As a real estate broker, I try not to be a “jack-of-all-neighborhoods.” You know, the saying “jack-of-all-trades” in that you can do a little bit of everything. The same applies to real estate. We have a word or phrase for it…..niche marketing.  My niche market is Midtown Atlanta. But, If You Don’t Live in Midtown Atlanta What Are My Choices? But I do like to know the options for buyers when they can’t find exactly what they want in Historic Midtown Atlanta.

LaVista Park Intown Atlanta Real Estate CommunityThis post is inspired by a couple of things. First, my knowledge of the Midtown Atlanta real estate market, and second by the question I am often asked, “If I can’t afford a single family home in Midtown Atlanta, where CAN I live and still be close to all that Midtown has to offer? One of those answer is….LaVista Park.

LaVista Park is located Northeast of Midtown Atlanta via Piedmont Road, Cheshire Bridge Road and then Lavista Road or Sheridan Drive. By car, the dining and arts of Midtown are a mere 10 mintues away. The map below gives you an idea of the location of LaVista Park in relation to Midtown Atlanta.

According to the ByLaws of the LaVista Park Civic Association, the official boundaries are:

(1) Chantilly Drive on the North and East, Sheridan Road on the South, and the county line of the West;
(2) Citadel Road on the North, Brookforest Drive on the East, LaVista Road on the South, and the county line on the West; (3) Citadel Road on the North, Briarcliff Road on the East; LaVista Road on the South, Brookforest Drive on the West; and
(4) Sheridan Road on the North, Briarcliff Road on the East; Citadel Road on the South, Beech Haven Road on the West.
 
Established in the 1950’s, LaVista Park features a variety of home styles ranging from modern ranch homes to newer, infill construction that can sometimes be referred to as “McMansions.” It’s a wooded neighborhood, and weather can sometimes bring some of those trees down. But the wooded lots are still a beautiful part of LaVista Park.
 
The neighborhood schools include BriarVista Elementary, Druid Hills Middle School and Druid Hills High School which is an International Baccalaureate School.  Shopping is conveniently located on all side of the neighborhood, from the Tara Theatre area with a Publix Market, to the Briarcliff/Druid Hills area with a Super Target to the Toco Hills Shopping Center at LaVista Road and Druid Hills Road.
 
For residents of LaVista Park that work elsewhere in Atlanta, interstate access is easy at Cheshire Bridge and I-85. GA400 is nearby for access to the Perimeter area and beyond. Cheshire Bridge Road changes to Lenox Road at I-85 and is a direct route to Buckhead, Lenox Mall and Phipps Plaza.
