Getting Into Georgia Tech: 8 Myths Applicants Need To Know

We’ve had the pleasure of working with many parents of Georgia Tech students that have bought Midtown Atlanta condos for their son or daughter to live in while going to school. But the housing component is just one part of college. First, you have to GET INTO the school…in this case Georgia Tech!

Getting Into Georgia Tech: 8 Myths Applicants Need To Know

Georgia Tech Off Campus HousingIn an article in the AJC by Maureen Downey, she asks the 8 myth questions to the Director of Undergraduate Admissions, Rick Clark. We’ll list her statements here, but to get the answer, please click on the link to the article at the bottom of this page.

It is easier to get into Tech if you live in rural Georgia. Conversely, it is harder to get into Tech if you attend a metro powerhouse school, such as a Walton or a Lambert, from which many top students apply. 

It is easier to get into Tech if you apply for an under-subscribed major and avoid the high demand ones such as computer science. Colleges claim your major doesn’t matter, but, if so, aren’t schools at risk of being overrun with finance and business majors? 

GATech Off Campus HousingEven though the ACT has four parts, science, math, reading and English, Tech admits based only on the math and English scores. So, a student may have a composite score of 33, but could be rejected because of lower scores on the math and English portions. So, students should not worry about the science and reading portions of the ACT and concentrate on the math and English.

Everyone knows someone in Georgia with a strong SAT/ACT score, a 4.0 GPA and lots of activities who did not get into Tech. Why would such a candidate be denied admission?

Tech says it superscores SAT and ACT, but don’t admissions counselors really look at all the scores?

Tech cares a lot about how a student performs on the SAT and ACT.

Class rank doesn’t matter because while public schools still rank students, most private schools do not.

Tech is admitting more foreign and out-of-state students as they pay full freight and that helps compensate for the deep cuts to higher ed by the Georgia Legislature.

If you HAVE been accepted to Georgia Tech, and are looking at your housing options, off-campus housing may still be an option for you to consider. The prices have dramatically risen, but if you purchase a 2 bedroom, and have roommates that pay you rent, you may actually come out ahead. It’s certainly something to consider!!

Twisted Kitchen Midtown AtlantaIndeed, we know that restaurants a plenty seems to be the retail du jour for Midtown Atlanta! And January will add a new option!

Twisted Kitchen Midtown Atlanta to Open in January

Twisted Kitchen, which currently has one outpost near Kennesaw State University, will be opening in January at University House on Spring and 8th Streets. According to owner Michael Cohen, “We’ve been ready to open since August. All the equipment and entire design is ready to go,” Cohen told What Now Atlanta (WNA) in a telephone conversation Tuesday.

A glance at the menu from Kennesaw restaurant kinda makes your mouth water! The prices are extremely reasonable….and considering they are opening in a student apartment building, let’s hope they continue that trend. With lots of fresh ingredients to add to your pasta dish, this is sure to be a great spot for students…and student athletes looking for some good carbs!

Twisted Kitchen will certainly have some great neighbors to draw from as well. Currently, within a one block radius, you have Midcity Lofts, Plaza Midtown, Aqua, University House (where the restaurant is located) SQ5, another student apartment building, and under construction just behind the building is Modera Midtown. And the new NCR corporate headquarters has just broken ground next door as well!

It’s great to finally see some life coming to Spring Street, between 10th and 5th. The huge vacant lots that have been there forever and soon to be no more…being replaced by cool buildings and lots of people on the streets!

Could GE Headquarters Join NCR Corp in Midtown Atlanta?

Seriously, you have to love the buzz that Midtown Atlanta is getting these days! All these plans and proposals (some definite, like NCR and some still out there like GE) make for exciting times in the real estate market! Buyer and Sellers….Beware!

Could GE Join NCR Corp in a new Midtown Atlanta Headquarters?

The Atlanta Business Chronicle reported today that even though GE has not yet set their little footies in Atlanta, there are some key players (a.k.a. incredible sites) that want to be ready to show them the town…Midtown Atlanta that is!

GE is drawing interest from multiple cities (Dallas being one of them) but the City of Atlanta and Georgia has already  met with GE. The potential relocation comes on the heels of a recently passed tax package in Connecticut that did not sit to well with GE. CEO Jeffery Immelt formed an exploratory committee, seeking a more “pro-business environment.” And we know that Governor Deal and Mayor Kasim Reed are all about the business in Georgia and Atlanta!

The ABC article included a rendition of how the GE headquarters could look as part of Atlantic Station. Here is that idea…

Ok….this is awesome news. Now, will some architect PL-E-E-E-E-E-ZE step up to the plate and design something that will truly WOW the 300,000 cars on the Downtown Connector Daily!!!! I mean….ANOTHER square block building?  The article states:

GE leadership sees a move from Connecticut as possibly the best opportunity to remake the company, turn away from appliances, and put a greater emphasis on software development, industrial technology, or manufacturing, Atlanta Business Chronicle has reported.

