Buckhead 2018 Year End Real Estate Market Report

The Buckhead area of Atlanta is usually associated with the “mega-mansions” of places like Tuxedo Park or West Paces Ferry Road, where you find the Governor’s Mansion. For the purpose of this overall Buckhead 2018 Year End Real Estate Market Report, we will just focus on the primary zip code of 30305. Yes, there are parts of 30309, also referred to as Brookwood that could be considered Buckhead as well. But this “snapshot” will give you an idea of the home sales in 2018. Disclaimer: As we do this “15,000 ft overview” of the Buckhead market, there are certainly other homes/neighborhoods that could qualify to be part of Buckhead. But these numbers are from FMLS and Zip Code 30305.

Single Family Homes

We had to break down the single family homes into three categories, just like we did with our Brookhaven, GA Real Estate Market Report. So we will look at homes sold over $1m, homes sold $500,000 – $999,000 and finally homes sold for less than $500,000. 

Over $1 Million — There were 104 homes sold, ranging from a high of $4.975M in Tuxedo Park to $1M in Haynes Manor on Peachtree Battle Avenue. 

$500,000 – $999,000 —  This price range had the highest number of home sales, at 160 homes sold. They ranged from a high of $985,000 in Peachtree Park to $500,000 in Peachtree Hills. 

$500,000 or less —  As you might expect for Buckhead, there were not many homes sales less than $500,000! Lucky Number 13 to be exact…ranging from a high of $490,000 to a low of $429,900 in Peachtree Hills. 

Buckhead, as we mentioned earlier, is known for the mega-mansions along West Paces Ferry, as well as being home to Lenox Mall, Phipps Plaza, the former Ritz Carlton Buckhead and the Buckhead Atlanta shopping area on Pharr Road.

Condominiums/Townhomes

Buckhead Condo Real Estate Market ReportBuckhead is also known for its pricey condominiums and townhomes! There were 471 sales in 2018, ranging from $3,700,000 at The St. Regis down to a low of $81,000 at Slaton Manor. How’s THAT for a price range of homes….Wow! Of those 471, an amazing number of 365 homes sold under $500,000.

What’s The Real Estate Market Like In Buckhead?

Buckhead is somewhat of a unique part of the real estate landscape of Atlanta. It’s the place where the mansions are….the shopping and some pretty awesome restaurants. The area is seeing its share of new apartment buildings (think Icon Buckhead next to the Waldorf-Astoria) and upcoming changes to Phipps Plaza as they add a hotel and other amenities. The fact that there were 365 condo sales under $500,000, and there were many that were in the $200-300,000 range make it still affordable for many.

Stonehill at Lenox Point is located on the edge of Buckhead with a convenient location at Buford Highway and Lenox Road. From here, access to Buckhead via Lenox Road, or Midtown and Downtown via I-85 help shorten your morning (and evening) commute time. Access to GA400 is just around the corner for those headed North to the Perimeter Area. Just down Lenox Road you will find the premier shopping of Atlanta at Lenox Mall and Phipps Plaza.

Stonehill At Lenox will feature 38 homes upon completion. (Move In’s should begin in February/March, 2017) Homes will feature floor plans that have 2-4 bedrooms, and 3.5 baths and 2-car garages. The community will not have any major amenities (like a pool or clubhouse) but that will keep the monthly HOA fees low, currently at $252 to cover exterior fire/liability insurance, pest control, termite, and landscaping.  Kitchens will feature granite or other solid surface and stainless appliances. 

What’s the Neighborhood Like?

Stonehill At Lenox is tucked on the corner of a well established single-family neighborhood. There is not much in the way of walkability to restaurants and shopping, but the location offers a very quick ride to any of these things along Lenox Road and Cheshire Bridge Road. Being a community of just 38 homes makes Stonehill At Lenox feel more like a small community versus some townhome developments that have have upwards of 100 homes! 

What’s Going on Nearby Stonehill At Lenox?

Cheshire Bridge Road offers numerous restaurants and a Publix Supermarket. Continue on and you will find the new Sprouts Market and Ansley Mall with a Kroger AND a Publix Market. Heading into Buckhead via Lenox Road will bring you to the shopping “center” of Buckhead with Lenox Mall and Phipps Plaza. 

What Schools will the Kids Attend?

Stonehill At Lenox in Atlanta is served by Sarah Smith Elementary, Sutton Middle School and North Atlanta High School.

Intown Atlanta New Construction Everywhere — Well, at Least if you want to Rent!

It’s no secret that Atlanta is starting to see new construction again, especially Intown Atlanta New Construction! But if you are waiting for that new condo tower to rise, you might be waiting awhile!

Midtown Atlanta currently has at least 9 apartment buildings in some state of development, including a completed building, Skyhouse at West Peachtree and 11th Streets. True, there has been a lack of quality apartments in the Midtown/Midtown West area for some time. Your options for upgraded apartment living meant you needed to find a condo being leased by a private owner (and making sure they had a leasing permit to go along with it) if you wanted something decent.

New Apartment Construction Buckhead AtlantaAnd Midtown is not alone! The Atlanta Business Chronicle (February 15-21 issue) reported that a developer has filed a rezoning request for a 6.5 acre site at the corner of Piedmont Road and Lenox Road (also called the Buckhead Loop.) This new project calls for two TOWERS of 26 stories (380 units) and 19 stories with 322 units!  It’s expected to take most of the year to get through the re-zoning process. And just down the street, Cousins Properties is building the 355-unit Circle Terminus in the Terminus complex.

But are we now in apartment overkill mode? We are talking some serious apartment construction! And the $50 question is, can, will and when would any of these buildings convert to condominiums? I’m working with a client right now that used to build apartment buildings and I asked him that very question. His response was that the loan on many of these buildings may be structured such that they cannot  convert for 5-10 years. This way, the lender realizes the return on that investment (loan) that they planned on. Now, there could be “out clauses” that involve penalties, and then, the developer would need to get NEW financing for the project as a condominium building.

Needless to say, all of this construction will bear watching over the next few years. That said, with no new condominium building construction on the horizon, expect to see Midtown Atlanta condo prices continue their rise!
