2018 Chamblee Year End Real Estate Market ReportChamblee, Georgia is found between Brookhaven and Doraville. In recent years, this sleepy “little town” has become a vibrant place to live with existing single family neighborhoods, numerous condo options and now, new single family and townhome construction. Also it’s prime location  ITP (Inside The Perimeter) has made home values rise dramatically in the past few years. 

In this post, we want to focus on the 2018 real estate year in Chamblee and what the real estate market was like. You can find more information about Chamblee here.

 

Chamblee GA 2018 Year End Real Estate Market Report

Disclaimer: The 30341 Zip Code, which is the primary one for the city, extends WELL beyond the actual boundaries of the City of Chamblee. Therefore, we have worked to limit the scope of this report to real estate sales specifically in the City. But, you will also find homes listed with Chamblee as the city that are not actually inside the Chamblee City limits. 

Single Family Homes

In 2018, there were 158 single family homes sold, ranging in price from $153,300 to $880,000. Yes, that is quite the range of home prices. But Chamblee still has “up and coming” areas with recent annexation of areas between Buford Highway and I-285, and more established areas like Huntley Hills, which has started to see new infill construction, and then new construction communities like The Collection at Perimeter Park that has both single-family and townhome options. 

Chamblee values (i.e. prices) have risen dramatically in recent years, but as we mentioned there are still several areas where homes can be purchased and with renovations, theses neighborhoods will likely see their prices rise in the future as well.

Condominiums/Townhomes

This ever popular type of home, both condominium and townhomes, has options in both in Chamblee. Most of the condominium-type communities are located close to Downtown Chamblee and the MARTA station, making them convenient for people who may work in Midtown or Downtown. The arrival of the Whole Foods Market and Peachtree Station shopping center have also been a great addition to the area. 

In 2018, there 111 sales, ranging in price from $175,000 at Lofts at 5300 to $526,592 at the new Townsend Chamblee townhome community on Chamblee Dunwoody Road.  There are several new townhome communities under construction in the area, and several others in development stages.

What’s The Real Estate Market Like in Chamblee?

If you are looking for a place where home values have been rising, and will be sure to rise, then look at Chamblee. The City is working on the redevelopment of its Downtown area, not to mention all the other construction that is happening. There are numerous new rental options also available, or coming on-line in the near future to give you an opportunity to experience Chamblee short term, and then find the perfect neighborhood for you! 

Affordable single family homes can still be found in some neighborhoods, and like Doraville,  are perfect for renovations to return them to the mid-century modern glory.  A fully renovated home can easily sell in the low $300,000 range.

Chamblee Real Estate Market Report October 2018

Chamblee Real Estate Market ReportsChamblee has come a long way in being a desirable ITP neighborhood/city! Between new retail as well as single family and townhome construction, there are many housing options available here. Let’s “take it’s pulse!” So let’s look at the Chamblee Real Estate Market Report October 2018.

Please note: In preparing this report, we used data from FMLS (First Multiple Listing Service) and searched by the city name, “Chamblee.” As a result, some homes on this report are not within the actual city limits of Chamblee, but were listed with Chamblee as the city address, most likely because of a zip code assignment. 

First, a look at the condominium/townhome market. Chamblee only has a few condominium options, but there are numerous new townhome developments.

For October, there were 46 active listings, ranging from a 2-bedroom condo at Eco Lofts at $280,000 to a 4-bedroom at The Bristol for $859,900. (The Bristol is the new, under construction development in Downtown Chamblee) In the chart below, you can see the average days on market to be 71, but a listing at Peachtree Creek Township seems to have been on the market for 157 days! 

Just 9 listings were Under Contract, and ranged from $139,850 at Henderson Mill (not in Chamblee City Limits) to $491,497 at Townsend at Chamblee. 

Only 5 homes sold (or closed) in October in Chamblee. They ranged in price from $210,000 at Elem Street Townhomes to a 4-bedroom at Peachtree Creek Township at $437,988.

Chamblee Real Estate Market Report

In the Single-family market in Chamblee, there were 32 homes listed For Sale. The ranged from $289,900 for a 3-bedroom in Beverly Woods to $975,000 in Keswick Village for a new construction 4-bedroom, 4-bath home. 

There were 13 homes Under Contract ranging in price from $275,000 in Huntley Hills to $825,000, also in Huntley Hills, but a 5-bedroom new construction home.   

9 homes sold, or closed in October, ranging from $240,000 in Nottaway to $579,000 in Harts Place.

Keep in mind, this Market Report is a “snapshot moment in time” of what is happening in the market, and is a view at, say 30,000 feet. What may be happening with sales and prices in your condominium building could be much different that what is selling across the street. And the same is true for single family homes as well.

