Historic West Midtown Goat Farm Arts Center to be Redeveloped

A significant redevelopment is scheduled for the Goat Farm Arts Center, an artist community tucked away in West Midtown that’s very well known for its creative tenants and 19th century warehouses.

The $55 million project would add apartments and artist studios to the roughly 10-acre complex, according to plans put forward to the Development Authority of Fulton County.

The proposal refers to for a four-story apartment building with 240 units, including up to 36 affordable units. The building would be a mix of studio, one-bedroom and two-bedroom units. The project would also include about 50 commercial artist studios and a surface car park lot with 300 spaces.

The investment would come to an area where several of the buildings were originally constructed in the late 1800s, have slipped into a state of disrepair and are losing their functionality and ability to operate safely, says a fact sheet on the project.

The developer is Goat Farm Development LLC, an affiliate of TriBridge Residential, according to the Georgia Secretary of State’s office.

The proposal is scheduled to go before Fulton County’s development authority on March 26. The county will deal with whether to approve almost $2.8 million in property tax abatements over the next 10 years.

Atlanta Business Chronicle first learned of plans earlier this year when tenants said they were told to vacate the Goat Farm by the end of the year.

Sources told ABC that the Goat Farm will have to temporarily close during the redevelopment.

Anthony Harper of Hollister Property Development, which owns the Goat Farm, in February said he could not comment. Harper could not be immediately reached on March 21.

Ben Hautt, co-managing partner of Stream Realty, which has developed adaptive reuse projects including the Ellsworth in the Upper Westside, shared his confidence in a project at the Goat Farm.

” Anthony and the Goat Farm were pioneers and will continue to be,” Hautt told Atlanta Business Chronicle in an email. “Goat Farm was mixing the arts, loft space, and community strategy way ahead of everyone else. No doubt this new development will be prosperous, too.”

A redevelopment at the Goat Farm comes as property values in West Midtown continue to soar.

There’s more than a billion dollars worth of new projects in the pipeline for the area, said Jim Meyer, CEO of Atlantic Capital Properties, which is part of the development team for a $150 million project called 8West that’s bringing 175,000 square feet of office space.

“West Midtown is the place people want to be,” Meyer said.

Other big developments include Star Metals at Howell Mill, Brady Avenue and 11th, where coworking company Spaces signed a lease, and The Interlock, which landed WeWork.

Hopefully this information will be of help. Keep in mind, each specific production will hire people ranging from production assistants to hairdressers to makeup as needed, and not directly by the studio itself. Another GREAT source of information is the Georgia Production Partnership (GPP) This organization is primarily responsible for creating the original tax credit that is bringing the film industry to Georgia. They have monthly luncheons where you can learn about upcoming projects happening, as well as network with various people in all kinds of businesses related to, or serving the film industry in Georgia.

Another excellent resource is the Georgia Office of Film and TV. There is just all kinds of good stuff here!

Pinewood Forrest to bring Housing to Pinewood Studios Atlanta

If you have not ventured down Sandy Plains Road and Veteran’s Parkway in Fayetteville (that would be South of Atlanta) then you have missed what has become one of the largest movie studios in the Southeast….Pinewood Studios Atlanta!  It has been growing by leaps and bounds, and has been home to some impressive movie productions, including Marvel Comics Ant Man and Captain America to name a couple. It has its own Home Depot to service the productions, and Enterprise Rent-a-Car has a location there as well. I read somewhere it is one of their most profitable locations?

Sure, there are places to live all around Fayetteville and neighboring Peachtree City. But nothing like what is coming now. And that would be Pinewood Forrest.

Pinewood Studios AtlantaThe development’s Phase One will be some 234 acres and include about 1,300 residences, hotels, shops, restaurants and office space. The site plan below calls for three “districts,” named Culinary, Garden and Craft. There is also talk of a large performing arts center too.

All of this will be located on land across Veteran’s Parkway from the studio site. (It’s possible the lake you see is the existing lake as shown in this photo on the right.

Film Production TrucksThe Atlanta Business Chronicle has reported that the investors behind Mailing Avenue Stageworks, is again expanding. This time they are headed East…to Conyers.

The group, made up of Paul and John Raulet and Tyler Edgarton paid $3.4 million for the 130,738 sq foot building that sits on some 23 acres in Conyers. The site is located at 2030 East Park Drive and will be called Eastside Stageworks. The article reports that the Conyers Rockdale Economic Development Council also helped with the deal.

The purchase, and subsequent signing of a 5-year lease for a TV show, only confirm that the film and television business is full steam ahead in Georgia, and especially the Atlanta area!  The ABC article states the partners would not confirm who the lease is with, but Warner Bros. is in the area, with the shooting of “The Originals” and offices nearby.

One has to give this team an A+ for their foresight and what could happen to their properties IF the movie industry were to bail on Georgia. (Only likely if a new Governor or State Legislature tinkered with the tax incentive responsible for the $6 BILLION industry) Rather than build from the ground up, a purpose-built studio (think Pinewood Studios Atlanta or Third Rail Studios) the team looks to buy intown properties in areas that could be revitalized in the years ahead, and the studio space could then be repositioned into other uses, like retail, restaurants, office space, etc.

Mind you, Conyers is not an “intown property” but with 23 acres attached to this site, they certainly have some options available to them.

MyMidtownMojo is familiar with this area in that Sleepy Hollow has filmed in the area, as did Fast And Furious.

Where is the Best Place to Live In the Atlanta Movie Business?

Places to Live Near Atlanta movie studiosThe 40th Anniversary of The Atlanta Film Festival is but a memory as the festival had its closing party on Saturday and a wrap party on Sunday. Many a great conversations were had during the festival, but being in real estate, I always ask where people live. And they choose where they live for a variety of reasons.

But, as people relocate to the Metro Atlanta area, I’m also asked….

Where is the Best Place to Live In the Atlanta Movie Business?

That maybe should be framed, “Where is the Best place to live in Atlanta if I’m in the Movie Business? (Google would probably have an issue with that long of a “question!”)

Well, it’s NOT an easy question to answer. As you well know, in the movie business, you don’t always go to the SAME place to work each day. Now there can be exceptions if you are on a project based in one of the major studios. But, what happens when THAT project is over and the next gig is on the other side of Atlanta? You may have a commuting nightmare on your hands, depending on your call time. 

But, here is a map of the major studios in Atlanta:

These locations make Midtown Atlanta the most central location to most of the studios! Now, you might not think so for Atlanta Metro Studios and Pinewood Studios Atlanta, located on the Southern portion of the map, but, if you LIVE close to these studios and then have to commute into the other studios, you will have some traffic to deal with if your call times hit the morning rush hour.

But depending on your position, not everyone may be able to afford Midtown Atlanta living. As you go North, you want to consider having to navigate the Downtown Connector. At any given time of the day, the traffic here can be a crawl, but try it at 7-10AM or 3-7PM and it’s more of a parking lot. This navigation can easily add an hour to your commute time to the Southside studio locations.

But, what if you are working on location? Then you may be headed North, South, East or even West. Again, Midtown and West Midtown are your more central locations.
