What’s My 905 Juniper Condo Worth? September 2014 Update

905 Juniper is another boutique condo building in Midtown. (Meaning smaller with 117 homes) This is another example of a condo building that has held its value. And currently, you need a big check book to purchase here with only 3 bedroom homes on the market. (NOTE: From the time I pulled data, until I got this report out, a 1 Bedroom has been listed at $315,000 and a 2 Bedroom at $499,000!! THAT is how the market changes in a week!)

Let’s take a look at the sales activity for September…

905 Juniper Condos For Sale

 

ACTIVE LISTINGS (2)

  • Two 3 Bedroom homes….one at $739,900 and the other at $1,595,000

PENDING LISTINGS (UNDER CONTRACT) (1)

  • One 1 Bedroom at $295,000

SOLD (1)

  • One 3 Bedroom at $755,000

In comparison, in September, 2013 there was one 3 Bedroom that sold at $515,000. The prices for the 2 and 3 Bedroom homes will be somewhat “all over the place” as many homes have had extensive renovations/upgrades to the condos.

But as we can see from above, and is a trend in ALL Midtown condo buildings, there is limited inventory!

What’s My 805 Peachtree Condo Worth? September 2014 Update

6th Street Site Lines For Building.805 Peachtree saw some limited sales activity in September this year.

In looking at this building to purchase, or sell, future Buyers and Sellers on the North side of the building will have to be prepared for possible lower values as a new building has finally been proposed for the vacant lot adjacent to 805 Peachtree. The building is proposed to be 36 stories and will pretty much block any views that current North-facing homes have. Something to keep in mind for sure.

Let’s take a look at September’s activity.

ACTIVE LISTINGS (4)

  • Three 1 Bedroom homes ranging from $199,000 to $209,000
  • One 2 Bedroom home listed at $549,000

PENDING LISTINGS (UNDER CONTRACT) (1)

  • One 2 Bedroom home listed at $359,000

SOLD

  • There were no sales in the building this month

In comparison, in September, 2013, there was one 1 Bedroom sold at $197,000 and one 2 Bedroom sold at $262,500. This sales price, compared to the one above that is Under Contract certainly shows an increase in price of 2 Bedroom homes. It is important to keep in mind that the floor plans vary in this building, and considering homes start almost on the 1st floor (you go up a set of steps from the lobby to get to the one section) you will have some variation in values.

It will be interesting to follow this building and if the new construction next door indeed moves forward, to see what happens with values.

What’s my 1010 Midtown Condo Worth? September 2014 Update

1010 Midtown was our last new construction condominium building in Midtown Atlanta! All the homes have been sold, and now it is all resales in the building.

1010 Midtown saw a reasonable amount of sales activity in September. Let’s take a look!

1010 Midtown September 2014 Market Report

 

ACTIVE LISTINGS (5)

  • Two 1 Bedrooms listed at $265,000 and $295,000
  • Two 2 Bedrooms listed at $464,900 and $600,000

PENDING LISTINGS (UNDER CONTRACT) (4)

  • One 1 Bedroom at $295,000
  • Three 2 Bedrooms ranging from $429,900 to $540,000

SOLD (7)

  • Two 1 Bedrooms at $272,000 and $275,000
  • Five 2 Bedrooms ranging from $390,000 to $670,000

In comparison, in September, 2013, there were three 1 Bedrooms that sold, ranging in price from $260,000 –  $294,900. Five 2 Bedroom homes sold, ranging in price from $383,000 to $549,900. There was quite a range in pricing on two bedroom homes since the building was “for sale” for several years. The developer held firm on pricing, but some homes sold for less originally, so you just see a variety in prices. Also, the size of the homes, and location of the floor plan make for premium homes on corners and such.

What’s My Aqua Midtown Condo Worth?

Aqua Midtown made a splash into the Midtown Condo market as the market took a turn! MyMidtownMojo.com even had the developer listings for a period of 6 months when the developer was offering a Mini Cooper to agents that sold a home! He never gave one away!!!!

But fast forward to 2014, and it’s a different story. There was very little sales activity in September!

In comparison, in September, 2013 there were two 1 Bedroom homes that sold for $211,000 and $230,000.

Aqua Midtown Atlanta was the FIRST Midtown condo building to actually offer built 3 bedroom floor plans. The building has semi-private elevators that open into a foyer at each individual home!

What’s My Plaza Midtown Condo Worth?

Plaza Midtown is a unique living opportunity in Midtown Atlanta! Why? It’s the ONLY Midtown Atlanta condo building where you can ride the elevator right to the grocery store…Publix! Pretty awesome when it’s 15 degrees in January! but our September Market Report for Plaza Midtown Atlanta has some interesting numbers. Let’s take a look and then discuss!

ACTIVE LISTINGS (12)

  • One 1 Bedroom  listed at $199,900
  • ELEVEN 2 Bedrooms ranging from  $299,900 to $384,900

PENDING LISTINGS (UNDER CONTRACT) (9)

  • Three 1 Bedrooms ranging from $211,000 to $249,900
  • Six 2 Bedrooms ranging from $259,000 to $349,900

SOLD (3)

  • One 1 Bedroom at $180,000
  • Two 2 Bedrooms at $340,000 and $350,000

In comparison, in September, 2013, there were NO 1 Bedroom sales and Three 2 Bedrooms at $305,000, $371,833 and $375,000.

So, In 2013, the sales price of 2 bedrooms was higher, but there was less activity. But in September, 2014, Plaza Midtown has the largest inventory of For Sale listings of any of the major condominium buildings. Why’s this you ask?

I think it could be a combination of things. First off, market prices have risen to the point that owners can either now sell and not lose money, or at least break even if they want to move on. Another potential reason could be the construction of University House Apartments across Spring Street from Plaza Midtown. When this 20-story building is complete (the same height as Plaza Midtown) residents in the East Tower (950 West Peachtree Street address) that face West will somewhat lose their view. The new building is across the street and not right on top of Plaza, but it might be a factor for people selling.

Even with the number of homes For Sale, this is a great building and prices are still reasonable! I mean, $259,000 for a 2 bedroom???

What’s My Metropolis Midtown Condo Worth?

Metropolis Midtown Atlanta is not only the building that started the condominium building craze that now makes up Midtown, but it’s still a great Midtown Atlanta living option. The community has recently renovated all the residential corridors and they look fabulous! (Trust me, they were in dire need of it!)

The amenities of Metropolis Midtown are still some of the best with a HUGE fitness center, pool deck and upper level grilling/entertainment deck overlooking Peachtree Street.

Let’s take a look at the sales activity in September!

Metropolis Midtown Atlanta Condos

 

ACTIVE LISTINGS (7)

  • Six 1 Bedrooms ranging from $171,900 to $284,900
  • One 2 Bedroom at $334,900

PENDING LISTINGS (UNDER CONTRACT) (8)

  • Five 1 Bedrooms ranging from $142,900 to $249,000
  • Three 2 Bedrooms ranging from $227,000 to $324,900. (NOTE…the lower priced $227 is a 2 bedroom, 1 bath floor plan and they tend to sell for a bit less.)

SOLD (3)

  • Three 1 Bedrooms ranging from $169,500 to $244,900

In comparison, in September, 2013, there was just ONE 1 Bedroom (actually a studio floor plan) sold for $128,000 and Two 2 Bedrooms sold at $288,000 and $292,000.

As has been the trend in ALL of the Midtown condo buildings, the List, Under Contract and Sold prices at Metropolis Midtown Atlanta are up from last year! We do love reporting good
