Quik Trip Viewpoint Midtown Convenience Store Only

March 17, 2016 by Thom Abbott

If you drive around metro Atlanta, the QuikTrip or QT sign is a very familiar gas station convenience store. It’s certainly my gas station of choice. Well…it looks like a Quik Trip Convenience Store – minus the gas is coming to Viewpoint Midtown! Seriously!!! We’ll be calling it QuikTrip Viewpoint Midtown!

Quik Trip Viewpoint Midtown Convenience Store Only

QuikTrip Viewpoint MidtownThe prominent retail corner in Viewpoint Midtown, at 6th and Peachtree Streets will soon premier a new concept for the company at the Midtown location. Similar to 7-Eleven stores, the “just-the-convenience-store” concept is something that QT has been working on in its long term strategy.

QuikTrip has launched a new version of its suburban gas/convenience stores that feature an in-store kitchen with breakfast sandwiches, pizza and other hot items. A conversation with an employee at a QT on Chamblee Tucker Road in Chamblee said the Midtown store should have the same thing.

What will be interesting to see, is what impact this has on the original go-to store, CVS Pharmacy, located just across the street. While they have more grocery-type items, certainly the offerings of a QuikTrip are sure to make a dent in the opening and closing of their front doors!

A pass by the location shows work well under way on the remodel of the space, said to be around 3,500 square feet.

A late spring/early summer opening is planned, and in QT fashion, the location is scheduled to be open 24 hours. A normal QT looks much like this….

Larkin On Memorial Files Building Plans

December 30, 2015 by Thom Abbott

It’s pretty cool to see new development happening around Atlanta. It’s even more awesome to see old things take new shape…like Larkin On Memorial!

Larkin On Memorial

While this was announced back in September, it looks like “better plans” have come forth as the developer, Paces Properties has officially filed plans for the 63,000-square foot redevelopment mixed-use project at 519 Memorial Drive, SE.

Location Map Larkin on Memorial

Paces Properties is the same developer behind the popular Krog Street Market, and is also working on the Atlanta Dairies building just down the street from this location. According to the plans filed:

  1. “Building A” potential conversion into a 55,654-square-foot space for restaurant, retail and office use, for an estimated $3,150,000.
  2. “Building B” potential conversion into a 26,000-square-foot space for restaurant, retail and office use, for an estimated $1,633,000.
  3. “Building C” potential renovation into a “core and shell” for office, at an estimated$268,000. Building C is attached to buildings A and B.
  4. “Building D” could be new construction to create a “core and shell” for office, at an estimated $1,517,000.
  5. “Building E” could be renovated into a 9,500-square-foot space for office, for an estimated$307,000.
  6. Plans also call for an estimated $2,725,000 could be spent on “miscellaneous site work.”

Site plan Larkin on Memorial

Spaces available will range from 1,245 to 16,000 square feet. Paces is currently looking for tenants such as a dry cleaners, nail salon, daycare, medical, hardware along with various retailers and office tenants.

What do they hope Larkin On Memorial will accomplish?  The goal of the center is to serve the day-to-day needs of our neighbors in the Grant Park, Ormwood Park, Cabbagetown, Reynoldstown, and East Atlanta neighborhoods. Combining the convenience of a practical shopping center with the warmth and hospitality of a familiar, family-friendly neighborhood establishment, Larkin is seeking tenants who will oer a range of essential, everyday services and provisions for households in these flourishing Eastside neighborhoods from dry-cleaning to daycare to quality groceries and dry goods.

Twisted Kitchen Midtown Atlanta to Open in January

December 12, 2015 by Thom Abbott

Twisted Kitchen Midtown AtlantaIndeed, we know that restaurants a plenty seems to be the retail du jour for Midtown Atlanta! And January will add a new option!

Twisted Kitchen Midtown Atlanta to Open in January

Twisted Kitchen, which currently has one outpost near Kennesaw State University, will be opening in January at University House on Spring and 8th Streets. According to owner Michael Cohen, “We’ve been ready to open since August. All the equipment and entire design is ready to go,” Cohen told What Now Atlanta (WNA) in a telephone conversation Tuesday.

Twisted Kitchen Midtown Menu“We’re just waiting on the permitting, but we should be open within 60 days.”

A glance at the menu from Kennesaw restaurant kinda makes your mouth water! The prices are extremely reasonable….and considering they are opening in a student apartment building, let’s hope they continue that trend. With lots of fresh ingredients to add to your pasta dish, this is sure to be a great spot for students…and student athletes looking for some good carbs!

Twisted Kitchen will certainly have some great neighbors to draw from as well. Currently, within a one block radius, you have Midcity Lofts, Plaza Midtown, Aqua, University House (where the restaurant is located) SQ5, another student apartment building, and under construction just behind the building is Modera Midtown. And the new NCR corporate headquarters has just broken ground next door as well!

It’s great to finally see some life coming to Spring Street, between 10th and 5th. The huge vacant lots that have been there forever and soon to be no more…being replaced by cool buildings and lots of people on the streets!

Once we’ve had a chance to sample Twisted Kitchen, we will report back to you!

