Often times we hear of Sellers that choose to work with “well my wife’s co-worker’s husband is a real estate agent” or “there is this girl in our church that we feel we need to help” and while that may sound all fine and well on the outside, you have to know who you choose will get your condo sold…and know the right things to do, at the right time. Or have the right connection. 

In working with Jacob, at the last minute, the Buyer’s lender requested a document that really none of us had ever had requested. When I reached out to the HOA of the building, they questioned why the lender need the said document. But, my relationship with the HOA helped us get it to the lender, and keep the closing on track! Whew…..disaster averted!  One has to wonder if the “girl in our church” would of had that relationship to help get through a tight spot. 

We had the pleasure of working with Jacob when he first moved to Atlanta from Boston in 2016. He found MyMidtownMojo.com and knew he wanted to live in Midtown Atlanta. His job in the medical field required extensive traveling, and the access to MARTA was also a major plus for him. He also had a unique requirement to find a condo home that would accommodate a family heirloom…a pool table that belonged to his father. Not all condos meet that requirement, but we found him the perfect space at Spire Midtown. 

Fast forward a short two years to 2018, and a company promotion sent Jacob to Tampa. We again helped him sell his Midtown condo, at a great price, and Under Contract after just 6 days on the market!!

How’s The Atlanta Real Estate Market?

How’s The Atlanta Real Estate Market?

atlanta real estateI wanted to share some information regarding the Atlanta real estate market from the recent Case-Shiller Real Estate Report.

The entry-level market has strong demand and very low inventory. There are many multiple offers and values rose faster than other segments. 
The luxury market is a buyer’s market with buyers negotiating better pricing and terms.

Mortgage rates are rising slowly which will impact affordability. Metro Atlanta continues to be very affordable relative to other metro areas around the country.

May pending contracts were up .6% from April and up 8.6% from the prior year. May closings were up 11.7% from April and down 1.3% from the prior year.
Year-to-date pending sales units were up 6.5% versus the prior year. Year-to-date closings were up 2.8% versus the prior year.

The Average Sales Price for May was $322,000 – up 3.2% from April and up 6.6% from last year. 2018 is on track to be the highest annual ASP on record.

Inventory for May was up 5.3% from April and down 8.8% from last year.

Overall Months of Supply for May was 2.4 months. Six months is considered normal. Luxury properties took longer with homes above $1 million averaging 10 months and properties over $2 million averaging 16 months to close. The luxury market remains a buyer’s market in many areas.

The Average List-to-Sale Price Ratio was 97% for all price points. Many properties in high-demand areas are selling above list.

The latest Case-Shiller Index for Atlanta (5/29/18) was up .8% compared to the previous month. Metro Atlanta home values are up 73% from the bottom of March 2012. Increased home values are building equity and getting sellers back into the market.

Embassy Suites Atlantic Station Moves Forward

Once upon a time, lodging options in the Midtown area were pretty sparse. You either went luxury or almost nothing else. Fast forward to 2018, and you have numerous hotels to choose from, and several new options on the horizon. Embassy Suites Atlantic Station will be one of those new options.

Horizon Hospitality Management has filed a permit application with the City of Atlanta for a 10-story high rise building, next to The Atlantic Condominiums at 200 17th Street. The photo to the right shows what I think will be the location of the property, based on the renderings provided in an article at WhatnowAtlanta.com. There is a possibility the site could be next to the tennis courts that are alongside The Atlantic. 

Details mention 175 rooms taking up some 145,020 square feet and potentially a “high end steakhouse” fronting 17th Street. Hmmmm…steak. Designed by Mike Clifford of the Atlanta-based firm of LPBC, the project could break ground later this year and be ready for guests by 2020. (Remember, 2000 and we thought how is that possible, and now we are talking about 2020!!!!)

While North of the campus, this hotel would be another option for guests and parents visiting Georgia Tech.

Below is a rending of the proposed Embassy Suites Atlantic Station, as well as a couple site photos I snapped today. We’ll be keeping an eye on this one!

Currently, the only other hotel at Atlantic Station is the Twelve Hotel.

Atlanta needs a Regional Transit SystemIf you are fortunate enough to live in Midtown, you may get more use out of the current MARTA system than others due. If you think about it…if you live in John’s Creek for example, by the time you would drive your car to the Doraville (Or Chamblee) MARTA station, park, and then continue your commute to work via transit, you probably would get there in the same amount of time if you just stayed in your car. 

