Atlanta Top 10 City For Tech Mergers and Acquisitions

If you have ever wondered how Atlanta ranks in the world of technology, wonder no more!

Technology Mergers in AtlantaAtlanta was named a top 10 city for private tech company acquisitions last year, according to PrivCo’s Private Tech Company M&A Research Report, which ranks metro areas by the number of private tech companies acquired.

In a story that appeared in the Atlanta Business Chronicle, Atlanta ranked 8th, above Houston and Dallas.

Up-and-coming tech hubs, such as Los Angeles, and Atlanta are challenging traditional leaders, such as Raleigh-Durham’s “Research Triangle” and biotech hub San Diego, who missed this year’s list, PrivCo noted.

It’s no wonder Atlanta is ranking up in the tech world with companies like Big Nerd Ranch, Google and Facebook staking ground. Couple that with the technology coming out of Georgia Tech, and it make sense.

A long term investment opportunity may be available to you once your son or daughter leaves school. Leasing your condo requires an approved leasing permit from the HOA!  This waiting list in most Midtown Atlanta condo buildings pushes FIVE YEARS! So, if you purchase now, and your student lives there for 4-5 years, and you’ve placed your name on the rental permit waiting list, you might clear it and be able to rent your Midtown Atlanta condo back out! New Georgia Tech High Rise Housing on the Horizon! (Literally!)

High Rise Apartments to Be Built Near GATechLast night, I attended the Design Review Committee (DRC) Meeting of the Midtown Alliance. This is one of the many steps developers go through as they announce, develop, and seek community approval of new projects in the Midtown Atlanta area. Most of these projects fall into two areas that the Midtown Alliance “oversees” as part of the Midtown Improvement District.

These areas are closely watched and developed via the Midtown BluePrint and the Special Public Interest (SPI) Zoning Districts.

New Georgia Tech High Rise Housing on the Horizon!

A new housing opportunity will soon rise for students in Midtown Atlanta. First off, as a disclaimer, I did not detect that this is a project that is being built BY GATech, but by an independent contractor on land that is just North of Technology Square, on Spring Street. The location of the building is noted on the map below.

The 17 -story building will have 250+ units and house some 704 students. They will be mostly furnished student housing, although the presenters did not specify if the “units” will have full kitchens in them. (I suspect they will)

There will be some 11,800 sq. ft of retail space on the street levels of Spring, 8th and Peachtree Place. This was a very preliminary view of the plans, and I suspect from the discussions and suggestions from the DRC, we will see some changes in the final plans that will be presented next month.

NOTE: I apologize for the photos….they did not hand out plans to the audience, and they also collected them BACK from the Committee Members once the meeting was over!

What a great, “feel good” story about Atlanta and the college experience of Midtown Atlanta and Georgia Tech. I remember the same feelings when I transferred from Montana State University to the University of Houston. Going for a “college town” of 15,000 to a city of what…..500,000 or whatever it was back then! I still miss that city today!

It was still dark outside when the plane landed. I was groggy and barely awake after flying through multiple time zones on a 24-hour flight from Singapore to Atlanta.

For a brief moment, Atlanta’s Hartsfield-jackson International Airport was a scary and confusing place. It took me a couple of minutes to gather my thoughts and figure out that you needed to take a tram to baggage claim.

It was from there that I dragged my two huge bags, in search of way that I could make it safely onto campus. Long story short, it was the most expensive cab fare I’ve ever had.

Georgia Tech Condos Under $100,000…Going, Going…ALMOST!

Midtown Atlanta Condo Inventory and PricesDespite what you might hear on the news, real estate is moving. And priced right real estate is moving even faster.  And if you are looking for a Georgia Tech Condo Under $100,000, you better look, and buy fast!

In December, 2011, the average Sold Price for a 1 bedroom at Cornerstone Village was $73,000. In December, 2012, the Average Sold price had inched up to $76,500. But, there were four 1-bedrooms Under Contract at an Average List Price of $90,500.  That is an increase of 15-18% in the price. (Keep in mind LIST price and SOLD price will be different)

In looking at the year 2012 compared to 2011, the OVERALL Average List price was $121,784 and the Average Sales Price was $108,561. Compare those number to 2011, when they were $106,895 and $92,941.

If you’ve been considering a real estate investment for your GATech student to live in while they attend school, now might be the time to pic up that Cornerstone Village Condo!

Avis’ buy of tiny Zipcar could be in antitrust fast lane

When car rental giant Avis announced in early January that it planned to buy Zipcar, hipsters across the United States gnashed their teeth in unison.”

 

The quirky Zipcar is admired for its new approach to car rental. Young, monied professionals who have decided to live car-free and broke college students can join and then rent a car for $11.25 an hour, often without leaving their neighborhood.

 

There are numerous ZipCar locations throughout Midtown Atlanta!
