Viewpoint Midtown Atlanta | Rare 2 Bedroom Opportunity!

It’s no secret that I love Viewpoint Midtown Atlanta! I’ve been selling this building since it was first under construction back in 2006!!

Every Midtown Atlanta Condo building has it’s great points. Some love a building for it’s location, others for the gym, and maybe the fact that it has a grocery store on the first level!

But Viewpoint Midtown has a great central location in Midtown, on Peachtree Street between 6th and 7th Streets. Since its construction, the retail portion of the building has floundered…at best. It has recently been sold, and I’m hopeful the new owners of this space will be focused on bringing some much needed retail (and I suspect a restaurant will appear as well) in the near future. But don’t let THAT stop you from experience this great Midtown Atlanta living option.

I just saw this two bedroom home come on the market! It’s the most popular “02” floor plan on the front corner of the building overlooking Peachtree Street. This particular listing is on the 12th floor, giving you skyline views but also just above the beautiful Zen garden on the 11th floor!

As a real estate agent, I’m expected to know a lot.

After all, you’ve decided to come to me to help you with one of your biggest financial investments…buying a Midtown Atlanta condo. And one of the questions often centers around parking spaces. Parking Spaces in Midtown Atlanta Condos…Do They Really Matter?

Yes.

When purchasing a Midtown Atlanta condominium, the “standard” is one parking space per bedroom. The parking space does not belong to the condominium unit itself, but is a limited common element of the entire building, and is assigned to your specific unit. But there are exceptions to this rule, and the “standard” may not apply.

The biggest challenge falls when you purchase a two-bedroom condominium, and it only has ONE ASSIGNED parking space. This brings up that phrase from the Apollo movie, “Houston, we have a problem.” Now you, the Buyer might say, “It’s ok, I only have one car.” Well, that may be fine for you, but as your Buyer’s Agent I’m going to be talking to you about RESALE!!!! One parking space may not be a problem for you, but when you go to sell, and that next Buyer is looking for a two-bedroom with 2 parking spaces, your home just became more difficult to sell.

I dislike the overused phrase, “trust me” but in this case, trust me.

Case in point. I just lost a rental listing I had in a Midtown high rise building. Really a beautiful home…all new hardwoods, bathrooms and kitchen all remodeled…beautiful. 2 bedrooms and 2 baths. It was on the second floor, which I’m sure was a deterrent (that’s another subject) but….you guessed it…..ONE PARKING SPACE. I can’t tell you how many times I showed that condo, and got asked, “But we have two cars, where do we park the second car?”

When I’m working with a condo buyer in Midtown Atlanta, I make a point to show them every building, even if there are no current homes listed in the building, so they get some of that “feel” for the building. Just behind the building is the Midtown Publix Market, located in Plaza Midtown. This location is also just a couple blocks for the restaurants and shopping of 12th and Midtown!

Once inside Aqua Midtown Atlanta, the lobby is graced by a massive water feature along one wall of the lobby. One might think, “Why so many elevator doors?” a unique feature only found in this Midtown Atlanta condo building is semi-private elevators that service the homes. You step on the elevator, select your floor, and the elevator doors open into a private foyer….for your home only!!!

One, two and three bedroom homes offer a variety of floor plans, views and amenities. Aqua Midtown Atlanta was the first condo building to offer 3 bedroom homes…not a combination of two homes, but original design. As such, these spacious homes are well thought out and offer incredible living space and views from the Northeast corner of the building.
