Atlanta Top 10 City For Tech Mergers and Acquisitions

February 27, 2013 by Thom Abbott

If you have ever wondered how Atlanta ranks in the world of technology, wonder no more!

Technology Mergers in AtlantaAtlanta was named a top 10 city for private tech company acquisitions last year, according to PrivCo’s Private Tech Company M&A Research Report, which ranks metro areas by the number of private tech companies acquired.

In a story that appeared in the Atlanta Business Chronicle, Atlanta ranked 8th, above Houston and Dallas.

Up-and-coming tech hubs, such as Los Angeles, and Atlanta are challenging traditional leaders, such as Raleigh-Durham’s “Research Triangle” and biotech hub San Diego, who missed this year’s list, PrivCo noted.

It’s no wonder Atlanta is ranking up in the tech world with companies like Big Nerd Ranch, Google and Facebook staking ground. Couple that with the technology coming out of Georgia Tech, and it make sense.

If you are relocation to the Metro Atlanta area as part of one of these mergers, I’d be delighted to help you find a great new place to call home…maybe even Midtown Atlanta!

ANOTHER GATech Parent Buys Midtown Atlanta Condo!

February 25, 2013 by Thom Abbott

Investing in your child’s higher education is an important thing! I remember the couple dollars ( or few) that my parents shelled out to send me to the University of Houston and the Hilton College of Hotel and Restaurant Management. At that time, I’m not sure if my parents had the money to purchase a home or condo for me to live in..it was probably the time of 15% interest rates! But in Midtown Atlanta, parents at Georgia Tech have another opportunity to invest in their child’s education….Buying Midtown Atlanta Real Estate!

ANOTHER GATech Parent Buys Midtown Atlanta Condo!

This past Friday, another GATech parent invested in their child’s future by buying a Midtown Atlanta condo….in this case, at Cornerstone Village. Cornerstone is still a value option for a parent looking to purchase a condo for their student to live in while attending GATech!  This was the last 2 bedroom that was on the market, but another one could appear anytime? There are still some great 1-bedroom options, but they don’t work to well for students that might want a room mate. Click Here to learn MORE about Cornerstone Village!

Georgia Tech Off Campus Housing in Midtown Atlanta Condos

Prices are going up….despite what you hear about the economy or real estate elsewhere in the country. Cornerstone Village in fact saw an average price increase of 18% from 2011 to 2012!!! Now just might be the best time to buy!

A long term investment opportunity may be available to you once your son or daughter leaves school. Leasing your condo requires an approved leasing permit from the HOA!  This waiting list in most Midtown Atlanta condo buildings pushes FIVE YEARS! So, if you purchase now, and your student lives there for 4-5 years, and you’ve placed your name on the rental permit waiting list, you might clear it and be able to rent your Midtown Atlanta condo back out! FULL DISCLOSURE — there is NO, repeat NO guarantees that you will clear the list in this time period. It’s just an option for you to consider.

Movie Production Grows in Atlanta | East Mountain Studios

February 24, 2013 by Thom Abbott

This past week, I got yet another glimpse of the ever growing movie/television industry in Atlanta, which is been dubbed “Hollywood South.” And there appears to be no signs of stopping.

Movie Production Grows in Atlanta | East Mountain Studios

I attended the grand opening of the new East Mountain Studios….not really in Atlanta, but the suburb city of Conyers. I’m not a stranger to this facility! Part of the filming of Fast and Furious 5 was filmed here, and just down the street, where they had build massive outdoor sets.

East Mountain Studios Movie Production Facilities Atlanta GAThe facility itself is pretty impressive with its list of features….

  • 4 Sound Stages ranging in size from 10,000 to 40,000 sq. ft.
  • 18 wooded acres for backlot development available build to suit
  • 6,500 sq. ft of production office space
  • 5,000 sq. ft. of training area and rehearsal hall
  • 25,000 sq. ft production tower (I’m not sure what this is and did not see it..it was dark afterall!)
  • 5,000 sq. ft. wardrobe and make-up area
  • Ample freight elevators
  • VIP lounge and catering kitchen
  • Gated entrance for security
  • 20′ ceilings and 6″ reinforced concrete floors
  • Ample dock doors with levelers and seals

East Mountain Studios is located in Rockdale County at 2030 East Park Drive in Conyers. Any major actor/actress working on set here will have a hefty morning and afternoon ride to and from the most likely hotels they would use. (Many of them stay at the Renaissance Midtown Atlanta, Four Seasons Midtown Atlanta or the Ritz Carltons’ located in Downtown and Buckhead.) The map below gives you an idea of the distance and ride to the studio. It’s 30 miles, which may not sound far, but in Atlanta traffic, could mean an hour each way, depending on the time of day and the call times for the actors!!

Driving Distance to East Mountain Studios Atlanta Georgia

The Grand Opening was a bit lack-luster! It turns out the ribbon cutting was at 5pm, but the listed time for the reception was 6-8pm. I arrived at 6:40pm to find ALL the food stations empty and several of them already breaking down! I managed to grab a few cold pieces of Mellow Mushroom pizza (even cold, it was still good!) but there was not a drink in sight, be it water, wine or soda!

I’m not sure of makeup of the guest list as I did not see many of the movie/talent industry that I know.

Having a blockbuster like Fast and Furious 5 on their resume will hopefully help them land additional productions. At least then we know there will be craft services and catering to get something to eat. (It’s a bit of a drive to the Golden Corral)

Manhattan Land Scramble Amid Record Condo Sales

Ballooning land prices are giving developers little choice but to focus on building — or in some cases, converting to — high-end condos.

Thom Abbott‘s insight:

The amazing difference in real estate markets from one part of the country to another! In Midtown Atlanta, there are SIX apartment buildings either Under Construction, planned or one has just opened!

The Great Race for Manhattan Air Rights

February 24, 2013 by Thom Abbott

See on Scoop.it – Midtown Atlanta Conversations and Condos

Air rights aren’t invisible if you are a developer. There is money in being able to build bigger and taller.

Thom Abbott‘s insight:

I only know of one such TRD in Atlanta and that was for the air rights above the Margaret Mitchell House on Peachtree Street. I’m not sure if those are still in effect as the building they were to be applied to was never constructed….a high-rise apartment building on 13th Street. I wonder whatever happened….
