This month, we’d like to “officially welcome” Windsor Over Peachtree to our Monthly Midtown Atlanta Market Report. Nothing personal about the building, it just take time to get all these reports out each month! Yikes!

Windsor Over Peachtree is an apartment conversion, similar to 1280 West Condominiums in that they do not have washer/dryer connections in the homes. Another difference in this building is the the laundry facilities are located in a central area in the building, rather than on each floor. When I’ve been in the building showing rentals, I’ve asked people about the laundry situation and they say they’ve never had to wait to use machines. BUYING a condominium and not having washer/dryer connections might not work for everyone, but the prices are also much lower than other Midtown Atlanta condominium buildings.

Just like we saw in the report of 1280 West (and you’ll see in MANY of the Midtown Atlanta condo buildings) there is not much For Sale.

  • 1 One Bedroom Listed at $65,000
  • 3 Under Contract — Two 1-bedrooms at $47,000 and $59,000 and 1 2-bedroom at $72,900
  • There were No Sales in January, 2013

As a comparison to January, 2012 there also were no homes sold.

While a bit farther from the GATech campus, this is another “value option” for parents looking to purchase a condo for their GATech student.

Midtown Atlanta Market Report | 1280 West Condominiums | January 2013

This will be our first Market report for 1280 West Condominiums. We had not had this building on our list, for numerous reasons.

1280 West is a conversion for a former corporate apartment building, and as such, homes do not have washer/dryer connections in them. Some owners have “tossed” the dishwasher for euro-washers to have this convenience in their home. However, there are laundry facilities on each floor.

Midtown Atlanta Market Report 1280 West January 2013

As is the story in most of the Midtown Atlanta condominium buildings, there is not much inventory at 1280 West.

  • 1 One Bedroom is listed at $105,000
  • An incredible EMPTY ENTIRE Floor is listed at $965,000. (I’ve got to get some photos of this one!)
  • 12 Homes are Under Contract, ranging from $40,000 – $105,000
  • There were no Sales in January, 2013.

As a comparison, in January, 2012 there were 5 Homes sold, ranging in price from $26,500- $59,000. This building was hit hard by foreclosures and short sales and may take some time to see the prices come back up.

Midtown Atlanta Spells Walkability!

Midtown Atlanta Walkable Neighborhood

 

If you live in your car, you really might not grasp the concept of walking out your front door, and within steps, be at Starbucks or Gordon Biersch, Fresh To Order, Five Guys Burgers, CVS Pharmacy, Senior Patron’s, a bank, an eye doctor AND a dry cleaners!

But, in Midtown Atlanta, that is all possible.

Midtown Atlanta Spells Walkability!

All those places above? Other than Starbucks, which is….gasp….across the street, all of those places are ON THE SAME SQUARE BLOCK in Midtown Atlanta. Several of them make up the retail portion of Spire Midtown Atlanta! Gordon Biersch and CVS Pharmacy are on the same block as Spire, but free standing buildings.

Can you imagine coming home from work on Friday night ( we are presuming you may have to use your automobile to commute to and from work) and not starting the car again until Monday morning? But during that 48+ hours, you could take in a Broadway play, view priceless works of art, have coffee, breakfast, lunch and dinner and never turn on the stove? If that appeals to you, then Midtown Atlanta IS the place for you!

What does walkability mean to a community? Just take a look!

Viewpoint Midtown Atlanta To Get Retail Enhancements and New Neighbor

Retail Space on Peachtree Street Midtown AtlantaEarlier this week, I attended the Design Review Committee (DRC) Meeting of the Midtown Alliance. This group is the first stopping point for developers looking to bring new projects or make major modifications to existing ones. In my past involvement with the Midtown Neighbors’ Association Board (we additionally reviewed projects but after they had cleared the DRC) projects could see minor, or major changes based on the input of the DRC.

Last night, there was a resounding “YES” to some changes proposed to the street level retail portion of Viewpoint Midtown and a new neighbor as well!

Viewpoint Midtown Atlanta To Get Retail Enhancements and New Neighbor

 

The combination of residential and retail in a condo building is an interesting mix. In the case of Viewpoint, Robin Loudermilk of Loudermilk  Companies bought out the retail portion of the Viewpoint Midtown condo building. Loudermilk already owned the corner of 7th and Peachtree where the current Starbucks is located.

Loudermilk’s creative (and very well received plan) integrates a new 8- story boutique apartment building on the corner of 7th and Peachtree, along with a new face to the Viewpoint retail space, which basically stretches the entire block to 6th Street. Further, the plans show retail space opening up in Viewpoint on the 6th Street side that is virtually hidden behind a wall at the present time.

One great thing about this plan, is the better accessibility and visibility that will offered to the yet-to-be-leased 2nd Floor retail on the southern part of the building. Access to this area will still be enhanced with an elevator and/or stairs off the newly created parking courtyard on 6th street.

Viewpoint Midtown Retail Upgrades

Starbucks 7th and Peachtree Street Midtown AtlantaBack on the 7th and Peachtree Street corner…never fear Starbuck’s addicts! Starbucks will RETURN to the new apartment building on the front corner, first floor. During construction of the new building, Starbuck’s will temporarily locate in some of the vacant Viewpoint retail space. The plan calls for some creative connectivity of the existing Viewpoint Parking deck (to be used by the apartment building) and the under construction 100 6th Street Apartments parking deck which will be located along  7th and Juniper Streets.

This project appears to be on a fast track indeed. Midtown residents may remember the historic brick building that was just demolished? When that demolition was underway, Loudermilk said they did not yet know what they were going to do with the site. The plans presented at the DRC were very preliminary, and they expect to be back next month with more formal plans to present.

So what’s the win-win here?

  • New construction on Peachtree Street that will offer more (yes, MORE) apartments, but in a 2 and 3 bedroom layout
  • A somewhat low rise building (only 8 stories) that will not hinder ANY views from the current Viewpoint Tower
  • A new Starbucks that will utilize saved construction materials from the demolished building
  • A much needed “freshening” of the Viewpoint Retail space that will make it more inviting for retailers and shoppers alike

The limited inventory trend continues in Midtown Atlanta as we take a look at the January, 2013 activity in 905 Juniper.

This boutique condo building features just 117 residences (perhaps a bit less with some combinations) and is located just 1 block off of Peachtree Street on Juniper. It will soon have closer retail options with the development of 100 6th Street.
