Metropolis Midtown Atlanta is one of the first high-rise condo buildings in Midtown Atlanta. When it was first opened in 2002, the plan was for one tower to be condominiums and the second tower to be apartments. The first tower sold out so fast the second was immediately switched and sold as condos. With it’s location on Peachtree Street, between 8th and Peachtree Place (could be called 9th Street) Metropolis Midtown is convenient to all the dining and cultural activities of Midtown Atlanta.

What’s the Neighborhood Like?

When we refer to “neighborhood” here, let’s talk about the building and it’s amenities. The lobby has dual entrances, one from Peachtree Street, and the other from the port cochere entrance on the backside of the building. Metropolis Midtown Atlanta is the ONLY Midtown condo building to offer this feature. Great for drop-off or pick up’s of friends and there is short term parking for real estate agents showing homes in the building. There is one main lobby, but two separate, secured entrances to each of the buildings two towers. On the 6th Floor, the amenities open up between the two buildings, including a beautifully landscaped pool deck, newly renovated club room, awesome fitness center and an upper level grilling/dining deck overlooking Peachtree Street.

Floor plans range from studios at 696 square feet to penthouse floor plans at 1900 plus square feet. The homes have various sizes of balconies, but premium corner and Peachtree-facing homes have extra large balconies. The views are fantastic!

What’s Going on Nearby the Metropolis Midtown Atlanta?

Step out your front door onto Peachtree Street, and you don’t have far to go for great restaurants. Just north of Metropolis Midtown Atlanta is the 12th & Midtown development with more restaurants and CB2, perfect for those new condo home furnishings! Piedmont Park is just a few blocks walk, home to numerous festivals and events, such as the Dogwood Festival each April.  Also within walking distance is the High Museum of Art, the 14th Street Playhouse and the Fox Theater.

How Do I File For Homestead Exemption in Fulton County Georgia

Homestead Exemption in Fulton County GA

 

In the state of Georgia, owners of real property are allowed to file for a homestead exemption on their property taxes. In Fulton County (and if you live in the city limits of Atlanta) this can save you anywhere from $600-1200 per year on your property taxes. AWESOME!

 

Fulton County has made the process much easier, and you can now file for your exemption ON-LINE, and not in person! No more trekking to Downtown Atlanta, or the Service Centers in Alpharetta or Roswell.

How Do I File For Homestead Exemption in Fulton County Georgia

THE DEADLINE TO FILE FOR HOMESTEAD EXEMPTION ON THE

HOME OR CONDOMINIUM YOU PURCHASED IN 2012, IS APRIL 1, 2013~!!!

To be eligible for this exemption, you must meet the following requirements:

  • Must be a legal resident in the City of Atlanta and Fulton County.
  • Must own and occupy your home as of January 1. (For All of Our Homebuyers in 2012!!)
  • Applies to city operating, city school operating, city parks, state QBE and county operating
  • in the amount of $30,000.

For your convenience, Basic Homestead exemptions may now be filed online. Once you have completed the form, click ‘Submit’ in the upper right-hand-corner of the page and the form will be emailed to our office. If you wish to save a copy of the form, on the menu bar select ‘File’, then ‘Save As’ and then type a name for the file. You can then email it to our office at homesteadstaff@fultoncountyga.gov.
Senior and all other special exemptions must be applied for in person at any of our four office locations.
If you prefer to mail the application, it is suggested that you use CERTIFIED MAIL. Your return receipt will serve as proof of delivery. This office cannot be responsible for items lost in the mail or incorrectly postmarked. You will also need to enclose a copy of your valid Georgia identification.
Please follow the instructions below in order to properly complete the form.
1. Parcel Number – Fill in the parcel identification number. If you do not know this number, it can be found via the methods listed below.

