Midtown Atlanta Condo Market Report – July 2011

It was a not so busy month in the Midtown Atlanta Condo Market in July, 2011. If you have your Midtown Atlanta Condo For Sale, these number will make you take notice about somethings in the market.

In July, there were 38 sales of condominiums in the Greater Midtown area. (I’ll define greater Midtown area in a moment)

Highest Price:   $733,033The Atlantic at Atlantic Station

Lowest Price:    $ 40,000

Average:            $184,743

The highest sales, as mentioned above and also one for $470,000 were at The Atlantic, pictured here. The least expensive sale was at 1280West. That building is a condo conversion that allowed people living in the building as apartments to purchase their apartments and NOT do any renovations. So some homes are not renovated and others have have been.

There are currently 374 active listings in the area with prices ranging from $759,000 to a low of $29,000.

74 homes went Under Contract in July. Of those, 35 are Pending Existing Lender Approval, or most likely short sales.  The average Sales Price is $152,946.

Sales of condos, townhomes bounce back

Today’s real estate market is shaping up to be a robust one when it comes to sales of condominiums, townhomes and lofts, according to housing professionals.

“We’ve seen a pick–up in traffic at all of our sites, with lots of contract activity,” says Vic Miller, senior vice president of sales/managing broker, The Marketing Directors, LLC (www.themarketingdirectorsinc.com) in Atlanta.  “We’re also seeing more buyers able to sell their existing homes and make their move into a new condo, townhome or loft.”

One of The Marketing Directors’ current projects includes a new gated townhome community, Brownstones at Edgewood (www.atlbrownstones.com). The three- and four-bedroom townhomes in the heart of Edgewood feature private two-car garages. As of last month, 18 live/work options were available starting at $199,900.

The townhomes feature expansive living areas with hardwood floors, gourmet kitchens with granite countertops and appliance packages, fireplaces, contemporary light fixtures, spa baths with Jacuzzi tubs and tiled showers and spacious decks with a select number of rooftop terraces.

Just steps from Piedmont Park, Ansley Parkside (ansleyparkside.com) came under new ownership in April and by May had one townhome under contract, with 40 available. Located on Monroe Drive across from the Morningside/Ansley Park neighborhood, the community of three-bedroom, three-and-a-half bath brownstones is convenient to dining and entertainment.

“Buyers are looking to simplify their lives and be centered in a more walkable lifestyle,” says Irene Hall, vice president, marketing for Evolv (evolvre.com), which represents Ansley Parkside. “Intown is still an attractive place for young professionals and those trying to downsize or simplify.”

Ansley Parkside offers two floorplans: the Monroe and the Piedmont. Both have three bedrooms, designer finishes throughout, hardwood floors, gourmet kitchens with granite countertops and a two-car garage. An outdoor pool is slated to open in July. Special financing is available, with prices starting in the $370s.

Sales have been strong at both The Park at East Paces (parkeastpaces.com) and The Stacks at Fulton Cotton Mill, reports Leslie Williamson of Coldwell Banker NRT Development Advisors, which handles sales and marketing for the properties. Just last month, The Park at East Paces had five of 81 homes remaining, while The Stacks at Fulton Cotton Mill (stackslofts.com) was more than 50 percent sold (with 134 homes total in phase two sales).

Located on East Paces Circle at the intersection of Roxboro Road and East Paces Ferry Road in Buckhead, The Park at East Paces offers one- , two- and three-bedroom floor plans, from the $170s to the $320s. Features at The Park at East Paces include elevators to each floor, custom open kitchens, granite counter tops, tile or natural stone back splashes, hardwood floors, garden tubs and separate showers, private balconies and a fitness center.

Floorplans at The Stacks at Fulton Cotton Mill – originally the Fulton Bag & Cotton Mill built in 1881– include one bedrooms, from the $130s, and two bedrooms from the $170s. Minutes from Freedom Park and shopping and dining, the New York-style loft homes, at 170 Boulevard in Atlanta, offer skyline and courtyard views and controlled access entry and parking.

