordered the Taco Salad (Only $5 at lunch) and it was bland at best. Now I’m not a lover of spicy foods, but the ground beef in the salad  had no flavor whatsoever! The taco shell was crunchy, but that sums up most of  the meal.

I’ve been recommended to another Mexican option in the area, and I’m hoping it will be worthy.
