1280 West Condominiums is another apartment-to-condominium conversion in Midtown Atlanta. Originally corporate apartments, the homes do not have washer/dryer connections, but there is a laundry room on each floor of the building.

ACTIVE LISTINGS (8)

  • Seven 1 Bedrooms ranging in price from $85,000 to $152,900
  • One 3 Bedroom listed at some $820,000!!!! (This is a combination of three homes on the 38th floor! A spectacular looking home, but the building?)

PENDING LISTINGS (UNDER CONTRACT) (2)

  • Two 1 Bedrooms at $135,000 and $139,ooo

SOLD (1)

  • One 1 bedroom at $71,000

In comparison, in September, 2013 there were Five 1 Bedrooms that sold, ranging from $67,500 to $119,900. As is the story in most all Midtown condominium buildings, you can see how the prices have risen in 2014 from 2013!!

Prices can vary greatly in this building. When it was converted from apartments, current residents could buy the apartment they were living in, either in its current condition, or at a higher price with it being renovated. So the sales prices are vastly different and all over the place!

Windsor Over Peachtree is a conversion building from apartments to condominiums. Homes are older unless they have received a renovation in which case they can sparkle! There are no washer/dryer connections in the condos, and residents have to use a common laundry area. But for a Peachtree Street address in Midtown…there is some real value here!

  • Three 2 Bedrooms ranging in price from $124,000 to $164,900
  • One 3 Bedroom listed at $187,000

SOLD (3)

  • Two 1 Bedrooms at $72,900 and $76,000
  • One 2 Bedroom at $168,000

There were no comparison sales in September 2013 to look at. But as you can see from the pricing in this building, it’s a value for Midtown Atlanta, and a buyer just has to look at the trade-offs.

What’s My Peachtree Lofts Condo Worth? September 2014

Peachtree Lofts Condos is one of the few Midtown Atlanta condo buildings that has that “industrial loft-like” feeling and look. Homes have exposed concrete beam ceilings from the original construction as well as exposed duct work and concrete floors. Many homes have added hardwood flooring.

If a home has been renovated from the original construction, they can be amazing homes….the original finished were plain white cabinets and laminate counters.

Let’s take a look at the September sales activity!

ACTIVE LISTINGS (3)

  • Three 1 Bedroom homes ranging in price from $173,000 to $210,000

PENDING LISTINGS (UNDER CONTRACT) (2)

  • Two 2 Bedroom homes listed at $164,222 and $184,900

SOLD (5)

  • Three 1 Bedrooms ranging in price from $119,500 to $185,900
  • Two 2 Bedrooms at $210,000 and $272,000 (The $272 listing was OURS!)

In comparison, in September, 2013 there were three 1 Bedrooms that sold, ranging in price from $131,000 to $190,000. And two 2 Bedrooms at $183,000 and $262,500.

Sales prices seem to be all over the board in this building. A buyer has to make sure that “apples to apples” comparisons are made when making an offer on a home here. As mentioned earlier, some are renovated, others not, hence a price range. Also, we’ve seen some homes listed, and sold for less than the market price…either a seller that needed to sell quickly or an agent that did not price the home right.

In any regard, the building has seen prices rise from the market downturn, and the HOA is strong in this building.

What’s My Peachtree Walk Condo Worth? September 2014 Update

Peachtree Walk is an often “over-looked” Midtown Atlanta condo building. And it should not be! Prices still remain very reasonable here, and the location is convenient to the 12th and Midtown development with its restaurants and shops as well as the Midtown MARTA station on 10th Street.

There was not much activity in the community in September, but let’s take a look!

ACTIVE LISTINGS (2) 

  • Two 1 Bedrooms at $132,900 and $150,000 (And since we have pulled numbers, a 2 Bedroom home was listed at $234,900 on 10/22 and was Under Contract on 10/27…JUST 5 DAYS!!!)

PENDING LISTINGS (UNDER CONTRACT) (1)

  • One 1 Bedroom at $139,900 (Not including the 2 bedroom noted above)

SOLD (0)

In comparison, in September, 2013 there were no home sales in the building. But the prices at Peachtree Walk are some of the best values in Midtown Atlanta. The community is split into two buildings so the pool is in one building and you have to cross the street to get to it…but a small price to pay for the price of a home in this building.

Many homes have not had upgrades done to them, so a Buyer here can purchase and look to do upgrades to the kitchen and baths, maybe add hardwood floors, and most likely see a good return on that investment!

What’s My M West Atlanta Home Worth? September 2014 Update

M West Atlanta  is a modern townhome community located in the West Midtown (or Midtown West) area of Midtown Atlanta.

Due to the lack of new construction homes in the West Midtown area, homes here usually sell quickly. And prices have rebounded from the market downtown and foreclosures in the community.

Let’s take a look back at the September activity here!

What is My M West Home Worth

 

ACTIVE LISTINGS (1)

  • One 2 Bedroom listed at $225,000

PENDING LISTINGS (UNDER CONTRACT) (5)

  • One 1 bedroom at $199,900
  • Four 2 bedrooms ranging from $209,000 to $284,000 (You will see prices vary based on the floor plans and size of the home including whether the are a one or two-car garage home.)

SOLD (2)

  • Two 2 Bedrooms at $217,500 and $218,000

In comparison, in September, 2013, there was just one 2 bedroom sold at $245,000. That is a much higher sales price than we saw this year, but take note of the price range of homes that are Under Contract, one of them being up at $284,000!