Colony Square to Take The Roof Off With Renovation

December 2, 2015 by Thom Abbott

Colony Square to be Redeveloped by North American PropertiesI have said many a time walking through the “mall” at Colony Square in Midtown Atlanta….”what a waste of space.”  I guess someone finally overheard my conversations with myself!

Colony Square to Take The Roof Off With Renovation

North American Properties ( think rework of Atlantic Station and the amazing suburban Avalon fame) along with Lionstone Investments closed this week on a $170 million purchase that will redevelop Colony Square and says it will take the roof off the retail core. i.e. The Mall.

Colony Square Mall Midtown AtlantaLocated at 14th and Peachtree Street, this point in Midtown has often been called the heart of Midtown and the densest part of Midtown Atlanta. The complex includes two office towers with over 700,000 square feet, some 160,000 square feet of  retail space, along with the 467-room W Midtown Hotel, and Hanover House and Colony Square Condominiums.

“Over the decades, the Midtown neighborhood around Colony Square flourished while the iconic building became sleepy and tired,” Mark Toro, managing partner of NAP, said early Wednesday. “ On July 4, 2018, the 50 th anniversary of Colony Square’s groundbreaking, we will celebrate the grand opening of the reimagined Colony Square. We will engage with the city, with the street and with pedestrians, and it will fundamentally change the experience of living and working in Midtown Atlanta.”

In the same fashion that Toro reached out to the Midtown Atlanta community after they purchased Atlantic Station, the development team is seeking feedback from the community as well as known urban design experts the likes of Jeff Speck, author of Walkable City and Fred Kent, founder and President of Project for Public Spaces. The team is again using social media to gain this input, using the hashtag — #ReimagineCS.

“We are extremely pleased to have Colony Square as the second investment in our new value add fund,” Lionstone Investments Senior Vice President Tom Paterson said in the release. “We look forward to working with NAP to re-engage the project to the street level and provide a truly differentiated use environment in Midtown. Our goal is to create something that is truly irreplaceable at the corner of 14th and Peachtree.”

Midtown Atlanta Colony Square

“As with our other mixed-use projects, we will curate the right tenant mix, layer in resort-inspired hospitality and exceptional experiences, to significantly and positively impact the value of the development,” Toro said. “Our first step is to listen to the community stakeholders and guests as they are integral to the transformation. We look forward to premiering Colony Square – the Sequel.”

Now, they sort of misunderstood what I was saying. I often thought that the indoor space just needed to be re-worked to be a great shopping/dining destination that would be in air conditioning for the Hotlanta summer heat, and heated when Midtown gets a bit chilly. But if the Atlantic Station turnaround, and Avalon are any indication of what this team plans to do to Colony Square…then I can hardly wait! Let’s get the camera out and be ready to capture the transformation!

Sorry, but we couldn't find any results in the MLS that match the specified search criteria.

Could GE Headquarters Join NCR Corp in Midtown Atlanta?

August 25, 2015 by Thom Abbott

Seriously, you have to love the buzz that Midtown Atlanta is getting these days! All these plans and proposals (some definite, like NCR and some still out there like GE) make for exciting times in the real estate market! Buyer and Sellers….Beware!

Could GE Join NCR Corp in a new Midtown Atlanta Headquarters?

The Atlanta Business Chronicle reported today that even though GE has not yet set their little footies in Atlanta, there are some key players (a.k.a. incredible sites) that want to be ready to show them the town…Midtown Atlanta that is!

GE is drawing interest from multiple cities (Dallas being one of them) but the City of Atlanta and Georgia has already  met with GE. The potential relocation comes on the heels of a recently passed tax package in Connecticut that did not sit to well with GE. CEO Jeffery Immelt formed an exploratory committee, seeking a more “pro-business environment.” And we know that Governor Deal and Mayor Kasim Reed are all about the business in Georgia and Atlanta!

The ABC article included a rendition of how the GE headquarters could look as part of Atlantic Station. Here is that idea…

GE Headquarters Midtown ATL

Ok….this is awesome news. Now, will some architect PL-E-E-E-E-E-ZE step up to the plate and design something that will truly WOW the 300,000 cars on the Downtown Connector Daily!!!! I mean….ANOTHER square block building?  The article states:

GE leadership sees a move from Connecticut as possibly the best opportunity to remake the company, turn away from appliances, and put a greater emphasis on software development, industrial technology, or manufacturing, Atlanta Business Chronicle has reported.

Well then…if you want to remake your company, start with a truly landmark office tower that says, “Oh heck yeah…we are HERE!” And of course this is yet another location that is prime to tap the talent pool  that IS Georgia Tech!

To give you your bearings on where this could possibily happen…the photo below I took when the Cirque Du Soleil was set up…so the proposed GE tower would be about where the white tents are.

Atlantic Station Skyline MyMidtownMojo.com August 25, 2015

So, you can SEE why that is a killer location for an architectural masterpiece!

Let’s keep our fingers crossed that Midtown Atlanta scores another great corporate relocation….and that Midtown Atlanta might score something impressive for it’s skyline!
