Viewpoint Midtown Atlanta To Get Retail Enhancements and New Neighbor

Retail Space on Peachtree Street Midtown AtlantaEarlier this week, I attended the Design Review Committee (DRC) Meeting of the Midtown Alliance. This group is the first stopping point for developers looking to bring new projects or make major modifications to existing ones. In my past involvement with the Midtown Neighbors’ Association Board (we additionally reviewed projects but after they had cleared the DRC) projects could see minor, or major changes based on the input of the DRC.

Last night, there was a resounding “YES” to some changes proposed to the street level retail portion of Viewpoint Midtown and a new neighbor as well!

The combination of residential and retail in a condo building is an interesting mix. In the case of Viewpoint, Robin Loudermilk of Loudermilk  Companies bought out the retail portion of the Viewpoint Midtown condo building. Loudermilk already owned the corner of 7th and Peachtree where the current Starbucks is located.

Loudermilk’s creative (and very well received plan) integrates a new 8- story boutique apartment building on the corner of 7th and Peachtree, along with a new face to the Viewpoint retail space, which basically stretches the entire block to 6th Street. Further, the plans show retail space opening up in Viewpoint on the 6th Street side that is virtually hidden behind a wall at the present time.

One great thing about this plan, is the better accessibility and visibility that will offered to the yet-to-be-leased 2nd Floor retail on the southern part of the building. Access to this area will still be enhanced with an elevator and/or stairs off the newly created parking courtyard on 6th street.

Viewpoint Midtown Retail Upgrades

Starbucks 7th and Peachtree Street Midtown AtlantaBack on the 7th and Peachtree Street corner…never fear Starbuck’s addicts! Starbucks will RETURN to the new apartment building on the front corner, first floor. During construction of the new building, Starbuck’s will temporarily locate in some of the vacant Viewpoint retail space. The plan calls for some creative connectivity of the existing Viewpoint Parking deck (to be used by the apartment building) and the under construction 100 6th Street Apartments parking deck which will be located along  7th and Juniper Streets.

This project appears to be on a fast track indeed. Midtown residents may remember the historic brick building that was just demolished? When that demolition was underway, Loudermilk said they did not yet know what they were going to do with the site. The plans presented at the DRC were very preliminary, and they expect to be back next month with more formal plans to present.

So what’s the win-win here?

  • New construction on Peachtree Street that will offer more (yes, MORE) apartments, but in a 2 and 3 bedroom layout
  • A somewhat low rise building (only 8 stories) that will not hinder ANY views from the current Viewpoint Tower
  • A new Starbucks that will utilize saved construction materials from the demolished building
  • A much needed “freshening” of the Viewpoint Retail space that will make it more inviting for retailers and shoppers alike

Midtown Atlanta Market Report | White Provision | January 2013

Although not in Midtown “proper,” White Provision Residences in Midtown West are one of the last remaining condominium buildings that have Brand New, Never Lived In inventory!  Our January, 2013 report will indicate 13 homes listed, but there may be some inventory that is not showing in the MLS. However, it’s fairly safe to say the the options in White Provision are becoming limited indeed!

Here is a breakdown of the current inventory:

  • Three 1 Bedroom homes ranging from $210,000-250,000
  • Seven 2 Bedroom homes ranging from $275,000 – $817,000
  • Two 3-bedroom homes at $395,000 and $807,000
  • ONE home sold in January, a 2 bedroom at $300,000

These prices may seem a bit “all over the board” when you look at them but they vary based on the floor in the building and the square footage of the home. As an example, the one 2 bedroom home at $817,000 is actually a Penthouse home, but is only a 2 bedroom.

White Provision and the Midtown West area are a great Intown Atlanta living option. There is additional new construction happening just across the street, and around the corner, both new apartment buildings. But the completion of those buildings will just add more people and activity to the area!

The limited inventory trend continues in Midtown Atlanta as we take a look at the January, 2013 activity in 905 Juniper.

This boutique condo building features just 117 residences (perhaps a bit less with some combinations) and is located just 1 block off of Peachtree Street on Juniper. It will soon have closer retail options with the development of 100 6th Street.

The four active listings in the building are ALL 3- bedroom homes with some impressive listing prices:

  • $1,395,000
  • $625,000
  • $579,000
  • $549,000

One 1-bedroom home is Under Contract with a List Price of $259,000.

