Intown Atlanta New Construction Everywhere — Well, at Least if you want to Rent!

It’s no secret that Atlanta is starting to see new construction again, especially Intown Atlanta New Construction! But if you are waiting for that new condo tower to rise, you might be waiting awhile!

Midtown Atlanta currently has at least 9 apartment buildings in some state of development, including a completed building, Skyhouse at West Peachtree and 11th Streets. True, there has been a lack of quality apartments in the Midtown/Midtown West area for some time. Your options for upgraded apartment living meant you needed to find a condo being leased by a private owner (and making sure they had a leasing permit to go along with it) if you wanted something decent.

The Atlanta Business Chronicle (February 15-21 issue) reported that a developer has filed a rezoning request for a 6.5 acre site at the corner of Piedmont Road and Lenox Road (also called the Buckhead Loop.) This new project calls for two TOWERS of 26 stories (380 units) and 19 stories with 322 units!  It’s expected to take most of the year to get through the re-zoning process. And just down the street, Cousins Properties is building the 355-unit Circle Terminus in the Terminus complex.

But are we now in apartment overkill mode? We are talking some serious apartment construction! And the $50 question is, can, will and when would any of these buildings convert to condominiums? I’m working with a client right now that used to build apartment buildings and I asked him that very question. His response was that the loan on many of these buildings may be structured such that they cannot  convert for 5-10 years. This way, the lender realizes the return on that investment (loan) that they planned on. Now, there could be “out clauses” that involve penalties, and then, the developer would need to get NEW financing for the project as a condominium building.

Needless to say, all of this construction will bear watching over the next few years. That said, with no new condominium building construction on the horizon, expect to see Midtown Atlanta condo prices continue their rise! Big Nerd Ranch Plants Big Footprint with Atlanta HQ

I am often amazed at some of the companies that call Atlanta home…and I (or maybe YOU) don’t even know it. This story comes on the heels of my post about Atlanta Top 10 City for Technology Mergers and Acquisitions!

Well if you are a tech person, and develop apps for the mobile world, then this may NOT be news for you, but considering I was just at an event this past weekend where Big Nerd Ranch was a sponsor, I’m getting double exposure to this Atlanta company…

Big Nerd Ranch (BNR) is an app development company that is just way too cool. (Personal opinion based solely on the fact they train on a ranch..more on that in a moment!)

Founded some 12 years ago, The company is adding 9,250 square feet, according to a building permit filed with the city. In August they moved to a new site in Kirkwood Ironworks development. (Hey guys…just a hop, skip and a jump from ultra-cool Midtown Atlanta!

BNR’s customers are pretty much Fortune 100 companies.  With more and more people ( including employees) relying on mobile devices to do their work,  a company like BNR can help develop those needed applications. I guess so…revenues have grown in the area of 45 percent in the past year.

High tech companies are known for being cool. And Big Nerd Ranch is no exception….and the ranch part of their name is important. Developers attend training sessions for 5 or 7 days at “The Ranch.” In looking at the website, it appears the company currently holds camp at an existing conference retreat facility Southwest of Midtown Atlanta. But a further review of their site shows they are building their OWN ranch facility for these training events.   The “13 acre location offers up serenity and focus, it also offers a state-of-the-art classroom for 20 students as well as fine dining and exercise facilities. Which makes it an ideal place to learn. Oh, and did we mention that the new ranch will be a quick 20-minute drive from the Atlanta airport? We think that makes it a pretty ideal location, too,” says the company’s website.

Really? Who knew such a cool company was right here in Atlanta! If you find a job at Big Nerd Ranch, and want to live in an equally cool part of Atlanta, I’d be happy to help you settle in!

Movie Production Grows in Atlanta | East Mountain Studios

This past week, I got yet another glimpse of the ever growing movie/television industry in Atlanta, which is been dubbed “Hollywood South.” And there appears to be no signs of stopping.

I attended the grand opening of the new East Mountain Studios….not really in Atlanta, but the suburb city of Conyers. I’m not a stranger to this facility! Part of the filming of Fast and Furious 5 was filmed here, and just down the street, where they had build massive outdoor sets.

  • 4 Sound Stages ranging in size from 10,000 to 40,000 sq. ft.
  • 18 wooded acres for backlot development available build to suit
  • 6,500 sq. ft of production office space
  • 5,000 sq. ft. of training area and rehearsal hall
  • 25,000 sq. ft production tower (I’m not sure what this is and did not see it..it was dark afterall!)
  • 5,000 sq. ft. wardrobe and make-up area
  • Ample freight elevators
  • VIP lounge and catering kitchen
  • Gated entrance for security
  • 20′ ceilings and 6″ reinforced concrete floors
  • Ample dock doors with levelers and seals

East Mountain Studios is located in Rockdale County at 2030 East Park Drive in Conyers. Any major actor/actress working on set here will have a hefty morning and afternoon ride to and from the most likely hotels they would use. (Many of them stay at the Renaissance Midtown Atlanta, Four Seasons Midtown Atlanta or the Ritz Carltons’ located in Downtown and Buckhead.) The map below gives you an idea of the distance and ride to the studio. It’s 30 miles, which may not sound far, but in Atlanta traffic, could mean an hour each way, depending on the time of day and the call times for the actors!!

The Grand Opening was a bit lack-luster! It turns out the ribbon cutting was at 5pm, but the listed time for the reception was 6-8pm. I arrived at 6:40pm to find ALL the food stations empty and several of them already breaking down! I managed to grab a few cold pieces of Mellow Mushroom pizza (even cold, it was still good!) but there was not a drink in sight, be it water, wine or soda!

I’m not sure of makeup of the guest list as I did not see many of the movie/talent industry that I know.

Having a blockbuster like Fast and Furious 5 on their resume will hopefully help them land additional productions. At least then we know there will be craft services and catering to get something to eat. (It’s a bit of a drive to the Golden Corral)

Midtown Atlanta Spells Walkability!

Midtown Atlanta Walkable Neighborhood

 

If you live in your car, you really might not grasp the concept of walking out your front door, and within steps, be at Starbucks or Gordon Biersch, Fresh To Order, Five Guys Burgers, CVS Pharmacy, Senior Patron’s, a bank, an eye doctor AND a dry cleaners!

But, in Midtown Atlanta, that is all possible.

Midtown Atlanta Spells Walkability!

All those places above? Other than Starbucks, which is….gasp….across the street, all of those places are ON THE SAME SQUARE BLOCK in Midtown Atlanta. Several of them make up the retail portion of Spire Midtown Atlanta! Gordon Biersch and CVS Pharmacy are on the same block as Spire, but free standing buildings.

Can you imagine coming home from work on Friday night ( we are presuming you may have to use your automobile to commute to and from work) and not starting the car again until Monday morning? But during that 48+ hours, you could take in a Broadway play, view priceless works of art, have coffee, breakfast, lunch and dinner and never turn on the stove? If that appeals to you, then Midtown Atlanta IS the place for you!

What does walkability mean to a community? Just take a look!

And when you are ready to enjoy all this, call me and let’s find you that perfect Midtown Atlanta home!
