Old Fourth Ward Park Arts FestivalThe Atlanta Foundation for the Public Spaces is proud to announce the 4th Annual Old Fourth Ward Arts Festival coming up June 25th and 26th in Atlanta, Georgia.

Named “Best New Event” by the Southeast Festivals and Events Association, this two-day arts festival has become the perfect celebration of the artistic innovation that the Old Fourth Ward Neighborhood embodies. Visitors will enjoy art from up to 150 local and regional artists carefully chosen to reflect this historic but progressive neighborhood.

Along with the fine arts and crafts there will be a children’s play area, local food and beverage concessions and live acoustic entertainment. Best of all, it’s entirely free! Historic Fourth Ward Park is just off North Avenue, across from the Ponce City Market. Grab your walking shoes, bike or rollerblades and take the Atlanta BeltLine Eastside Trail to the park! Cyclists can also store their bikes in the additional bike racks provided by the festival.

Of course, the all new and great Ponce City Market is located adjacent to the Old Fourth Ward Park and is a great place for additional dining options, as well as shopping.

The Atlanta Apartment Bonanza

Atlanta Apartment bonanzaWhether you are visiting Atlanta, or you are in the process of moving here, you know that cranes dot the Atlanta skyline, from Downtown through Midtown and Buckhead and out to the Perimeter. As a real estate broker, I’d like to be excited with all these new buildings…but they come with a catch. They are not FOR SALE condominiums, but are FOR RENT apartments. And not just a couple of them.

In Midtown Atlanta alone, there are 4,200 apartments under construction that will start to deliver as soon as July through the end of 2017. And that does not even count the some 7,000 more units that are proposed or in some form of development stage. That is a bonanza of apartments.

But with all this new construction, comes a challenge I already have faced when my phone rings and a potential renter contacts me about leasing a condo in Midtown. The price. It’s almost impossible to touch a 1 bedroom in Midtown for anything less than $1500 per month. New buildings going up are more than that. One leasing center I visited…the least expensive 1 bedroom starts at $1700 and they go up to $2575….for a one bedroom apartment. 

This really brings into question the term of “affordable housing.” I mean, the clerks at the new QT on Peachtree Street certainly will not be making enough money to afford to live in the area.

There was an article this week in the Atlanta Business Chronicle about this very subject. It starts out by saying…

Atlanta has always been known as an affordable place to live, especially compared to cities such as New York or San Francisco, and that affordability has brought young professionals to the city in droves seeking to build their futures.

But, Atlanta’s reputation as an economical city and desirable headquarters for businesses could be in danger. Atlanta now ranks No. 3 in the country for income inequality, apartments rents are increasing rapidly and affordable housing options are drying up.

And that is really true. And when local governments realize this, then the public takes it the wrong way. Case in point is the tax allocation district (TAD) that is currently being proposed for the Assembly Doraville site. This is where the former General Motors plant was, and Integral is now trying to re-develop the site. But it needs a massive amount of infrastructure, including a connection to the Doraville MARTA station that is some 13 railroad tracks away from the actual site. As part of the agreement approved with Dekalb County (NOT the Dekalb County School Board which has consistently refused to even hear a full presentation on the development and the TAD) there was a provision to have a certain percentage of the potential housing units constructed to be made available as affordable housing. The Doraville community — well actually just some nay sayers that have no better plan than to attack the one proposed– were concerned about this housing.

Seriously people, we have to keep all people in mind, and there NEEDS to be a provision with developers to give a certain percentage of their new developments to affordable housing. It’s just that simple. At least to me.

Just as Atlanta is overlooking its severe need to expand transit, so must it not overlook that not everyone can live in the glass tower. At least not at the market rates proposed.

Midtown Apartment Building Files Building Permit —Shreek!

We all know that the official Midtown “bird” is the construction crane! They are everywhere!

Southeast Capital Cos Juniper Apartment siteFor those seeking to BUY in Midtown Atlanta, those cranes don’t have your name on them…as 99% of them are on buildings that will be For Rent Apartments. (The exception is the NCR corporate headquarters building, that is under construction at Spring and 8th Streets.)

BisNow has reported that Southeast Capital Cos has filed permits for their 158-unit apartment building on land that is between 4th and 5th Streets on Juniper. In geography terms, this in the very next block from the current apartment building under construction between 5th and 6th Streets!!! This photo shows the location (where the billboard is sitting in the parking lot) of this new building. The other building under construction, is just to the left.

No delivery date was announced. Here is a look at the back side of the building (away from Juniper Street towards Piedmont)

Will We See Peachtree and 17th Building?

17th and Peachtree New BuildingI was at the Design Review Committee Meeting (DRC) of the Midtown Alliance when this project was first presented.

The website, What Now Atlanta featured these renderings of the building proposed for the corner of 17th and Peachtree Streets. Keep in mind, this is NOT THE VACANT corner that exists and is owned by Dewberry Capital, but the corner where the TSW Architects office is. Think the Ansley Park side of the street! Shreek!

This new development calls for 45 stories which would make it quite a landmark building on Peachtree Street and in this area! The lower building pictured to the left will be 11 stories.

The initial proposal calls for 190,000 square feet of office space, 12,000 sq.ft. of retail, 206 “residences” and 140 hotel rooms. One would hope for condominiums that would be “for sale” but recent trends point to all rental inventory in Midtown!

This end of Peachtree Street has seen little development, with the exception of the current One Museum Place that is under construction. Most of Peachtree Street in this area is occupied with existing buildings that would NOT be ripe for a tear down and build like this corner is. And then, there is the empty Dewberry lot….that remains….

Let’s keep a watch on this one and see what happens!

The Piedmont Park Green Market opens from 9am until 1pm, and you are sure to find lots of healthy produce, fresh eggs, grass fed beef and other goodies!

Shopping the Green Market not only gives you a chance to visit Piedmont Park and enjoy the outdoors, it supports the Park and stimulates the local economy. Most farmers at the market have travelled less than 100 miles to get to the market! So come on out and support them!

The Green Market for 2016 will run from March 19th until December 10th…so you’ve got many an opportunity to join in. Remember it is JUST on Saturdays, from 9am-1pm at the 12th Street entrance.
