Atlanta Condos For Sale

Midtown Atlanta Condos | Viewpoint Midtown Atlanta

November 20, 2014 by Thom Abbott

Viewpoint Midtown AtlantaWith no significant new condo construction on the horizon (literally) in Midtown Atlanta, buyers will be looking at re-sale homes when looking to buy a Midtown condo.

One of those options is Viewpoint Midtown Atlanta!

Viewpoint Midtown Atlanta

Sitting proudly on Peachtree Street, between 6th and 7th Streets, Viewpoint Midtown was one of the last new buildings completed before the turn of the real estate market. While developed by Condo King—Novare — at least this was the result of improvements on past buildings they built.

Viewpoint Midtown Floor PlansViewpoint Midtown offers buyers one bedroom, one bedroom + den, two bedroom and two bedroom plus den floor plans. There really is a wide variety of homes in this building! The “den” feature was a first for our new high rise buildings and gives the homeowner some flexible space for a home office or guest room. Some people have done renovations and removed the 3/4 wall and made it a dining area (depending on the floor plan).

When searching for homes in Viewpoint Midtown, you need to know what the floor plans are like. For example, there is one 2-bedroom floor plan that has the second bedroom open..with no doors. (the “05” stack) So if you were thinking you had two separate bedrooms, you might be in for a surprise! The second bedroom can be closed off in unique ways with french doors, sliding doors or a wall with some type of opaque window.

When looking at condominium living, you not only want to look at the personal space of your own home, but the amenities the building has to offer. And Viewpoint Midtown scores a “10” when it comes to amenities!

Located on the 11th and 12th floors, amenities include a Club Room, Movie Theater, Catering Kitchen, Lap Pool, Grilling Bar, Zen Garden, Outdoor Living Room and an expansive Fitness Center.

Garden ViewThe Club Room features the Movie Theater and Catering Kitchen. There are numerous flat-screen TV’s throughout the area and even an iPod docking station for your own music.

The Zen Garden and Outdoor Living Room offer a great escape if you want to get out of your condo, but not leave the building. From the couches and gas log fireplace in the living room area, to seating around a water feature set amongst the trees, it truly is an “oasis in the sky” when you are here! The other side of the 11th Floor has the lap pool, complete with lounge chairs and a wet bar. Two “grilling bars” and ample tables give you some great entertaining space for family or friends.

The street-level retail of Viewpoint Midtown seems to finally be taking shape. There is BB&T, the newly opened World of Beer and a salon and massage studio. Starbucks, on the corner of 7th Street will soon be temporarily located in Viewpoint while the construction of Seventh Midtown (one of ONLY two new condo buildings currently planned) takes place. Once that building is complete, they will move back into the first floor.

Atlanta GA Condo Market Report September 2014

October 20, 2014 by Thom Abbott

Atlanta Condo Prices Rise 23 Percent
Midtown Atlanta Skyline

As the heat from the Hotlanta summer rides off into the sunset, and the leaves begin to fall, we also see some changes in the Atlanta GA Condo Market Report for September, 2014. While New Listings and Closed Sales were up slightly, condos going Under Contract (New Pendings) was down from August! There are still Buyers in the market place, but they may not be finding what they are looking for due to the overall limited, lower inventory of condominiums in Atlanta.

Keep in mind, there is currently no new condominium construction to speak of in the Metro Atlanta area. Those that ARE moving forward seem to be at a much higher price point. (Seventh Midtown comes to mind with starting prices at $739,000!)

Also, this is a Metro Atlanta wide report for the Atlanta GA Condo Market! In the coming days, you will see detailed Market Reports for the select 21 condominium buildings we track in Midtown Atlanta. If you have specific questions about the market, you can:

  • Call me directly at 770.713.1505.  I’d be happy to discuss the market for your particular building.
  • Request a Home Value Market Report HERE. (Please provide your name, email and phone number when doing so. It takes our team waaaaaay longer to complete a report without this information because we have no way to get it to you!)

