Renters Should Be Runners – Renting an Atlanta Condominium

Renting a Midtown Atlanta CondominiumI’ve got a couple rental listings at the moment, but also have daily inquiries about rentals here at MyMidtownMojo.com. I’ve shown rentals to individuals who then want to “think about it for a day or two” and get back to me. When they do, they are quite surprised when I tell them the condo they most liked is no longer available. In fact, sometimes I think they really don’t believe me when I tell them that. If you are Renting an Atlanta Condominium, Renters should be Runners!

Also, I find that many potential renters have “champagne tastes on a beer budget.” Ok, I don’t mean to be rough, but when I’m asked to find a one bedroom condo for $1100-1200 per month and the potential tenant says, “and I only want to live in a high rise,” I have to give them a does of reality. Ok, you possibily could find one, but it’s highly unlikely. I have to remind tenants that they are renting someone’s personal home and with that home is a mortgage payment, property taxes, insurance and homeowners fees. The only part of the financial equation they are contributing to is the mortgage payment. And often times, the monthly rent does not even cover THAT!

So, when a well priced rental comes on the market…it’s gone much like the runner in a 100 yard dash. QUICK!

How Can I Find A Condominium For Rent?

Well, there are a couple ways. You can make 10 or 15 calls to 10 or 15 agents that might have one rental listing each. I always encourage my rental clients to look at Craigslist as well. Some rentals will be posted by other agents here, but not yet listed in the traditional listing service. Or you may find a private owner that is trying to rent. A word of caution about renting from an individual owner. Are they current on their mortgage payments? Are the current with their homeowner’s dues? Are they current with insurance premiums? 

Or, you can call ONE real estate agent, tell them what you are looking for in both amenities and lifestyle by completing a Rental Questionnaire, and let them do all the work for you. They will schedule viewing appointments, and assist you with your lease, depending on if you have choosen to have them represent you in the leasing process. Much simpler than you making 10 or 15 calls!

How Can I Get The Condo Rental That I Want?

Steps to Getting Your Atlanta Condominium RentalFirst off, have your rental application completed. Secondly, if you have a copy of your own credit report, provide it to your real estate agent. By having these two crucial pieces of the rental process in place, you can quickly move on a rental you find. Often times, the listing agent may still want you to pay an application fee and they pull a credit report, but by having this step already completed, you will be a step ahead of your competition, another renter! Third, make sure you have access to money for your deposit. In the Atlanta rental market, this is usually one month of rent. If you have any issues with your credit or past rental history, be prepared to pay an additional deposit, up to first, last and the security deposit. So, on a $1500 per month rental, this could be $4500 needed to get into the condo you have choosen.

But, put on your running shoes if you are renting an Atlanta condominium. When priced right, and in a great location, it very well may be gone before you even leave the starting line.

Atlanta Included Among Top 10 Cities For Young Adults

Midtown Atlanta Real Estate Thomas Ramon RealtyOk. You’ve toiled and troubled and now you’ve got that college degree. No more checks from Mom and Dad….this is the REAL world now. So, you want to go where they is a job of course, but you still want to enjoy life, right? After all you are in your 20’s and have the world in front of you.

Well, then take a look at the recently released list of  Top Ten Cities For Young Adults from Kiplinger.com. How does such a list come about and what was considered? Theylooked for cities with high starting salaries for college grads (sweet!), using data from Payscale.com.; a cost-of-living score near or below 100, the national average,  and affordable monthly rents. And perhaps the most important to the 20-somethings….cities where the percentage of residents ages 20 to 29 is near or above the average of 13.8%.

And the Top 10 Cities For Young Adults are….

  • Seattle, Washington
  • Baton Rouge, Louisiana
  • Minneapolis, Minnesota
  • Washington, D.C.
  • Colorado Springs, Colorado
  • Chicago, Illinois

Ok, Ok…I hear you already saying Chicago, NYC and D.C.? You must be kidding. (I kinda thought the same thing to be honest!) But I think you always need to look at survey’s like this and realize they are taking lots of averages of things to come up with their numbers.

InTown Atlanta Night LifeTake Atlanta as an example….they list the average monthly rent at $897. I’m here to tell you that you won’t be paying that in Midtown Atlanta for rent! Now, if you are willing to head OTP (Outside The Perimeter) your chances will greatly improve on that number.

But the importat point here is this…Atlanta got ranked with some pretty rockin’ cities, don’t you think? And while I am NOT a 20-something, I can tell you that Atlanta has some fun place to hang out, like Midtown Atlanta, Little Five Points and Virginia Highlands. I pretty happy to be part of the Top 10 Cities For Young Adults!

Excuse Me? Why Do You Ask If You Don’t Answer?

Atlanta Intown Real EstateI like to consider myself a responsible, professional individual.

My business background comes from the hospitality industry. There, I was trained that the “customer is always right”. You bend over backwards to help them with their needs and make sure they are happy. I did this working at the Front Desk, and later in the Sales Department as Director of Sales.

