What’s My Cornerstone Village Home Worth? September 2014 Update

While prices have certainly gone up, the seem to have stabilized this month at Cornerstone Village. But if you were fortunate to have purchased during the down market, or a 2 bedroom last year, you’ve seen some incredible price appreciation!

ACTIVE LISTINGS (6)

  • Four 1 Bedrooms ranging from $129,000 to $145,000 ($129 is a short sale)
  • Two 2 Bedrooms listed at $210,000 and $229,000

PENDING LISTINGS (UNDER CONTRACT) (2)

  • Two 1 Bedrooms at $140,000 and $174,500

SOLD (3)

  • Three 2 Bedrooms at $208,500, $235,000 and $239,000. Note that two of these homes sold in less than 30 days and ALL of the homes sold at 96% of List Price.

In comparison, in September 2013, there was only one 1 Bedroom sold for $122,500. The dramatic difference in prices is found in 2 bedrooms. A like floor plan of those sold in 2014 sold in 2013 for $170,000. And it was not a distressed sale!

Cornerstone Village represents the best condo value in Midtown to be right on Peachtree Street, close to Georgia Tech and many restaurants.

  • One of the Penthouse homes (and she IS a beauty) is listed at $1,690,000

SOLD (1)

  • One 2 Bedroom home was listed and SOLD at List Price of $589,000

In comparison, in September 2013, there was one 1 Bedroom sold at $296,000 and three 2 Bedrooms sold, ranging in price from $375,000 to $535,000. From these numbers, we can see that homes at Luxe command the price and hold their value!

Georgia Tech Off Campus Housing — Cornerstone Village

Cornerstone Village Condominiums Intown Atlanta Real Estate`The real estate market in Midtown Atlanta has certainly changed in the past year! And so have the prices. As I work with parents of Georgia Tech students looking for Off Campus Housing, the options are still many, but the price is another story.

Enter Cornerstone Village! Conveniently located on Peachtree Street, between 5th and 6th Street, it’s an easy walk to Tech Square where students can catch the Tech Trolley for access further onto the campus if they don’t want to walk!

What does Cornerstone Village offer the Georgia Tech student AND parent? First off, Location! As I just said, easy to walk to campus. Secondly, location! CVS Health is across the street from the community, and Einstein Bros Bagels JUST opened right in the building….convenient for the busy student to grab breakfast or lunch on the way to campus! There is also Big Peach Running if they are a runner, and El Escorpion restaurant for dinner right in the building.

Thirdly, but most importantly is VALUE FOR THE PRICE! Cornerstone has always been a value on Peachtree Street. Why you ask? Well, it’s NOT the shiny, 28 story high rise that you find in it’s neighbor, Spire Midtown. You don’t have a 24-hour Concierge, but does a student need that? The community has a resort-styled pool and grilling area, perfect for your student to entertain friends. A fitness center (yes, the Campus Recreation Center is a killer fitness center for students) but this is perfect if they want to catch that 12 midnight work out and not be on campus! There is a movie room, perfect for watching a DVD related to a class project!

And values have gone up at Cornerstone Village! Two years ago, I sold a home to parents of Georgia Tech students and they paid $170,000 of the very same floor plan as listed below!

Cornerstone Village | Midtown Atlanta Market Report | July, 2014

Cornerstone Village has always been the Midtown Mile “value” condominium building for buyers looking in Midtown Atlanta. And while it still is, you can quickly see from this Market Report that prices, especially for a two-bedroom home has climbed dramatically in the last year!

There has been minimal inventory at Cornerstone Village over the past few months, and it’s kept the activity to a minimum as well.

Let’s take a closer look at the activity…

ACTIVE LISTINGS (4)

  • 3 One bedrooms listed at $124,900 to $157,500
  • 1 Two Bedroom listed at $250,000 (This number will be important when we look at 2013 sales!)

PENDING LISTINGS (UNDER CONTRACT) (7)

  • 4 One Bedrooms ranging from $101,000 to $159,900 (The $101 is a Short Sale Pending Lender Approval)
  • 3 Two Bedrooms ranging from $210,000 to $237,900

SOLD

  • There were no homes sold (closed) in July of this year

Georgia Tech Off Campus HousingNow, for a comparison sake, in July 2013, there was 1 one-bedroom at $124,000 and one 2-bedroom that sold at $172,000!! Here is where I mentioned the numbers would be important. Look at the prices of two bedrooms currently listed and what is Pending…..a jump from $172,000 to $237,900!!! This is one of the most dramatic price increases we have seen in ANY Midtown Atlanta condo building!

Cornerstone Village has been very popular with parents of students attending Georgia Tech. By making a real estate investment in their son or daughter’s future, they have been purchasing a condo that their kid could share with 2-3 other students. With the price increases, this is a bit more challenging. But even to purchase now, if prices continue to go up, you should see a return on your investment, and saved all the money from the cost of on-campus housing.

Is The Metro Atlanta Home Inventory That Low?

Metro Atlanta Home InventoryLet’s face it, real estate kind of makes the world go around. After all, it was the real estate bubble that sent the entire economy into a tail spin. And it is the rise of the housing market that will also help move the economy forward.

Just think, as more homes, condos (or in the Midtown Atlanta case….apartments!) are built, we will need more carpet, sheetrock, cabinets, light fixtures, concrete, pool chairs….the list goes on and on.

Is The Metro Atlanta Home Inventory That Low?

But as a real estate broker, I’m often asked about the inventory of homes for sale. I always, always first answer that question with the statement that real estate is local, local, local or as you may have heard, location, location, location. What that means is what is happening in Midtown Atlanta does NOT mirror what may be happening in Gwinnett County or Alpharetta.

But the recent Case-Shiller Report for Atlanta shows just how low our inventory is! Again, keep in mind this is for the Metro Atlanta area, NOT just Midtown Atlanta!

What does this mean? Well, if you are shopping for a home or condo in the $100-200,000 price range, there is some really limited inventory to choose from. If you are shopping at $500,000 and above, you might find a few more options to choose from.

And some Sellers are reluctant to place their home on the market for the very reasons above. “Will be we able to find a place that we like with such limited inventory?” “If our home goes Under Contract quickly, will we have time to find something?”

Hence, it becomes the Seller’s market, because of this low inventory, many homes go Under Contract immediately (or within a couple days) and multiple offers is not uncommon!

Yes, the Metro Atlanta home inventory For Sale IS that low!

  • Five 1 Bedrooms ranging from $168,500 to $222,900
  • Three 2 Bedrooms ranging from $355,000 to $399,900

PENDING LISTINGS (UNDER CONTRACT) (5)

  • Four 1 Bedrooms ranging from $199,900 to $209,900
  • One 2 Bedroom at $359,000

SOLD (3)

  • One 1 Bedroom at $195,000
  • Two 2 Bedrooms at $345,000 and $395,000

In comparison, in July, 2013, there were two 1 bedrooms sold for $172,500 and $184,500 and one 2 Bedroom at $310,000.

Quite a jump from $310,000 to $345,000 and  even $395,000 this year. I’ve been telling Buyers that are considering a Midtown condo purchase that the prices are NOT going down.
