Midtown Atlanta Art Festivals | Festival On Ponce April 11-12, 2015

One of the awesome things I love about Midtown Atlanta is the festivals. It seems like every time you turn around, there is another one to attend. I’ve certainly had to go into “look but don’t buy” mode as I’ve got no more room unless I part with something. But it’s always amazing to see what these people can create!

Festival On Ponce April 11-12, 2015Festival on Ponce is another great festival that takes place in a park we often drive by but forget it’s really a park…Olmsted Linear Park! The park runs along side Ponce De Leon Avenue after it passes the intersection of Briarcliff/Moreland and continues past the Fernbank Museum.

The Festival hours are Saturday, 10am-6pm and Sunday from 11am to 6pm.

Over 125 displays of arts and crafts, folk and outsider art will be there along with food and beverage! And its…..FREE!  The Festival On Ponce is sponsored in part by The Atlanta Foundation for Public Spaces. They sponsor numerous festivals around Atlanta and you can find those at their website!

You can also learn more about Olmsted Park from the Olmsted Linear Park Alliance.

You’ll also be close to the new Ponce City Market if they have any of their retail open as well as the new Krog Street Market. Lots of things to see and do in Midtown Atlanta and the surrounding area!

Third Rail Studios to Open at Former GM Site in Doraville

If you ever had any question or doubt about the impact the film and TV industry is having on Georgia, and especially the Atlanta area, this should end it. Another major studio project has just been announced.

The Integral Group, which acquired the GM site last year, is partnering with Capstone South Properties to develop “Third Rail Studios” on a six-acre section of the 165-acre development, located at I-285 and I-85 and INSIDE the Perimeter or ITP.

The first phase of Third Rail Studios will take an existing 130,000-square-foot building that will be retrofitted into film and television production studios.  Included will be  60,000 square feet of sound stages and 20,000 square feet of production support mill shops, administrative offices and related vendor spaces.

From my knowledge of the site, this will take place in The Yards Gateway section, as you can see on the site plan below.

“It’s something everybody can get excited about because it provides a big spark,” said Eric Pinckney, Integral’s project executive for Assembly.

The studios are expected to open for business by the end of the year, said Christopher Martorella, Integral’s president of commercial real estate.

“It’s something that can happen very quickly because there’s an existing place that lends itself well to what we want to do,” Martorella said.

The film studio is the first major project to be announced for the Assembly development, which is being marketed and presented as several different neighborhood districts. Plans call for an extension of Park Avenue from Buford Highway, under the Doraville MARTA station directly into ASSEMBLY.

Despite the plethora of movie studios planned or open in Atlanta, there is pent-up demand for more film and television production facilities, said Egbert Perry, CEO of Integral. Having Third Rail Studios as part of the Assembly development will add a “sexy, funky, cool” flavor to that part of the GM site.

“Third Rail Studios” refers to the three rail lines that previously served the GM Doraville assembly plant, as well as the creative energy in the media production community.

The now unused rail lines will be preserved and integrated within the landscape, much like New York City’s Highline, which is a very popular destination. The studios will anchor the “Yards District” portion of the site, a funky, modern industrial”ish” destination for dining, entertainment, parks, art, retail, makers, and other businesses. Think Midtown West…only on steroids?

“We are still way below what is needed to support the industry as it exists today,” Perry said of the new studio project. “It doesn’t begin to address the existing demand, not to mention any growth in demand.”

Lee Thomas, director of the Georgia Film Commission, confirmed Perry’s statement. “Georgia’s film industry is at an all-time high with 39 productions currently filming across the state, many of which are long-term tenants in our existing soundstages,” Thomas said.

The design for Third Rail Studios is led by Janson Tsai, a division of the architectural design firm Perkins Eastman (Of Note…Perkins Eastman is the firm that designed the entire ASSEMBLY site for Integral). Previous work includes design of Kaufman/Astoria Film Studios and Steiner Film Studios in New York, as well as projects with Imagine Films, CBS Television,NBC Universal, ESPN, Disney, and Sony — among others.

“We are creating an urban node in the heart of DeKalb County in a way that is not just an island unto itself but one that in fact connects to many other smaller urban nodes,” Perry said. “That the intent. It has more multimodal attributes than probably any other site in the region… Assembly is truly a place where everything comes together. It actually is very much an appropriate name.”

Hublogix Raises Capital Plans Expansion of Midtown Headquarters

Hublogix Expands Midtown HeadquartersThe Midtown Atlanta-based E-commerce software startup HubLogix has raised a $3.5 million and will expand its headquarters in Midtown. Hublogix (formerly called eCommHub) helps mid-sized retailers better compete with the”big guys” in e-commerce, like Amazon and WalMart.

The companies software allows online retailers to automate order management processes from checkout to delivery, which in turn can help smaller companies increase the number of orders they can process.

The new capital will be invested in product development, sales and customer support.

Hublogix headquarters is located at 730 Peachtree Street, where they currently employ 30, but will doubling both staff and office space.

Boeing Considers Midtown Atlanta for Research Center

AirplaneSources are reporting that aerospace big guy Boeing is scouting Midtown Atlanta locations for a research center. If the center happens, it would join other top companies such as AT&T, Home Depot, NCR and Worldpay US in developing corporate research centers near one of the world’s top engineering schools.

The increase and of new research and development centers and corporate campuses in Midtown Atlanta clearly show the desire of companies to be convenient to the talent pool called Georgia Tech! Of course, for Tech, the establishment of these centers is a perfect pipeline of jobs for graduates as well as the all mighty private sector research dollars for the university at a time when federal research money is harder to find.

No idea as to where the center could be located, but certainly MyMidtownMojo and Thomas Ramon Realty are here to help any Boeing employees that may relocate to the area, and certainly any new hires that are looking to call Midtown Atlanta home.

Whole Foods Considers 14th Street Location in Midtown Atlanta

Whole Foods 14th West Peachtree Midtown AtlantaIt looks like a much needed grocery store could appear in Midtown Atlanta…mind you not until 2018!!!!

Whole Foods Market, based in Austin, TX is in talks with The Related Group for a 60,000 sq. ft “urban store” on the site of their proposed 400-unit apartment building at 14th and West Peachtree Streets. The store would anchor Related’s planned project which might include two towers built in phases. The “urban store” format indicates that the store would be on several levels, versus all one level as is common with grocery stores. If you want a cool idea of what this could be like, just venture to Columbus Circle in New York City!

Whole Foods has one store in Midtown, although it’s on the fringe at Midtown Place across from the Ponce City Market on Ponce De Leon Avenue. This location would be somewhat more walkable for people in such Midtown Atlanta condo buildings as 1010Midtown, Peachtree Walk and even a Publix alternative to those in Plaza Midtown, where there is currently a Publix market. Get much further away and you’ll probably see Midtown peeps in their autos…so look for a parking garage! (Will they figure out how to mask it by the time they build this one? Who knows?)

Novare 14th Street Apartment BuildingBack in May, 2014, the Atlanta Business Chronicle (ABC) reported that the Related Group had the 2.2 acre site under contract. There are currently two surface parking lots there. At that same time, the ABC article made comment about the ever growing pipeline of apartments on tap for Midtown Atlanta. Of concern is too many of the units hitting the market at once, according to analysts such as Haddow & Co. To many at one time That’s could begin to soften intown rents, which today are well above $2 a square foot at the newest projects.

Keep in mind, this site is just across the street from the new Novare building, at 13th and West Peachtree. So keep your eyes open for yet another apartment crane on the Midtown Atlanta horizon.