A. By selecting the property records link on our website www.fultonassessor.org. You can then search by Name or Property Address. (Searching by property address gives a quicker search result)
B. On your previous Annual Notice of Assessment (if applicable)
C. On your previous property tax bill (if applicable)

2. Property Address – Fill in the physical address of the property

3. Owners’ Name(s) – Fill in the name(s) of the property owner(s)

4. Owner’s Address – Fill in the property owner’s address

5. Home Phone and Work Phone – Provide a good daytime contact telephone number in the event we need to contact you concerning this application

6. Social Security Number – Fill in the last 4 numbers of your social security number. If married, we also need the last 4 numbers of your spouse’s social security number.

7. Legal State of Residence – Fill in your state of residence.

A. Please email a copy of your valid GA Identification or driver’s license to homesteadstaff@fultoncountyga.gov
B. Are you claiming homestead on another property? – Use the dropdown to select yes or no)

Someone (actually more than one person) searched for Cotting Court Condominiums For Rent.

Cotting Court has a strict NO RENTAL policy. If you purchase a home in this building, you will not be able to lease it under any circumstances. That said, this small Midtown Atlanta condominium community is close knit and well managed.

The Condominiums of Peachtree Street – Midtown Atlanta

Often times when you are driving through a city, or down a major street, you see all these buildings, but have no idea what they are. You can usually tell the difference between an office building and a residential building. But, What are their names, or what is unique about them?

The Condominiums of Peachtree Street – Midtown Atlanta

What Condos are on Peachtree Street in Midtown

 

Viewpoint Midtown Atlanta —  has 378 one and two bedroom homes, although at least one combination of a 1 and 2 bedroom has taken place. Located between 6th and 7th Streets, this is one of the last new condominium buildings built in Midtown before the real estate market took a turn. Residents love the staff here, and the amenities are a big selling feature. A rooftop Zen garden, resort-styled lap pool and club room are a focal point of Viewpoint Midtown.

Metropolis Midtown — This condo building is often given credit for starting the new condo construction boom in Midtown. The twin towers are separated by a pool deck and club room. It is the ONLY Midtown condo building that has a port cochere entrance where guests can be dropped off at the lobby. The sleek lobby has access to both the port cochere and Peachtree Street.

1010 Midtown Atlanta — Now has the distinction (as of this post date) of being the last Midtown Atlanta condominium building that still has new, developer-owned inventory. The building is part of the 12th and Midtown development, and a new apartment building is now being built on the backside of 1010 Midtown which will greatly impact the view of homes on that side of the building.

805 Peachtree — With 120 homes and 30 different floor plans,  805 Peachtree is considered a boutique condo building. It is also only 6 stories tall. The pool area and lobby of this community are unique features of the building. Only select homes have either juliette balconies, or actual walk out balconies.

Peachtree Lofts — One of the very first conversions of an office building to condominiums, that conversion was done before many of the standard features a condo buyer expects (granite, stainless appliances) were used in condos. As a result, many of the homes are still original with white kitchens and laminate counters. However, numerous units have had additional renovations, and the lobby of the building was just completely renovated.

The Reynolds — If you REALLY want to follow Midtown boundaries, The Reynolds is not actually in Midtown Atlanta, but an area South of North Avenue, or SoNo. It is conveniently located across the street from Emory Crawford Long Hospital, making it an excellent choice for medical professionals that may want to live next to the hospital, or perhaps have a home in the burbs, and a condo here.

Spire Midtown Atlanta — Located directly across the street from Viewpoint, Spire Midtown Atlanta is one of the three Novare Sisters…Novare being the developer of Metropolis, Spire and Viewpoint. The building offers 18 different floor plans with select homes on the western side (back side) of the building having private and larger balconies.

Cornerstone Village —  Created from two historic buildings and two buildings of new construction, the Midtown Atlanta condo community still offers some outstanding values for a Midtown Atlanta condo buyer. Many parents of GATech students look here as this is the closest condominium building to the campus that has homes under $100,000.

Condo “Curb” Appeal – Is There Such A Thing?