And…what if you live in Duluth, and work in the Cumberland area? Well, you’re just plain out of luck. 

I came across this article in the Saporta Report. It talks about the challenges I’ve known for a long, long time. There are to many people (in this case jurisdictions) involved to get anything done on a regional basis. The need for a TRUE regional transit authority and system is really a key to the future of Atlanta. It’s future being you don’t spend 3 hours in your car each way to work if you have to live in the suburbs. 

As Brian says in the article, ” Currently a transit line from the Cumberland Business District to Duluth would require crossing four different counties and three different transit systems. First, state funds should be prioritized for regionally-important projects that serve multiple jurisdictions. Even with these bills, the majority of transit funding will continue to come from local sales taxes, and individual counties are unlikely to prioritize projects that span multiple jurisdictions. A transit line from Cobb County to Gwinnett County is incredibly important to the region, but none of the four counties involved can build the project on their own. The ATL should ensure that sufficient funding is available for regionally-significant projects.”

And I’m not forgetting the way-out areas either. Imagine high speed rail from places like Columbus or Macon where people would have a option (and a quick one) to get to Metro Atlanta for work, without having to pay the cost of living in this city. Ah….one can dream right?

Coworking Spaces in Midtown and Downtown Atlanta

You’ve probably noticed the rise in Atlanta of co-working spaces. The names We Work and Industrious might most ring a bell, but there are many other options in Midtown and Downtown Atlanta….even I was surprised!

Midtown Coworking SpacesAs the article link below mentions, coworking has become very popular all over the country, but most recently we have seen quite the boom of these kinds of spaces all over Atlanta. While the article focuses on the Midtown and Downtown Atlanta areas, I know that We Work is opening at the Perimeter and Industrious has a Buckhead location. 

Whether you are a single person looking to have an “office space” outside of your condo, to a startup company, these flexible work spaces can offer you much of what a normal office might offer, but for far less money because of the sharing of resources. 

If you are considering a coworking space, be sure to check them out  in person, and see what they are like. If you may need to meet clients, how accessible is the space for your guests? I know I looked at space in the Industrious offices at Ponce City Market before we opened our Midtown Atlanta office on Juniper Street. There were a few to many layers of security (at least at that location) that would have not made it user friendly for a real estate office. (And now we have a storefront anyways…so much better!) 

But if you are considering living in Midtown or Downtown, and need office space not provided by your company, or your start-up NEEDS office space, check out the list in this article!

The Georgia Real Estate Contract for 2018

Georgia Real Estate ContractThe process to purchase a home or condominium in the Metro Atlanta area has remained much the same over the years. (The process can be much different if you are buying property on Lake Sinclair, or if you are buying in Savannah, so we will focus on the Atlanta area, where we work!) But it helps to know about the Georgia Real Estate Contract. 

Some changes have come from the lending side, certainly, and those changes do affect most all buyers. But over the years, the Georgia Association of REALTORS (GAR) has made changes to the Purchase and Sale Agreement and other exhibits we use to buy real estate. At one point, the contract had areas where you had blanks to fill in on each page, and it made it difficult or both they Buyer and the Seller to really understand the terms of the offer. Fast forward to 2018, where the contract has been designed to have the key elements of the offer on Page One, and the supporting paragraphs for each item on Page One on the following pages. While those “following pages” get into the contract details, the key points such as the Property Description, Purchase Price, Closing Costs, Earnest Money and Due Diligence are all located on that first page. 

The agreement is written such that it is pretty fair in representing BOTH parties in the real estate process. It can become a “one-sided” document if special stipulations are added, or if any of the Page One items are slanted towards one side or the other. An example would be a long Due Diligence Period (say 15 days or more). During the Due Diligence Period, the Buyer may terminate the agreement or any reason, or no reason at all. This puts the Seller at a disadvantage by having their home/condo off the market with this lengthy time where the Buyer can walk away. 

As part of our Buyer Consultation, we provide you a copy of the Purchase and Sale Agreement along with the most likely Exhibits or Amendments you would use during your purchase. This helps our Buyers get to know the documents and ask any questions prior to us being in the middle of making an offer. 

If you are relocating to the Atlanta area, this gives you an opportunity to learn about the process (at least the forms used) in purchasing a home here, versus what it may have been in the city or state where you are moving from.
