Midtown Apartment Building Files Building Permit —Shreek!

We all know that the official Midtown “bird” is the construction crane! They are everywhere!

For those seeking to BUY in Midtown Atlanta, those cranes don’t have your name on them…as 99% of them are on buildings that will be For Rent Apartments. (The exception is the NCR corporate headquarters building, that is under construction at Spring and 8th Streets.)

BisNow has reported that Southeast Capital Cos has filed permits for their 158-unit apartment building on land that is between 4th and 5th Streets on Juniper. In geography terms, this in the very next block from the current apartment building under construction between 5th and 6th Streets!!! This photo shows the location (where the billboard is sitting in the parking lot) of this new building. The other building under construction, is just to the left.

No delivery date was announced. Here is a look at the back side of the building (away from Juniper Street towards Piedmont)

I’ve always said to any of my buyer clients, “If there is a vacant lot, there is always the potential of a building going up there.”

Such is what I have always said when showing homes with a North-facing view at Viewpoint Midtown. The view from these homes looks out over 7th Street, to Metropolis Midtown and beyond.

Well….that is about to change my friends…..Introducing Hanover Midtown

To give you your bearings, the Skyhouse South parking deck is in the lower left corner of the photo. You are looking at the building from the corner of 7th and Juniper Streets, where in fact the main entrance to the apartment building (YES…MORE apartments for Midtown Atlanta). Due to the unique nature of the lot, the Peachtree-facing portion will actually be a 4-5 story office building connected to the 30-story high rise.

Hear that all you North facing Viewpoint residents? 30 stories. Viewpoint is 36 stories.

Most of the review this evening by the Midtown Alliance Development Review Committee (DRC) was favorable for the project, and we can probably expect to see construction start sometime in 2016.

The project gives new definition to the meaning of mixed used, as the office building will share the parking with the residential portion, rather than having a separate garage. A roof-top terrace will be on top of the office portion for the office tenants, and there will be an amenities level on the 7th or 8th floor that will include a pool, roof top garden and grilling area and club room amenities such as movie theater, a potential open function space available for residents for private events, and a fitness center.

Plans call for 350 apartment homes, 11,220 square feet of ground floor retail, and 43,025 sq. ft of office space. The information says 28 stories, but during the presentation, 30 stories was also mentioned.

The corner of Peachtree and 7th Streets is shown below, and current plans call for four retails spaces of various sizes.

And no…Bulldog’s Bar is not going aways as part of this new development.

Hanover is currently developing Hanover West Peachtree on West Peachtree and 10th Streets, where Checker’s Drive In once was.

Indeed, another Midtown Atlanta apartment tower is headed upwards on the skyline!

In all of my years of selling Midtown Atlanta real estate, this is going to be a VERY interesting combination on this block! A luxury apartment building (we say luxury based on projected rents) sharing a block with a 100% student housing high rise!

Modera Midtown is being built by Mill Creek Residential, the same group that is currently building the Modera name at Cheshire Bridge and Piedmont Roads. (That building will feature a Sprouts Farmer’s Market.) The Modera Midtown will rise some 29 stories, overlooking the Downtown Connector, and the soon-to-rise NCR corporate headquarters.

But having not seen the Eastern-facing part of the building, one has to wonder how these two buildings will work side-by-side. I’ve heard there is to be a HUGE video screen on the pool deck of University House. And will there be apartments facing directly at University House?

I took the rendering of the building and added a couple notes….the red line indicates the location of University House.

The yellow highlights indicate all the buildings, that if they really DID exist in Midtown Atlanta, would be pretty amazing!

We will keep an eye on this one….other than overlooking the Downtown Connector (which can make for interesting viewing) this would be one really cool condominium tower! Wishful thinking?

It’s no secret….Midtown Atlanta construction boom is ON! Just take a look at the skyline and you will see the return of cranes on what seems like every street corner. The crane companies are certainly happy~!

I’ve been meaning to put a post together of all projects, both Under Construction, or proposed. But time just got in my way!

But my friends over at Curbed Atlanta have put together quite an impressive summary of the projects that have recently completed in the last couple years, along with what is Under Construction and Proposed.

One Museum Place and Seventh Midtown are the only two new construction condominium projects at this time. Every other building is currently planned to be rental apartments. One can only think there may be a rental glut come late 2016 as these buildings all come on line. It is certainly something to keep an eye on if you are a real estate investor (own a rental condo….you rent may take a hit as people look to move to the shiny new building) and if you are looking to purchase, we wonder if any of these projects has a “conversion clause” that will allow them to move from rental to a For Sale situation.

Time will tell.

Post Midtown Millennium Breaks Ground on 11th Street

There truly is no end in sight for the apartment construction bonanza in Midtown Atlanta. Dirt is moving on seemingly every corner…and there is hardly a condo building in sight!

The forever vacant lot on 11th Street, between the Residence Inn and the Federal Reserve Entrance will be home to a 23-story, 356 unit apartment building called Post Midtown Millennium. The building and location is unique in that it is being built over the top of the MARTA line. There is no direct connection to the station, but it will be just a short one-block walk to the Midtown MARTA station.

One can presume it will have the usual amenities such as a fitness center and pool area (I’m guessing on the top of the lower-portion of the building as seen here on the left.) The roof of the building does not appear to have anything on it, but time will tell of course.

This will certainly busy up 11th Street with activity as 60 11th Street, the sister to 77 12th is also under construction less than a block away! Cranes, cranes, cranes you do see!

I’m asked by many if they think any of these new buildings will convert to condominiums before they open? That really depends on the financing the developer obtained and if it allows for a conversion, or if the building has to first open as apartments for 2-5 years, and then convert.

Let’s just hope they don’t all (or several of them) convert at once…or then we will go for NO new condo inventory to TO MUCH!

In the next couple years, Midtown Atlanta and West Midtown are either going to have oodles and oodles of people and cars all over the place, or lots of great deals on renting an apartment! Midtown Atlanta apartment construction just keeps adding projects!

Just as The Worthing companies are under construction with Heights At West Midtown (scheduled to open this Fall and pictured here), they have now filed land development permits with the City of Atlanta for the Old Georgia Steel property off of Howell Mill Road at 903 Huff Road. Walton Westside is just across the road.

Additionally, Modera Midtown, to be built on Peachtree Place, along Williams Street (that would be the vacant space behind ( or in Front of, depending on where you are) of the University House student apartments that are currently under construction at Spring and Peachtree Place.

Oh, and then there is 1010 West Peachtree, the site of the former Checker’s Drive in. This project will be 328 homes with 13,000 sq feet of retail space. And since the construction fence is up…expect to see this one start to rise soon.

One just has to wonder when there may be too much food on the Midtown Atlanta apartment banquet.
