Georgia Tech Condos Under $100,000…Going, Going…ALMOST!

Midtown Atlanta Condo Inventory and PricesDespite what you might hear on the news, real estate is moving. And priced right real estate is moving even faster.  And if you are looking for a Georgia Tech Condo Under $100,000, you better look, and buy fast!

In December, 2011, the average Sold Price for a 1 bedroom at Cornerstone Village was $73,000. In December, 2012, the Average Sold price had inched up to $76,500. But, there were four 1-bedrooms Under Contract at an Average List Price of $90,500.  That is an increase of 15-18% in the price. (Keep in mind LIST price and SOLD price will be different)

In looking at the year 2012 compared to 2011, the OVERALL Average List price was $121,784 and the Average Sales Price was $108,561. Compare those number to 2011, when they were $106,895 and $92,941.

If you’ve been considering a real estate investment for your GATech student to live in while they attend school, now might be the time to pic up that Cornerstone Village Condo!

Heading off to college in the fall? Whether you’re a first year freshman or a senior veteran, odds are you’ll need to outfit a dorm, an apartment or a classic college house. And if your bank account looked anything like mine did in college, you’ll need to do it on a dime. Thankfully, there’s hope: megastores like Ikea and Target have loads of affordable items that don’t sacrifice style.

Beyond that, online sites like Overstock or even your local flea market will have finds for next to nothing if you simply take the time to search. Check out the following photos for some great finds that will be kind to your pocketbook and your style sense, at college and long after graduation. Happy hunting

800 Peachtree Street, Atlanta, GA 30308 | Cornerstone Village Condominiums Midtown Atlanta

Cornerstone Village GATech Off Campus Housing Condos800 Peachtree Street, Atlanta, GA 30308 leads you to one of the least expensive Midtown Atlanta condominum buildings, Cornerstone Village.

This unique community takes up an entire city block, bounded by Peachtree Street on the East, 5th Street on the South, Cypress on the West and 6th Street on the North. There are 4 buildings that make up Cornerstone Village, and they each are unique in their own way.

The Historic Manor House Building is located on the corner of 6th and Peachtree Street. This building was designed by Neil Reid and is listed on the National Register of Historic Buildings. As such it looks much like it did in the 1940’s and 50’s. It started out as the Manor House Hotel, later became apartment and was converted to condominiums when Cornerstone Village was created in 1999. This building has the fitness center, movie theater, conference and package rooms and the property management office. There is even a laundry room in this building from when it was apartments. There are also restrooms convenient to the pool.

Cornerstone Village Landmark BuildingThe Landmark building is located on the corner of 5th and Peachtree and is the second largest building with 115 homes. This building was formerly an office building that was gutted inside and the condos then designed from there. Each home features exposed brick on the exterior wall, and exposed duct work, giving a Midtown Atlanta condo buyer the closest thing to a “loft feel” in Midtown Atlanta. This building has no community amenities, but they can all be accessed via a shortcut through the garage.

The last two buildings are called the 100 and 200 Buildings or the Gallery Buildings. They were built as new construction in 1999-2000 and surround the pool on the Cypress Street side of the community. These homes range in size from 755 sq. ft. to 2 bedrooms that are around 1100 sq. ft. There are also some extra large 1 bedroom floor plans that are 1,000 sq. ft.! These buildings were originally going to be apartments that shared amenities with the condos, but were converted all to condos with the brisk sales that occured at the time of construction!

When asked if the real estate market in Midtown Atlanta has “hit bottom,” Cornerstone Village could be one of the first indications. A year ago there were probably 5-10 listings that were priced under $100,000, and numerous homes in the 100/200 buildings sold for as low as $50,000!!! Those days appear to be gone, with only one home listed under $100,000 today.

If priced right, this is still the best condo value in Midtown Atlanta with a Peachtree Street address. No, the amenites are not all on one floor, in one location like many Midtown Atlanta condominium buildings, but is that “convenience” worth $20-30,000 more in price? You just might want to look at Cornerstone Village!