Madison Square Condominiums Dunwoody GA

October 3, 2014 by Thom Abbott

Madison Square CondominiumsBelieve it or not, we DO get out of Midtown Atlanta, and often, to help our Buyer’s find just the right home. So when we find something awesome for THEM, we want to share it with YOU!

Madison Square Condominiums Dunwoody GA

First, it is getting really difficult to find great places to live in Atlanta (especially Inside the Perimeter) for less than $100,000. But we found an awesome community with Madison Square! One bedrooms (if you can get one…the sell fast when they hit the market) are still priced under $100,000, but not by much. But what you get for the price and location can only be described as ….WOW!

Location, Location, Location

Always a key word in real estate, and Madison Square Dunwoody has this. Located just off of Chamblee-Dunwoody Road and I-285 makes getting anywhere easy. Yes, morning traffic on I-285 headed to the Perimeter Area (GA400) will be heavy, but you are so close that it will still be a short drive. Headed to Buckhead or Midtown? You can even take surface streets like Chamblee-Dunwoody and Peachtree Industrial right into Buckhead, and I-85 for Midtown and Downtown.

Awesome Amenities Make for Great Living

Madison Square CondominiumsThe community consists of four different buildings, built around courtyards. Each courtyard has a different feature. There is the Lap Pool, the Zen Garden, the Beach Pool and the Sculpture Garden. So it’s like having FOUR DIFFERENT places to go, and never leave home!

The Fitness Center and club room are in the front of the community and close to the Beach Pool. A grilling station can also be found at the Peach Pool.

The Zen Garden just calls for a basket with wine, cheese and crackers to sit back and visit with your guests or neighbors!

One, two and three-bedroom floor plans are in Madison Square Dunwoody…you have have to find one!

If you would like to know more about Madison Square, or look at the homes that are currently available, there is a list of current listings below, and we’d be happy to make arrangements to show them to you!

Giving Agents Access to Your Condo

September 26, 2014 by Thom Abbott

Selling Your Midtown CondoBlog posts are most often the result of personal experience. As a real estate broker, we see it all.

And sometimes we don’t.

When I list Midtown Atlanta Condos for sale, there is a place in the listing where you can list the owner’s name. This might be done if they personally want to schedule showings, vs. the agent taking those calls. On ALL of my listings, this field says….“CALL THE LISTING AGENT.” So what’s the big deal?

When selling your condo, a Buyer is looking at the whole package…meaning ALL that the building has to offer. What are the amenities I will enjoy if I live here? Pool? Fitness Center? Concierge? Garage Parking? The list can go on. So when that Buyer’s agent calls ME to schedule a showing of your home, I’m able to point out features that the Buyer’s agent might miss if they are not familiar with the building. (GASP….that happens?) More than you would ever want to know.

Two examples:

  • I currently have a listing in a condo community that has FOUR different buildings. But the address of the community is really one building. So if the Buyer’s agent has now shown in the community, they may end up wandering around (with that potential Buyer in tow) trying to find the condo they are looking for. Not to mention the amenities (fitness center and movie theater) are in a different building. So, I make sure they know where to go, and how to access all these areas.   See, I want to sell your condo and do all I can to make that happen.

  • Madison Square CondominiumsYesterday, I showed a condo to a Buyer. It was the type of community where you had to call the agent from the callbox to get access to the community. Here I am at the call box, and no answer. (Agent later tells me they were showing property to OTHER Buyers and could not answer the phone! Nice!) Luckily, I was able to go to the management office and by leaving identification, was able to get an access card. This was good on two counts. One, the listing instructions were not at all clear as to which building the condo was in (Sound familiar?) Secondly, by having the access card that I would not have had otherwise, I was able to show my Buyer amenities that we would not have seen. An amazing Zen Garden…we were both ready to sit down and enjoy a glass of wine….the beach pool, club room, fitness center. None of these items were listed on the listing, nor were there any showing instructions to get to any of these.  Here’s a couple photos of what we would have missed!

Madison Square Condominiums DunwoodyAre you giving agents access to your condo?