Viewpoint Midtown Atlanta might be called the crown jewel of the Novare buildings that were built during the condominium building race in Midtown. (Novare built buildings all over Atlanta). It certainly seemed to evolve from their other buildings to get the finishes in the homes stepped up, and the amenities level a “one-of-a-kind” in Midtown Atlanta condo buildings.

Just like most of the condominium buildings in Midtown, Viewpoint is starting to see prices climb, especially for two bedroom homes.

In January, there were just NINE homes listed For Sale in the building”

  • Five 1 Bedroom homes ranging from $185,000 – $239,000
  • Four 2 Bedroom homes ranging from $275,000 -$379,000
  • Three homes are Under Contract — a 1 Bedroom at $154,900 and Two 2 Bedrooms at $359,000 and $379,000
  • One Home Sold, a two-bedroom at $302,000

To compare, and show the increase in prices, in 2012, there were two 2-bedroom homes that sold with an average sales price of $265,395. Compare that to the $302,00o from this year!!!!

Buyers that sit on the fence and wait to buy will pay for it in higher prices at Viewpoint Midtown Atlanta.

Spire Midtown is one of the “Sister Buildings” I refer to since it sits directly across the street from Viewpoint Midtown. Both buildings were built by Novare Group, Viewpoint being their last one before the real estate market took a “turn.”

Spire has been a very popular Midtown Atlanta condo choice ever since the building first delivered homes in 2007. While it has seen its share of short sales and foreclosures, there is clear evidence that the prices are on the rise in this building as well.

Market Reports for Spire Midtown Atlanta Condos For Sale

There are a couple unique homes currently listed in Spire Midtown:

  • Two 1 Bedroom homes listed at $159,000 and $173,000
  • Two 2 Bedroom homes listed at $320,000 and $339,000
  • A Penthouse (28th Floor Front Corner 2-story) home is listed at $675,000
  • A combined 2 bedroom and 1 bedroom (still only a 2 bedroom) at $499,000 on the 23rd Floor
  • There are Five homes Under Contract — Four 1 Bedrooms ranging in price from $169-179,000 and One 2 Bedroom at $289,000.
  • One home Sold, a 1 bedroom at $190,000

In comparison, in January, 2012 there were NO sales in the building.

List prices are rising in this building, and I suspect in a few months you won’t get a 2 bedroom home for under $300,000. The building has a strong HOA, and has been quite strict on their leasing policies to keep everything in check.

Metropolis Midtown Atlanta is one of the first high-rise condo buildings in Midtown Atlanta. When it was first opened in 2002, the plan was for one tower to be condominiums and the second tower to be apartments. The first tower sold out so fast the second was immediately switched and sold as condos. With it’s location on Peachtree Street, between 8th and Peachtree Place (could be called 9th Street) Metropolis Midtown is convenient to all the dining and cultural activities of Midtown Atlanta.

What’s the Neighborhood Like?

When we refer to “neighborhood” here, let’s talk about the building and it’s amenities. The lobby has dual entrances, one from Peachtree Street, and the other from the port cochere entrance on the backside of the building. Metropolis Midtown Atlanta is the ONLY Midtown condo building to offer this feature. Great for drop-off or pick up’s of friends and there is short term parking for real estate agents showing homes in the building. There is one main lobby, but two separate, secured entrances to each of the buildings two towers. On the 6th Floor, the amenities open up between the two buildings, including a beautifully landscaped pool deck, newly renovated club room, awesome fitness center and an upper level grilling/dining deck overlooking Peachtree Street.

Floor plans range from studios at 696 square feet to penthouse floor plans at 1900 plus square feet. The homes have various sizes of balconies, but premium corner and Peachtree-facing homes have extra large balconies. The views are fantastic!

What’s Going on Nearby the Metropolis Midtown Atlanta?

Step out your front door onto Peachtree Street, and you don’t have far to go for great restaurants. Taco Mac is located in the northern corner of the retail space, and the newly opened La Tagliatella anchors the southern corner. Just north of Metropolis Midtown Atlanta is the 12th & Midtown development with more restaurants and CB2, perfect for those new condo home furnishings! Piedmont Park is just a few blocks walk, home to numerous festivals and events, such as the Dogwood Festival each April.  Also within walking distance is the High Museum of Art, the 14th Street Playhouse and the Fox Theater.
