Ansley Above the ParkAnsley Above the Park still remains THE closest high rise living opportunity on Piedmont Park. It’s newer neighbor, Luxe Midtown is set back about a block from Piedmont Park, whereas Ansley Above the Park is just across the street.

The condominium community saw the same level of activity for 2011 as it did in 2010 with 3 home sales. However, the Sales Price certainly did not remain the same.

Many of homes in Ansley Above the Park have not been renovated. It makes this building a prime candidate for a buyer that can get a good price on a home and then renovate it to their liking. Once these homes are “tricked out” with the normal granite, stainless steel and new cabinetry, they are very impressive homes. The balconies at Ansley Above the Park are especially large, and form all indications that I have seen, offer you some opportunities to create “gardens in the sky” on your balcony. They even have an electrical outlet which is perfect for a small water feature. Lovely.

Above The Four Seasons CondominiumsIf you are looking for the pricey address of Midtown Atlanta Condominiums, Above the Four Seasons would be the place. This Midtown Atlanta condominium community sits atop the Four Seasons Hotel on 14th Street. 5 star service and amenities are available to the residents of this building, including…..room service. Wow!

I might have just referred to Above The Four Seasons as the pricey address, but it’s only reflected in the LIST price of homes, certainly not in what has sold last year and this year. But, if you are looking for the $1million plus Midtown Atlanta condominium home, let’s head here!

To put living in perspective in a $2.3million condominium, just to pay your property taxes and your monthly HOA fee would take $3,806!!!

Another great mid rise condo option in Midtown Atlanta Condominiums is 905 Juniper. Ever since this building was first announced, it has been a popular choice amongst condominium buyers in Midtown Atlanta. It’s smaller size makes it more intimate, and the floor plans along with its beautiful amenities make it a great place to live.

Sales activity in the building has been low, but the prices have remained very consistent. Let’s take a look at the comparison between 2010 and 2011 at 905 Juniper.

NOTE: One of the current listings at $575,000 is a true live work space. The first floor opens onto Juniper Street and would make a great retail space….although you would need to command some serious sales to make your mortgage payment.

805 Peachtree A Midrise Condominium805 Peachtree is a great mid-rise condominium building located right on Peachtree Street at 5th Street. Its sleek, modern design is a favorite of condominium buyers in Midtown Atlanta. The community has a great resort-style pool area that easily makes y0u not want, or need to take a vacation!

805 Peachtree saw very slow activity in January – June, 2010 and again this year as well.

Of special note…for the sales in 2011, one of the homes was a Penthouse, originally listed at $1,095,000 that sold for $725,000.

I have to be honest in that I don’t pay much attention to this Midtown Atlanta Condominium community. There are several reasons:

  • High HOA fees in relation to other Midtown buildings
  • No Washer/Dryer Hook Ups in the Homes (this building is a conversion from corporate apartments-laundry in the hall!)
  • Huge drop in values (although this would now make for some great values except for that HOA fee thing again)

But I did want to share what has been happening in the building with relation to sales and values and compare 2010 to 2011.

1010 Midtown Market Report January-June, 2011

1010 Midtown Atlanta1010 Midtown is one of 3 remaining Midtown Atlanta Condominium buildings that is selling new construction inventory. As a result, we are not able to get a complete picture of the activity in the building, since some sales will not be listed in First Multiple Listing Service (FMLS).

However, our comparison to the same time period in 2010 does show some marked increase in activity as well as the Average Sales Price. Keep in mind, this increased activity could be because the popular selling Viewpoint Midtown is about sold out, and has limited floor plans remaining, and NO 2 bedrooms. (Unless they are a re-sale.)

FMLS shows no Pending Contracts.