If it’s a unique building, let’s hope your listing agent IS familiar with it and can SELL it to me, so I in turn can SELL it to my Buyer by showing them everything your community (building) has to offer.

Some food for thought as you search out your listing agent for your Midtown Atlanta Condo.

Are you considering making a move? I’d be happy to meet with you and talk about how to get your home marketing (and showings) headed in the right direction.

Luxury Living at Luxe Midtown Atlanta

September 15, 2014 by Thom Abbott

Luxe Midtown Atlanta
Luxe Midtown Atlanta

When first marketed, the  original sales brochure called it, ”Luxe at First Sight.”

And indeed, Luxe Midtown Atlanta is the first new high rise construction near Piedmont Park since 1988 when Ansley Above the Park was built. There has been other condominium construction close to the park, but not a high rise like Luxe Midtown Atlanta.

Many condo buyers don’t want to be in a building that has 250, 350 or even over 400 homes in it!! Then Luxe Midtown is the what you are looking for! Intimate is a perfect word for this 116 unit community. Location is everything you could ask for. Just steps from the 189- acre Piedmont Park offering you the convenience of condominium living with a pretty nice back yard.

Luxe Midtown Atlanta Amenities

  • Dramatic 10-12 ft. ceilings with floor to ceiling glass
  • Hardwood Floors in Foyer, Kitchen & Living Room (carpet in bedrooms)
  • Spacious Balconies with Panoramic Views
  • Distinctive Entry Foyers
  • BOSCH Stainless Steel Appliances including gas cooking
  • Granite Countertops with 4” backsplash
  • Double Vanity in Master Bath – Separate Shower and 60” Soaking Tub

Community Amenities at Luxe Midtown Include:

  • Intimate Swimming Pool  with Views Overlooking Piedmont Park – Wi-Fi Access and Outdoor Kitchen/Grilling area
  • Concierge Service 24/7
  • Club Room with Fireplace and Catering Kitchen
  • Fitness Center
  • His & Hers Saunas
  • Controlled Security Access Throughout the Building

BUT, if you ARE looking for ultimate luxury living in Midtown Atlanta, then you will want to take a look at a rare Penthouse offering at Luxe Midtown! Stunning and breathtaking will get you started!

Viewpoint Midtown |Midtown Atlanta Market Report |July 2014

August 19, 2014 by Thom Abbott

Viewpoint Midtown |Midtown Atlanta Market Report |July 2014

Viewpoint Midtown was the last of the Novare-built condominium buildings in Midtown. (They have now turned to mass production of the Skyhouse Apartment building!) But the building did learn from it’s older sisters and the amenities package as well as the finishes in the condominium homes themselves were a step up.

Let’s take a look at the sales activity in July, 2014 at Viewpoint Midtown….

Viewpoint Midtown Market Report July 2014

ACTIVE LISTINGS (8)

  • Three 1 Bedrooms listed from $239,800 to $280,000
  • Five 2 Bedrooms listed from $305,000 to $394,000

PENDING LISTINGS (UNDER CONTRACT) (9)***

  • Four 1 Bedrooms listed from $219,900 to $299,900
  • Five 2 Bedroom listed from $338,000 to $399,000

SOLD (7)

  • Four 1 bedrooms ranging from $227,000 to $245,000 or an average Sold Price of $238,000
  • Three 2 Bedrooms ranging from $289,000 to $358,000 or an average of $319,166.

***An important note about prices at Viewpoint — You have to look VERY carefully at the sales numbers in this building because of the way listing agents list the properties. Viewpoint Midtown offers at least three floor plans that are a one bedroom PLUS den, NOT A TWO BEDROOM!. But many agents will list these floor plans as a 2 bedroom. For our market review purpose, we move these back to a one bedroom category where they belong. If you were to count these floor plans as two bedrooms, they do not SELL for as much as a normal 2 bedroom, and the list prices and sold prices for 2 bedrooms would be much lower.

In comparison to 2013, there was one 1 Bedroom sold for $240,000 and two 2 Bedrooms with an average of $355,500.
