2016 Year End Market Report
2016 was not a really busy year for 805 Peachtree. 10 homes sold in 2016, compared to 11 in 2015.
There was increase in 1-bedroom homes sold, and a decrease in 2-bedroom homes sold.
For 1-bedroom homes, the Average Sales Price increased 8% from $212,375 to $230,500. 1-bedroom homes were on the market an average of 50 days, down from 55 days in 2015.
For 2-bedroom homes, the Average Sales Price increased 6% from $362,761 to $385,975. However, the days on market increased from 47 to 55 days.
In 2017, it will be interesting to watch sales in this building, especially homes on the North side of the building. Integral has proposed a new 36-story apartment building on the vacant lot just to the North of the building, and this will have a dramatic impact on the view from most all of the homes that face North. We’ll watch to see how this affects the overall prices in the building, as well as the days on market!