Other features at the pet-friendly property include: loft-style ceilings with exposed wood timbers, European-style vanities and kitchens, quartz countertops in kitchens and baths, concrete floors and a stainless steel appliance package (gas stove, refrigerator, microwave, dishwasher).

Almost as plentiful as the amenities are the number of options on the market today in condos, town homes and lofts – with low interest rates proving just as appealing.

As Williamson points out, “while the past several years have been challenging for real estate, now is a smart time to buy” thanks to those low rates.

“Home ownership is still important to the consumer and is considered a lifestyle investment,” adds Williamson. “With condo, town home, and loft communities that offer a value proposition (competitive price, lifestyle, location) sales are occurring.”

It’s the New Year, and so it is time to look back and compare 2010 to 2009 at Cornerstone Village Midtown Atlanta.

Cornerstone Village saw a minimal sales increase of 7 to 9 homes from 2009 to 2010. Unfortunately, the Average Sales price did not move the same way.

In 2009, 5 – 1 Bedroom homes sold for an Average Sales Price of $119,840 compared to 8 homes sold in 2010 at an Average Sales Price of $94,300.

There were two 2 Bedroom homes sold in 2009 with an Average Sales Price of $218,450. But in 2010, only one home sold, a foreclosure, sold for $125,786. ( I remember previewing this unit….they TOOK the kitchen sink…and they were NOT worth taking!)

Currently, there are 10 – 1 Bedroom homes with an Average List Price of $87,730 and two 2 Bedroom homes with an Average List Price of $184,500.

Cornerstone Village is another Midtown Atlanta community that has some great values for the first time buyer or investor. However, they community has no leasing permits available. A purchaser would need to be an owner occupant, or be able to hold the property long term for potential re-sale.

It’s time for us to look over our shoulder at 2010 and see how it compared to 2009 for sales at Park Central.

Park Central CondominiumsBetween 2009 and 2010, Park Central Condominiums saw just about the same number of homes sell each year, but the Average Sales Price changed.

Park Central Midtown AtlantaIn 2009, there were 11 – 1 Bedroom homes sold with an Average Sales Price of $143,609. 9- 2 Bedroom homes sold with an Average Sales Price of $215,655.

But, in 2010, Park Central felt the crunch as 8 – 1 Bedroom homes sold at an Average Sales Price of $135,475 and 10 – 2 Bedroom homes sold for an Average Sales Price of $198,075. But the crunch was not to hard!

Currently, there are 4 – 1 Bedroom homes listed with an Average List Price of $132,400 and 6 – 2 Bedroom homes with an Average List Price of $209,100.

Park Central Condominums still represent a great value in Midtown Atlanta, especially with their location on Juniper Street and just a 2 block walk to Piedmont Park!

It’s time for us to take a look over our should at the year of 2010 and see how it compared to 2009 for Sales activity at Peachtree Lofts.

Sales activity at Peachtree Lofts Midtown Atlanta doubled from 5 sales in 2009 to 10 in 2010. In 2009, there were 4 – 1 Bedroom homes that sold with an Average Sales Price of $97,928. Three of those were foreclosure sales. In 2010, the sales jumped to 8 homes and the Average Sales Price also increased to $111,602.

In 2009, only one 2 Bedroom home sold at $197,500. In 2010, 2 sold at an Average Sales Price of $166,550.

MidCity Lofts Annual Market Report 2009-2010

It’s time for us to look over our shoulder at 2010 and see how it compared to 2009 for sales at MidCity Lofts.

MidCity Lofts did not see much sales activity for either 2009 0r 2010.

Midcity Lofts Midtown Atlanta GAIn 2009, 3 – 1 Bedroom homes sold for an average of $222,300.  There were no 2 Bedrooms sold.

In 2010, 5 1 Bedroom homes sold for an average of $166,300, a substantial price drop. Again, no 2 Bedrooms sold.

Currently, there is one 1 Bedroom on the market at $172,500, and 3 – 2 Bedrooms on the market. The 2 Bedrooms include a Penthouse unit, listed at $749,000 to the Average List Price on the other units is $349,500.