Spire LobbyWhen selling real estate, HOW you sell depends on WHAT you are selling. While many of the steps and process are the same for either a single family, detached home, or a condominium, there are differences when it comes to getting your condo ready to sell.

Condo “Curb” Appeal – Is There Such A Thing?

The answer to that question is easy….YES! But it’s a different answer than if your selling a home with a yard.

In a condominium building, your “front yard” is your Lobby. While it is considered a common element to the building for which you have the right to USE, you don’t have a lot of say about how it looks on a day to day basis. That is left to your Board of Directors and/or your Property Manager. If you are getting ready to list your condo For Sale, and there is a stain in the carpet, chances are it won’t be taken care of just for you!

Where your “curb” appeal starts, is inside your Front Door! Now, you can call this Staging as well, but let’s still look at some things you may NOT Have considered in the Curb Appeal of Your Condo.

Front Door

Again, in a condominium building, you can’t just randomly paint your front door. Colors have to match. But this type of maintenance request CAN be sent to your Property Manager. Maybe when you were moving a piece of furniture in, you scratched the paint on the door. If there is going to be a delay in getting the door painted by the HOA, you MAY be able to do it yourself, once you obtain the proper paint color from the HOA. Again, this will vary from building to building. If your door is wood, and has been scratched, this will be a more involved repair, and again the HOA process will vary. BUT, finding out what the process is early on will help you determine if you CAN get something like your door repaired before potential Buyers come knocking.

Balcony View From Midtown Atlanta CondoWindows

Oh Boy! Here is an often neglected item in a condo that really CAN make a difference! When Buyers enter your condo, they are going to do a quick scan of what they see first, but there attention is going to quickly be drawn to the view out those large picture windows. If you are in a high-rise building, all the more important is that view. And if that view is all spotty, it certainly takes away from the view.

Now, I’m certainly NOT TELLING YOU TO HANG OFF YOUR BALCONY AND WASH WINDOWS!!! NO! NO!  But you can (and it’s actually YOUR responsibility) to wash the windows you have access to from your balcony. Most likely, that’s the sliding door, and the large picture window next to it. Get yourself an extension squeegy, a bucket and maybe a step stool. That crystal clear view will make a world of difference.

Now, if you live in a mid-rise building, or don’t have a balcony, there probably will not be much you can do about window washing. Most HOA’s have this on a set schedule, and the most you can do is find out when your building, or the group your condo is in will be done.

After Dark — What’s That View

Even in a mid-rise condominium, there’s a pretty good chance you will have some sort of a city view. Whether it’s a little, or a lot, you want to point it out. While most of your showings will probably happen during the daytime hours, a big selling point to your condominium can be that night-time view. When I’m looking at your condo as we get ready to list it, I’ll make note of the view. Then, in your actual listing, I can mention, “For an impressive look at what it’s like to live in Number 1514, plan an evening showing to see the stunning skyline views.” Get it? Think about your lifestyle…you’re probably gone to work during the day as well. So when you are home at night, relaxing, what do you get to see? The View.

Condo Balcony Furniture Why We Have RulesTHE Balcony

Another area that will vary greatly from building to building. Many high-rise buildings have strict architectural guidelines as to what you can have on your balcony. This done from a safety concern (plastic chairs at 20 stories up are a lethal weapon when blown off a balcony) and the fact that you may see numerous balconies from  yours. If you’ve spent some money on nice furnishings, make sure they are clean, and arranged. The Buyer’s just might want to have a seat and enjoy the view…and imagine it when they are living there!

If your HOA allows things like potted plants and flowers, make sure they are alive and healthy, not dead or just a pot full of dirt. Also, the  idea that less is better applies too. If you got so much on the balcony that it makes it look small, you might want to consider a balcony “down sizing.”

It’s really hard to change that first impression, but there are things you can do in a condominium that help your Condo Curb Appeal.
