1010 Midtown is part of the overall 12th and Midtown development project brought to us mostly by Selig Enterprises along with Daniel Realty. Residents have numerous restaurants within a couple block radius of the building, along with Bank of America in the building. What’s my 1010 Midtown Condo Worth? September 2014 Update

1010 Midtown was our last new construction condominium building in Midtown Atlanta! All the homes have been sold, and now it is all resales in the building.

1010 Midtown saw a reasonable amount of sales activity in September. Let’s take a look!

1010 Midtown September 2014 Market Report

 

ACTIVE LISTINGS (5)

  • Two 1 Bedrooms listed at $265,000 and $295,000
  • Two 2 Bedrooms listed at $464,900 and $600,000

PENDING LISTINGS (UNDER CONTRACT) (4)

  • One 1 Bedroom at $295,000
  • Three 2 Bedrooms ranging from $429,900 to $540,000

SOLD (7)

  • Two 1 Bedrooms at $272,000 and $275,000
  • Five 2 Bedrooms ranging from $390,000 to $670,000

In comparison, in September, 2013, there were three 1 Bedrooms that sold, ranging in price from $260,000 –  $294,900. Five 2 Bedroom homes sold, ranging in price from $383,000 to $549,900. There was quite a range in pricing on two bedroom homes since the building was “for sale” for several years. The developer held firm on pricing, but some homes sold for less originally, so you just see a variety in prices. Also, the size of the homes, and location of the floor plan make for premium homes on corners and such.

1010 Midtown Holds Town Hall Meeting

Having 100 residents show up to an event like this says tons about the community and the people that live there. We wanted to share it, not only to give you a sense of what is happening in 1010 Midtown, but if you live in another Midtown Atlanta condo building, maybe you can get some ideas for YOUR community!

The newly elected Board of directors for 1010 Midtown, a widely recognized high-rise community in Midtown, Atlanta, in conjunction with their new management company FirstService Residential, spearheaded its first resident town hall meeting on Thursday, July 17 to communicate the Board’s new management initiatives and unveil its new mantra “Care for the Curve” – to compliment the original sales slogan of “Life on the Curve.”

The well-received event hosted in the fourth floor lobby and clubroom attracted over 100 residents who were introduced to 1010 Midtown’s new Resident Experience Committee, comprised of Board members, residents, and representatives from each service department within 1010 Midtown.

“Care for the Curve” and the Resident Experience Committee created to support it, will work to elevate property values and enhance the lifestyles of 1010 Midtown owners and residents. The new Board recognized the need to improve the level of services and amenities offered, and to include a state-of -the art security camera system and real-time video analytics designed to improve response time to safety issues. “It’s the integration of our concierges, our courtesy officers, owner involvement and awareness and use of technology including our new high-tech cameras that builds a safer place to live,” said Judy Reece of the 1010 Midtown Safety Committee. Additional proposed enhancements include marquee signage on Peachtree St NE, more flower beds, fencing and dog relief areas on 12th and Crescent, a new pedestrian walkway, and several detailed diagrams depicting a proposed beautification of 1010 Midtown’s sky park and pool area. “We are thrilled with the great success of our first town hall meeting; staying current with our amenities is critical to protecting our property values and to help 1010 Midtown stay competitive with its neighbors,” said Donn Mann, an Architectural Review Committee member.

1010 Midtown AtlantaAs we complete our review of the Top Ten Selling Midtown Atlanta condo buildings, it comes as no surprise as to who (or what) was the top selling building….1010 Midtown!

Considering that 1010 was the only “new construction” building left to buy in Midtown Atlanta, you could say the deck was stacked in their favor! When the market took a nose-dive in 2008-2009, the developers of this building had the deep pockets to just sit on their inventory….and wait. They made only slight reductions in the prices, but otherwise, they just took the “we’ll wait for the rebound” attitude. So, when the market DID rebound in 2012 and 2013, there was but one building to go to for a condo in Midtown if you wanted it brand new.

Needless to say, it is going to be really interesting in 2014 to see who comes out on top, considering the building is now sold out!

But let’s take a look at the sales in 1010 Midtown Atlanta:

In 2013, this building topped the list with 73…yes, SEVENTY-THREE homes sold! This compares to 46 sold in 2012 (it was the #1 for 2012 as well) and 27 in 2011.

 

  • 27  One Bedroom homes sold with an average sales price of $256,997. The Average Sold Price in 2012 was $214,590.

 

  • 39  Two Bedroom homes sold with an average sales price of $507,387. The Average Sold Price in 2012 was $383,615. Are you not wishing NOW you would of bought here in 2012!

 

  • 7   Three Bedroom homes sold with an average sales price of $970,571. They ranged in price from $515,000 to $1.3 million. We did not track 3 bedroom sales in 2012.

1010 Midtown is the center of the 12th & Midtown development. There is the new 77 12th apartment building located behind the building at the corner of Crescent Avenue and 12th Streets. Across Peachtree Street is the Loews’ Atlanta Hotel, and 1075 Peachtree, the office building.

The developers have announced another apartment building next to 7712th at 11th and Crescent Avenue. And, another building is proposed for their now vacant lot at Peachtree, between 12th and 13th Streets. It is calling for 50 stories and will be a combination of apartments and condos. We’ve heard selling prices will start at $800,000! Yikes!