Recently, I “re-launched” MyMidtownMojo.com. You are seeing it in its new format. It has been a success, because it ranks better with search engines, gets more traffic and I’m getting more inquires (a.k.a. leads) for rentals in the Midtown Atlanta area. I would like to see more Buyer and Seller leads, but that’s another story. Now, let me say I use the word “lead” lightly and I want to explain why.

Visitors here search for rental properties via the search features I’ve set up. They find a condo that is of interest, and fill out the request for more information.

But, Why Do You Ask, If You Don’t Answer? You asked me a question about a potential home you would like to rent, and I’m professional enough to respond to your request. Why can’t you?

Now, I completely understand the individual that likes to remain anonymous in their home search. You just want to get some information. Understood. But when you GET that information, why not say, “Not what I wanted to hear, Not interested, etc.”

If you were at your job, and your boss asked you a question, you would answer, right? Of course you would. It’s your job and you are a professional at your job.

Well, so am I.

Here’s a great idea. Why don’t we BOTH treat each other as professionals?

Why Should I Use A Real Estate Agent to Find My Rental Home or Condo?

The world is a big place you know. And in that big place, there can be lots of scary things. Some things may scare you more than others. Renting a home or condominium in Midtown Atlanta probably does not rank real high on the list. Or should it?

Why Should I Use A Real Estate Agent to Find My Rental Home or Condo?

There are a number of reasons, and a number of sources that I have seen that give you the wrong information. So, let’s go through some of the reasons:

More Availability of Rental Options to See

Renting Midtown Atlanta Real EstateOk, this can be a bit tricky. The real estate finding your rental home or condo may have more access to rentals than you could find on your own. Your agent can search the listing service for rental options that meet your needs. Agents also search other online sites to see what may be out there that is not listed with an agent (i.e. a For Rent By Owner kind of thing) So let’s talk about that By Owner thing…

You are searching Craigslist for a Midtown Atlanta Condo to rent. You find an exciting post about a large 1 bedroom available in Cornerstone Village. So you call the owner. You discuss the location, features of the condo, the rental terms (price, length of lease, rules, etc.) It sounds just like what you are looking for. So you set an appointment for Friday at 2pm to see the condo.

WHO did you really just set an appointment with? You actually have NO idea who you really just talked to. Are they really the owner? A tenant who is trying to sublease so as to not break their lease? Or worse case, a con artist or criminal that could relieve you of your wallet, car keys, cell phone and….what the heck, the car too. You think it’s not possible. Think again. We’ll cover safety in a later post.

In today’s hyper-world of online communications, you never know exactly who you may be talking to when you call on that posting. Now, in all fairness, some real estate agents use Craigslist as well, and should be disclosing they are an agent in the ad. So, you may be actually meeting one of us. Or, maybe not.

Also when you meet with this person (we will presume they are the actual owner) you are hopefully real estate savvy enough to ask to see a copy of their leasing permit.  What’s a leasing permit you ask? Ah, you see why you might want to work with that real estate agent that knows how to verify the rental status of a condominium?  Did you know that if you rent a Midtown Atlanta condominium and it’s not an approved rental, you can end up having to move out of the condo at your expense. The owner will be getting fined daily (if caught) until you move out. Depending on the specific rules of the building, you could very quickly find yourself standing in the lobby of the building without access to your rental condo. Since your landlord is responsible for paying the monthly HOA fees, those fees are what pay for you to have access to the lobby, elevators, garage, pool, gym and other common areas of the building. Did you know this?

Why Should I Use A Real Estate Agent to Find My Rental Home or Condo?

Don’t find yourself minus your wallet or standing in the lobby with no elevator to ride.

Midtown Atlanta Condo Rentals — Why Can’t I Find One?

Midtown Atlanta Condo RentalsWhen you have a stomach pain, you usually go to your doctor, right? Not your dentist or your lawyer. Why? Because he/she is the person that should be able to tell you what is wrong and why you have a pain in your stomach.

So why then is it, when I am asked about Midtown Atlanta Condo Rentals,  people do not believe me when I say I can’t find them one?

Today, I received an inquiry from a young couple who is relocating to Atlanta from the West Coast. They were pretty specific in what they were looking for in a Midtown Atlanta Condo Rental. That was certainly helpful to me in once sense, but on the other hand, severely limited the options available to them (and me!) They had already done “extensive research” on the area, and since they were moving to a city that the cost of living is less than where they are coming from, had determined their price point (the amount they wanted to pay for monthly rent). Unfortunately, they set their ceiling a bit to low.

A search of the Multiple Listing Service and even Craigslist myself, yielded one, yes…..ONE condo that fit not only their requirements but their price range. Only one.

They won’t be in Atlanta for three weeks, and I’ve got a pretty strong feeling they won’t lease a condo they have not seen. It might still be there in three weeks, or they might just be asking me Why Can’t I find a Midtown Atlanta Condo Rental?

Just like homes that are priced right and sell quickly, condos that are listed for rent, and priced right are gone quickly. And keep in mind that only a limited number of condo homes can be rented in any Midtown Atlanta Condo  building at any given time, making the demand that much more.