Cornerstone Village is also a very popular location for students attending GATech that are looking for off-campus housing. Unfortunately, there are no leasing permits available for an investor to buy and rent, but this building can still make a perfect option for the parents of a GATech student to purchase a condo for their student to live in. If you are going to be there for 3-5 years, this may be a good option, and then turn around and sell it to…another GATech Parent!

Midtown Atlanta Market Report | Mid City Lofts March 2012

I’ve been in MidCity Lofts quite often in the past couple months as I work with Georgia Tech Parents looking for off-campus housing for their son or daughter. I had the pleasure of closing on a home in January for a student/employee from GATech!  I mean talk about convenience to the Georgia Tech campus…you are across the street from Technology Square!

But, when we look at the Midtown Atlanta Market Report for MidCity Lofts for March, 2012….it’s unbelievable! We almost did not make a graph for this one…

That’s right. ONE home on the Market! And 2 Under Contract! WOW! No wonder I can’t find homes for these Georgia Tech parents with inventory like that! Yikes!

MidCity Lofts is a cool building! From the massive stacked stone granite wall in the lobby to the rooftop lap pool and the SkyDeck…this is a great community! The home owner’s association recently renovated all the hallways and the entire club room located on the top of the building. It really shines now!

MidCity Lofts really is THE closest condo building in Midtown Atlanta to the GATech campus!

Condos In Tech Square Georgia Tech University

Georgia TechI am often contacted by students at GATech or parents of Georgia Tech students about off-campus living options. And many ask about condos in the Tech Square (Technology Square) area of Georgia Tech.

The expansion of GATech into the Midtown Atlanta footprint has been going on for many years. As a result, there are not many parcels of land for construction of new condominium buildings close to Technology Square, or any part of the campus. But that does not mean you do not have options for living close to Georgia Tech.

THE closest Midtown Atlanta condominium building to Technology Square is Mid City Lofts. This building is located on the corner of 6th and Spring Streets and is directly across the street from Tech Square. 1 bedroom homes in Mid City Lofts start in the mid $100’s. There will be occasional rental opportunities in this building as well.

Your next closest building is The Biltmore, but this is a much smaller building with minimal amenities. Home vary in size here as do the prices. The next best option for students and parents alike is Cornerstone Village. Located just 2 blocks from Tech Square, Cornerstone Village has a variety of 1 and 2 bedroom floor plans, and is a popular condo community for GATech students to rent in. This past year, the community had some amazing foreclosure sales as low as $50,000! For a condo in Midtown Atlanta, that is amazing! Now, 1 bedrooms are selling in the $70’s, so you could say the market has already “bottomed out” for Cornerstone Village.

After these buildings, you hit what I call the “big 4” of Spire Midtown, Viewpoint Midtown, Metropolis and Plaza Midtown. All of these buildings have state-of-the-art security and access systems, amenities to include pools, fitness centers, movie theaters and club rooms.

GATech Systems Engineering Improves Visitor Experience at Georgia AquariumIt is always good to see when a local university is called into action to help fix a local business problem. Such is the case with the flow of visitors at the Dolphin Exhibit at the Georgia Aquarium in Downtown Atlanta. GATech Systems Engineering logistics expertst carefully studied how guests would move and recommended ways to improve their experiences while minimizing congestion, prior to the opening of the exhibit eariler this year.

The new 84,000-square-foot AT&T Dolphin Tales attraction, which opened in April 2011, includes a theater with performances of Atlantic Bottlenose dolphins in a Broadway-style production with live actors and trainers, all set to an orchestral soundtrack. The exhibit also features a lobby area where visitors can be face-to-face with the dolphins through a 25-foot viewing window.

Eva K. Lee, a professor in the H. Milton Stewart School of Industrial and Systems Engineering at Georgia Tech and Georgia Tech graduate student Chien-Hung Chen created RealOpt-ABM, a large-scale modeling and decision support software suite that could model guest movement through the entire aquarium.

Some pretty cool things come out of Georgia Institute of Technology, located in Midtown Atlanta!
