PENDING LISTINGS (UNDER CONTRACT) (4)

  • Two 1 Bedroom Homes at $225,000 and $229,000 — Average List Price: $227,450
  • Two 2 Bedroom Homes at $275,000

SOLD (4) 

  • Two 1 Bedrooms at $178,000 and $205,000 — Average Sold Price: $191,450
  • Two 2 Bedrooms at $348,000 and $362,000 — Average Sold Price: $355,000

2012 SALES ACTIVITY COMPARISON 

  • One 1 Bedroom at $210,000
  • Four 2 Bedrooms ranging from $250,000 – $340,000 — Average Sold Price: $290,000

The Average 2 Bedroom Sold Price jumped from $302,000 in January to $355,000 in March.

ACTIVE LISTINGS (12)  (Up From 6 in January’s Report)

  • Four 1 Bedrooms ranging from $149,000 – $199,000  — Average: $169,925
  • Eight 2 Bedroom listings ranging from $309,900 – $675,000. — Average: $419,538  ($347,000 with out combined units)

PENDING LISTINGS (UNDER CONTRACT) (4)

  • Two 1 Bedrooms at $135,000 (One is a Short Sale at $127,000)
  • Two 2 Bedrooms at $399,500 (Take out the combined unit and the average is $299,000)

SOLD (4)

  • Two 1 Bedrooms at $179,700
  • Two 2 Bedrooms at $304,500

You might recall from the January 2013 Market Report where I said it would not be long and you will not get a 2 bedroom in Spire for under $300,000? Looks like that just happened!

Another clear indication that prices are rising!

ACTIVE LISTINGS (8) (DOWN 4 From January’s Report)

  • Two 1 Bedroom homes at $209,000 and $251,000 — Average List Price: $230,000
  • Four 2 Bedroom homes ranging from $303,000 to $817,000 — Average List Price: $511,000
  • Two 3 Bedroom homes at $395,000 and $807,000

PENDING LISTINGS (UNDER CONTRACT) (3)

  • One 1 Bedroom at $209,000
  • Two 2 Bedrooms at $275,000 and $376,000 — Average List Price: $325,000

SOLD (3)

  • Two 1 Bedroom homes at $210,000 and $216,000 — Average SOLD Price: $213,000
  • One 2 Bedroom home at $314,000

2012 SALES ACTIVITY COMPARISON

  • No homes sold in March, 2012

 

White Provision is a bit interesting in how the developer has been trying to “manage” the prices. The mere fact that you can get a three bedroom home for $395,000, and then the other 3 bedroom ( a “penthouse”) home is priced at $807,000 is strange.

BUT, this area is seeing new shopping, construction in the form of TWO apartment buildings with in a stone’s throw of White Provision, and it’s easy access to all the shopping and entertainment of Atlantic Station, make this a great Midtown condominium option.

2012 SALES ACTIVITY COMPARISON

  • One 2 Bedroom at $270,000

The sales activity and pricing at The Dakota has been a challenge to understand, even for us real estate professionals. The current high priced listing ($489,000) is a town home style floor plan that’s had some extensive upgrades to it. But then the home Under Contract is at $399,900!  We’ll have to watch this one on our next report and see what’s happened!