Unfortunately, we were called out of town on business and missed the event. But it was well attended, despite the cold weather, and Mayor Eric Clarkson is confident the parade will grow and become an annual Chamblee tradition and event!

10th Annual Taste of Chamblee – October 1, 2016

Chamblee 10th Annual Taste of ChambleeThere is nothing better than a “Taste of something”  to, well get a taste of something.

Enter, the Taste of Chamblee, now in it’s 10th Year!!!

The 10th Annual Taste of Chamblee returns with cuisines that range from Mexican to Italian and celebrate the diverse restaurant community in Chamblee. In addition to amazing food, the event will have live music and a family friendly kid zone. The 10th Annual Taste of Chamblee will be held on Saturday, October 1, 2016 from 5-9PM in Downtown Chamblee, at the corner of Peachtree and Broad.

Admission to the event is free, and tickets for tastings will be sold for $1. Tickets may be redeemed at participating restaurant booths for a wide selection of tastings that will range from 1 – 5 tickets per sample.

Restaurants participating in the 10th Annual Taste of Chamblee include:

Entertainment lineup for the 10th Annual Taste of Chamblee includes:

  • 7:45 – 9:00pm – Have Gun Will Travel

Parking is available at Chamblee Plaza, with a trolly running from the Plaza to the Festival entrance off of Broad Street. Street parking is also available nearby. Coming from Midtown? Then just take MARTA and on the Gold Line You to Chamblee Station. Once you exit the station, turn right, go under the tracks on Chamblee Tucker Road and then head North( turn right)  on Peachtree Road to enter the festival.

Homes for Sale in Huntley Hills chamblee August 16, 2015Most of your single family neighborhoods, such as Huntley Hills, are just far enough from the Chamblee MARTA station, that you will need to drive to the station. But this short drive, and then a train ride to Midtown or Downtown will give you just enough time to catch up on the news or the latest film project that might be happening nearby.

However, there are several condominium options close to the station, including Lofts at 5300, Eco Lofts and Heritage Lofts, all within walking distance of the station. New apartment developments are under way in the area, including The Olmstead and Parkview on Peachtree, which will provide rental opportunities within a walking distance of the station.

Chamblee GA Condos For Sale Peachtree Malone LoftsAnother great advantage of the MARTA station is the convenience to get to a sporting event at Mercedes Benz Stadium, Phillips Arena or other venues like the Georgia Aquarium, World of Coke and the College Football Hall of Fame. Additionally, those out-of-town trips are made easier with access to Hartsfield Jackson International Airport.

MARTA has put together a video tour of both the Doraville and Chamblee MARTA stations. It’s a tad long, but it has some great information about both stations, parking, and what is around them.

Chamblee Parks – Keswick Park

Chamblee Parks Keswick ParkThe City of Chamblee offers residents and visitors alike a variety of parks to enjoy. We will do a feature post for each of the seven parks located in Chamblee. Our first installment is Chamblee Parks – Keswick Park.

Chamblee Parks – Keswick Park

Keswick park has been designed and designated the “active park” of Chamblee….meaning it is designed for major activities whereas the other parks are designed to serve as neighborhood parks.

What Does Keswick Park Offer?

Keswick Park Chamblee ParksAnd indeed, the park does have a lot to offer! From picnic tables and picnic shelters to tennis and trails, you can find it all at Keswick Park! The largest of the City of Chamblee parks at 45 acres, there are many active recreation facilities including walking trails, dog park, full size adult softball field, tee-ball field, soccer field, multi-purpose field, two tennis courts and an outdoor basketball court.

There is a walking trail from Keswick Park that connects to the Mid-City District. It starts near the softball field, and leads under Peachtree Blvd and Clairmont Road and comes out on Chamblee-Tucker Road near the entrance to the Walmart shopping center. (NOTE: with the construction of Parkview on Peachtree – a mixed-used residential/retail development, the trail is temporarily closed during this construction process. A cool bridge is being built over the trail that will connect the development, and access to the retail area of Parkview on Peachtree will be available from the trail! April, 2016)

What Special Features are Available at Keswick Park?

Another great feature of Keswick Park is a 3,500 square foot community building that is available to individuals and groups to rent. You can find rental information for the Keswick Park Community Building HERE. The building will accommodate a group of 130 people.

The park is located off of Johnson Ferry Road. If traveling South on Peachtree Blvd, turn right on Johnson Ferry Road. Then turn right on Keswick Drive. This will take you through the Keswick Village neighborhood (older homes) as well as the new Keswick Village homes being built right by the park! There is a parking lot at the Community Center and just past the Community Center you can take a left towards the soccer fields and playground for additional parking.