Well then…if you want to remake your company, start with a truly landmark office tower that says, “Oh heck yeah…we are HERE!” And of course this is yet another location that is prime to tap the talent pool  that IS Georgia Tech!

To give you your bearings on where this could possibily happen…the photo below I took when the Cirque Du Soleil was set up…so the proposed GE tower would be about where the white tents are.

Insomnia Cookies is a rapidly expanding late-night bakery concept that was founded in a college dorm room in 2003 at the University of Pennsylvania, by then student, Seth Berkowitz. I can so see the success of such an idea….back in college, it’s midnight and you want something sweet! AND it can be delivered? Holy Cow!  They specialize in delivering warm, delicious cookies right to the doors of individuals and companies alike. So all you GATech students….get ready for cookies!

Insomnia Cookies Midtown Atlanta July 28, 2015Insomnia Cookies has offerings of cookies, brownies, cookie cakes and even cold milk. Some locations serve and deliver ice cream…let’s hope that will be the case at the Insomnia Cookies Midtown Atlanta!  Residents in nearby Plaza Midtown, Aqua and MidCity Lofts will have a convenient spot for a late night sweet snack. It looks like you will need to make your coffee at home! And if you are a MARTA commuter, the store is just a block and a half from the Midtown MARTA station…grab a few cookies for the kids and the ride home!

The website for Insomnia Cookies also has great suggestions such as sending gifts to your college student! (Take note all of those parents we have sold Midtown Atlanta condos to for their GATech student!!) Looks like they will also do birthday gifts or group orders for your next event or meeting.

It’s that time of year that we are working with and being contacted by numerous parents of GATech students looking at the options of where they can live off campus. This process often includes looking at purchasing a Midtown Atlanta condo where they (along with a roommate or two) can live while attending school.

The main factors that all GATech parents are considering are:

  • Location
  • Price (including HOA fees, insurance, etc
  • Security
  • Ability to Rent
  • What will I be able to sell it for when they graduate?

All of these are important factors, and something I certainly understand, having been selling Midtown Atlanta since 2004! So let’s look at each one.

Location

Indeed, the closer to campus you can be the better. But with that location comes the second factor we will talk about price. There are several condo buildings within an easy walk of Tech Square. Other options in the Atlantic Station area are not as convenient, and getting to and from campus could be an issue for the student. And that great location now, will be just as important when we talk about re-sale.

Price

Unfortunately, the days of Midtown Atlanta Condos for less than $100,000 are behind us. You may find an occasional “stray” at that price, but more than likely it will either be in a less desirable location, or need some serious renovations. Even finding something in the less that $200,000 range for a 1 bedroom is becoming a challenge. Prices have gone up dramatically since our market crash, so the idea of waiting for better prices is not the best plan.

Condo SecuritySecurity

When we refer to security, we are talking about the specific condo building itself. Midtown Atlanta is an urban, city environment, and students (or ANYONE for that matter) should always be aware of their surroundings. Walking with the headphones in and your head in your phone does not make for a good awareness of what is around you!

As for the condominium buildings, security will vary from building to building. Your newer high-rise buildings have state-of-the-art security that included coded elevators, 24-hour Concierge and extensive camera systems that monitor the public, or common areas of the building. Other buildings may have other security, or not as sophisticated a system.

Ability To Rent

Every Midtown Atlanta condominium building has HOA regulations that limit the number of homes that may be leased at any given time. This is done to protect YOUR investment in a building that is primarily owner-occupied and not like an apartment building. To lease your condo, you must have an HOA-approved leasing permit. Not having one, and renting your condo illegally can net you a $25-50 PER DAY fine until the tenant has moved out, and the HOA can limit access to the common areas of the building, such as the parking garage, club room and fitness center.  On average, you can expect a 5-year waiting list in most of the Midtown Atlanta condo buildings! Now, not a bad thing. If your son or daughter is a freshman at GATech, they will have at least 3 years of school left, maybe 4 if they have an extended plan like I did! If they elect to stay in Atlanta for work, here comes another year, and before you know it, you have a leasing permit. Now, you can decide if you want to lease out the condo and turn it into an investment property. You will have anywhere from 90-180 days to decide if you are going to lease your unit, before the permit is revoked.

What Will I Be Able To Sell It For When They Graduate?

Unfortunately, my crystal ball broke. Meaning, it’s nearly impossible to tell you what the real estate market will be like in 2019 or 2020 when they finish school. (I mean it was hard to even type those YEARS!!!)

Prices have risen dramatically in the past few years since our market crash. They have slowed now, which is a good thing. It’s probably safe to say that if any of the new construction apartment buildings would convert to For Sale condominiums, a 1-bedroom is going to start in the mid-upper $200,000 range. 2-Bedrooms will certainly be the high $300’s to $400’s. So, buying that one bedroom now for less than $250,000 could be a good real estate investment.
