My parents sold real estate in the early 1990’s in a small town in Montana. Like… BEFORE there was the Internet!! I once asked my Mom how they got access to homes as I know they did not use a lockbox. She said some sellers would simply leave their homes open when you scheduled an appointment and she could come by and show the home to her potential buyers. Or she’d have to drive to the listing office to get a key, and have to return it later that day or the next. As you can imagine, “back then” and in a small town, security issues were not what they are today. Today’s Midtown Atlanta real estate agent uses a lockbox to gain access to your home or condominium.
In Midtown Atlanta condos for sale, lockboxes hold the key and possibly an access FOB to the amenities of the building. They are either on the door handle of the condo, or may be kept at the Concierge desk. If you have a single family home, the lockbox might be hanging on the door handle, porch railing or maybe the porch swing! Lockboxes were first introduced in the 1970’s and Midtown Atlanta real estate agents had a square “key” that opened them. As with everything, technology has brought great advancements in lockbox technology and they are now electronic. They are still opened with a “key” but can now be operated from many of today’s smart phones.

You can arrange for a key release to be left with the Concierge, but by doing so, you and your Midtown Atlanta real estate agent miss out on the important information from the Buyer’s agent I mentioned above. Is the condo building vacation about to end in Midtown Atlanta? It would seem so. Coming soon to the corner of Peachtree and 7th Streets is….Seventh. (Hey, nobody said our Atlanta developers were creative in naming buildings….) It will be the first new condo building built in Midtown Atlanta in SEVEN years….
I actually attended the Design Review Committee (DRC) Meeting at the Midtown Alliance when this project was first presented as luxury apartments. Robin Loudermilk, the former Aaron’s Inc. CEO and now a full-time real estate developer has also purchased the retail component and retail parking portion of the Viewpoint Midtown building, located next to the proposed building site. At the DRC meeting, a plan was presented that will “tie together” the Viewpoint retail space with the new 100 6th Street apartment building and its adjoining parking garage and retail space. That will still happen, the change is now the apartment building will be condos.
Mind you Midtown Atlanta condo buyers, don’t get your checkbooks out just yet. Unless you have a BIG checkbook. The building will feature 21 condo homes, ranging in size from 1700-2000 square feet, with the homes starting at $600,000! Additionally, there will be two penthouse homes at 2,500 sq.ft. starting at just under $1 million. And this is not a high-rise building by Midtown Atlanta standards…the building is not expected to pass the amenities level of its neighbor, Viewpoint, which are on the 11th floor. In an article in the Atlanta Business Chronicle, it states the building will have access to the Viewpoint amenities, most likely meaning pool, fitness center and rooftop pool, all located on the 11th floor.
Loudermilk said the project does not have a construction loan, and they won’t break ground until a significant number of the homes are pre-sold. The price point of the building will be $350-400 per sq. ft. which is high, considering most recent sales in Midtown Atlanta condo buildings have been less than $300 per square foot.
But the Intown Atlanta market has been brisk in the last year, and prices have gone up some 19% from 2011 to 2012.

Oh, by the way…for your Starbucks addicts, this IS where the current Midtown Starbucks is located. But never fear….Starbucks will relocate to empty space in the Viewpoint retail area, and when the building is completed, it will be the major retail tenant for the new condo building. Whew….you thought you were going to lose your Starbucks!

You might think that living in a condominium limits your creativity when it comes to remodeling or making changes. Nothing could be further from the truth. What MAY limit you is your pocketbook, or your imagination.
Mind you, remodeling in a condominium is much different than living in a single family home. In a house, it’s all yours. You don’t share walls, or have pipes from other peoples homes passing through the walls of your house. But in a condo, you do. But that should not stop you from thinking about changes you could make. You just have to follow more of a process.

And you can do minor, or you can do major….just depends. You want to keep the cost in mind in comparison to how long you have, or will be living in your condo. If you think you will be selling soon, don’t pump a ton of money into something you won’t get a return on. but some minor things you CAN do to a Midtown Atlanta condo are also easy. My first suggestion to any of my Buyers is change out the kitchen back splash. If you buy in an older building, adding tile to the kitchen and bath floors could be a nice change. Also, although more pricey, is a shower/tub surround re-tile.
