Midtown Atlanta Market Report | Cornerstone Village April, 2012

Cornerstone Village still continues to be the “value leader” when it comes to buying a Midtown Atlanta condominium. Right on Peachtree Street and walking distance to everything, including GATech….you can’t beat it! Let’s look at the Midtown Atlanta Market Report for Cornerstone Village April, 2012.

A year ago, there were numerous homes for sale in Cornerstone Village in foreclosure and some sold in the $50,000 range. Prices are moving up with only one foreclosure now listed at $77,000. There are 6 homes listed as Active, from $248,000 down to the $77,000 foreclosure.

2 homes are Pending Lender Approval, a 1-bedroom at $75,000 and a 2-bedroom at 167,500. Three homes are Pending Sale averaging around $87,900.

In April, 2012 2 homes sold at an average of $76,000. In April, 2011, 3 homes sold.  The average sales price for a 2 bedroom was $149,000 and a 1-bedroom averaged at $74,000.

Cornerstone Village is still one of the best and least expensive condo living options for parents of GATech students looking for off-campus housing options. One would be hopeful that if you purchase at some of these low prices, give your student 4-5 years to get through school, that you should be able to see some profit from the sale at the end of that period. (No crystal balls here, though!)

1010 Midtown Atlanta now has the distinction of being the only New Construction option for condo buyers in Midtown Atlanta. As we look at the Midtown Atlanta Market Report for 1010 Midtown Atlanta, April 2012, keep in mind that all inventory is not showing.

The 21 Active Listings showing in FMLS are certainly NOT all of the inventory that remains in this building. Developers just don’t list all the homes that are available. But in these listings, they range from a whopping $1.6M for a 3 bedroom top floor do the lowest priced 1-Bedroom at $219,900

1010 Midtown Atlanta only has one home showing with a contingency at $419,900. 10 homes are Pending Sale, ranging from again, a whopping $1.6M to a low of $189,000 for a 1-bedroom home. (We’ll be watching that $1.6M to see what it actually closes for!)

100 6TH Street Apartment Tower Proposed for Midtown Atlanta

23 Story Apartment Building Proposed for 100 6th StreetWell, a few years ago the cranes scrambled for a place on the Midtown Atlanta skyline to build the condo towers that now grace the Midtown Atlanta skyline. Fast forward to 2012…and the race is on again to dot the skyline…but this time to build apartment buildings like 100 6th Street.

This evening, I attended the Design Review Committee meeting of the Midtown Alliance where Novare Group’s Jim Borders (builder of Metropolis, Spire, Viewpoint, Twelve Atlantic Station, Twelve Centennial Park, The Atlantic and more….) made his case for the new 23-story tower that will house some 320 homes along with an adjacent parking structure with some 400+ parking spaces.

The rendering here (also shown at tonight’s meeting) is the South facing portion of 100 6th Street. The parking deck y0u see to the right will run from almost the corner of 6th Street to the Corner of 7th Street. Sadly, garages are still needed in the City of Atlanta since mass transit is still a dream for Atlanta, but this one will take up almost a whole BLOCK! The architects played the cards right as there are two retail spaces fronting Juniper Street (even though they are not required) to keep the surrounding Midtown neighbors happy about not having a block of dead space.

For those questioning the exact location, the tower of 100 6th Street will sit basically where Loca Luna Restaurant and The Armory Bar use to be.

Some of the DRC members were not to happy about a proposed “pocket park” at the corner of 7th and Juniper Streets. One committee member said that while the idea sounded good, because of a lack of activity on that corner, the park could have the potential to be a safety issue. When asked why that corner did not have a retail space, Mr. Borders commented that is was “not a marketable space.” I think what he meant to say was he just could not charge enough for it!

If there is anything that Midtown Atlanta lacks it is AFFORDABLE retail space. Perhaps the way to “market this corner” is to a merchant that has the marketing savvy to bring in customers and can make it in the space because it’s not costing them an arm and a leg every month in rent. It will be interesting to see if this portion of the design gets changed based on community input.

It was also not 100% clear to me how the new building will be placed in relation to the current Viewpoint Midtown tower. Hopefully, those owners on the South facing side of Viewpoint will still have…..a view.

But for now, it looks like another crane for another apartment building (we have two under construction now) will be on the skyline in the coming months .

Both neighborhoods have a lot to offer. Which is your favorite? Is Midtown Atlanta the more hip, cool place to live? As this Patch.com article suggests, each has something to offer. I think hands down, Midtown Atlanta will win out if you are looking for walkability. Try walking from the intersection of Piedmont and Peachtree (you have several condominium communities right there) to Chastain Park vs. walking from say 7th and Peachtree (you have several condominium communities right there) to Piedmont Park. Hmmmm.

Do You Have the Measurements of that Midtown Atlanta Condo?

How Big are Midtown Atlanta Condos?Questions we are asked as real estate professionals range from reasonable to riduclous, and everything in between. In my time, I’ve found most questions to be reasonable. Keeping in mind that Buyers and Sellers all are individuals with their own wants and needs. So of course those questions will vary. I’m often asked about the size of a condo but, Do You have the Measurements of that Midtown Atlanta Condo?

In selling Midtown Atlanta condos for the past 6 years, I’ve become pretty knowledgable in the various buildings in my market. One key component of my market knowledge is floor plans for many of the buildings. Most of these came for original sales/developer materials. So, as a result they list total square footage, but dont’ look to “pretty” if you muddy them up with the dimensions of every room, nook and cranny.

I had a request today from an agent who showed one of my listings. I’m not sure how versed she is in condo sales, as she also asked me for an additional parking space as the Buyer has 2 cars. Ah, rule of thumb…1 parking space per bedroom and mine is a 1 bedroom. She also asked me if the Seller had a floor plan of the condo. I replied I did…and in fact, it was emailed to her before we even finished the conversation. About 30 minutes later came the e-mail, “Do You have the Measurements for that condo?”

A word to the wise, both in Buying or Selling (showing) Midtown Atlanta condominiums. Bring your tape measure.

Another word to the wise…that sectional that looks so lovely in your living room will probably not fit in a condo living room.

If you are buying a condominium, you may not be able to visualize your furniture there, or if your bed will fit. So, make sure you bring a tape measure to check the space.

If you are working with me, I’ll have one. So, in a word, Yes, I Do Have the Measurements of that Midtown Atlanta Condo!
