A real estate broker is often asked a couple familiar questions, both by fellow brokers, but from our clients as well. Why do you not have your own company and/or why are you affiliated with such and such brokerage? Both good questions, both with varied answers, based on who you ask. So, let’s say you asked me?

As to owning my own brokerage, it’s a matter of timing and money. Starting any new business requires some type of capital. A real estate brokerage can be minimal since we don’t HAVE to have a store front. Many agents and brokers work from the comfort of a home office. And now, with the ever increasing number of home buyers and sellers looking for their home, and maybe even their agent online, a “bricks and mortar” office is not always needed. But there are still expenses in setting up a business, such as the form (LLC, S-Corp, etc) and there are the costs of joining the local listing service. And signs. And logo design. So all those costs start to add up. But one day my little grasshopper…..

The second question is who you choose to affiliate with. For those of you NOT in the real estate business, (and I’m speaking for the State of Georgia as real estate license rules vary from state to state) a real estate agent’s license must be held by a Broker. I am currently an Associate Broker, which means I am now licensed to have my own brokerage when I’m ready to do so. (Note paragraph above) So that is one reason for an affiliation. From there, the reasoning can go in a number of directions.

Thomas Ramon Realty recently changed our affiliation to Palmer House Properties. While our primary reasons were financial decisions, there is something to be said about being with a company that seems to add agents to its roster on a weekly basis. That, and the fact that Palmer House Properties was ranked #8 of Atlanta’s 50 Fastest Growing Private Companies certainly had something to do with it. And, it was just time for, well…new real estate!

Ray and I have a spacious office in our new new building, complete with conference rooms, a kitchen and the ability to do our client’s closings right in our office! How convenient for our clients.  We are excited about this new change, and our new office! If you are in Atlanta, we invite you to stop by and say Hello. Mind you, a “heads up” phone call might be wise, since we could be out showing property, or working on videos and our blog to keep our clients informed about what is happening in Midtown Atlanta! But, it the time is right, the wine will be chilled, or the coffee fresh and hot!

December Mingle In Midtown – December 13 – Abrigo

As some of you may, or may not know, I am currently the Membership Chairman for Midtown Neighbors’ Association. One of my many hats I wear is to plan our monthly Happy Hours, now called “Mingle In Midtown.” It’s a great way to meet the people of Midtown Atlanta, and we also get to check out the local restaurants. They LOVE to have their neighbors come visit!

So, why don’t you come make new friends and visit with your old ones at the December “issue” of Mingle in Midtown! It will be Monday, December 13th from 7-9:30pm. We’ll be checking out the new Abrigo restaurant on Juniper Street, where they will be offering up the Midtown Mojito and some great samples off their menu! Hope to see you there!

Citizen police academies help public understand what men and women in blue do

In the often fickle arena of public opinion, acceptance sometime boils down to one key ingredient: respect.  Rodney Dangerfield couldn’t get enough of it, Aretha Franklin topped the music charts demanding it and law enforcement teams across America strive to earn it every day.

Throughout much of the 20th century, the image of the nation’s “men and women in blue” ran the gamut from the lovable, helpful cop on the neighborhood beat to Depression-era “coppers” to the Blue Meanies of the turbulent 1960s.

But 25 years ago, police enforcement agencies across America, large and small, began using Citizen Police Academies (CPAs) as a viable community relations tool to bring admirers back into the fold.  Through these programs, area residents are given the opportunity to take a close look at what police officers do and even learn a few of their skills. Since 1985 the concept, borrowed from England, has educated thousands of Americans about everyday efforts to protect and serve citizens and fight crime.

Today, as America tightens its fiscal belt, crime labs are closing, officers are being furloughed and services are being cut.  More and more police departments, including some in Georgia, are looking to CPA alum volunteers to help lend a hand with community support services, freeing officers to address the more dangerous, critical issues.  In the Atlanta area, one of the best CPA courses can be found in Doraville and residents who have completed the academy rank among its biggest and most ardent supporters.

Doraville—a local CPA role model

The Doraville Police Department’s CPA is a relative newcomer in terms of the American citizen police academy historical timeline.  Only three years old, it has steadily gained a local reputation of how the ideal CPA should be structured and conducted.

Home to nearly 10,000 residents, Doraville bills itself as “a great place to live” and no doubt owes part of that distinction to the ongoing efforts of its police force.  The once brisk drug trade is down as traffickers steer clear of the area because of its growing reputation for successful drug busts.  Officers patrol city and neighborhood streets with response times to suspicious criminal activity at about five minutes or less.

Under the leadership of Chief John King, a veteran of multiple deployments to Iraq and Afghanistan, the Doraville PD strives to stay current on the latest crime-fighting tactics and maintain current technology.  Many of the department’s assets, including its new police training center and its bi-annual CPA classes, are funded from seized drug money.

To King and his team, the launch of the Doraville CPA program in 2007 was a natural extension of its highly rated police force.  “We strive to maintain a positive and productive relationship with our citizens,” said King, “and the experiences gained from the CPA classes, along with the ensuing two-way communication, further our efforts to improve the quality of life for Doraville residents.”

Doraville CPA Coordinator Sgt. Brandi Rogers echoes King’s sentiments.  “Our CPA classes are designed to build a bond of mutual trust and respect between the police department and our neighborhoods,” Rogers said.  “The more our citizens know about the day-to-day operation of our department, the better the chances that our community remains free from the fear of crime.  CPA participants quickly learn that our job is not all glamour and high speed chases but consists of many smaller pieces that come together to get our job done.”

Educational, fun and free

The Doraville CPA was created, according to Rogers, with three goals in mind:  it had to be educational, fun and free to area residents.

“We try to convey to citizens exactly what a Doraville police officer goes through on a daily basis,” she said. “And I believe this is reflected in the CPA curriculum.  Not only do we have presentations that offer an inside, candid look at local law enforcement, but we try to add a hearty dose of interactive demonstrations and practical hands-on experience to help everyone understand the person behind the badge.  I believe we accomplish this most effectively through our officer ride-a-longs, K-9 and less lethal force demonstrations and the ever popular Special Weapons and Tactics, or SWAT, night.”

The typical Doraville CPA is held twice a year, three hours a week for 11 weeks.  Participants are immediately introduced to the criminal landscape with a tour of the city jail, complete with padded cells, observation cameras and top-notch criminal identification technology.  In the jail’s control center, lighted display maps show the location of every active patrol car in the city at any given time (think of Harry Potter’s Marauder’s Map).

Meeting weekly in the city’s sparkling new training center, CPA attendees receive detailed information about 911 operations, accident investigation, emergency response, crisis negotiation and crime prevention.  Other topics like the complexities of constitutional law, street gangs, vice/drug enforcement and less lethal weapons such as Tasers and pepper spray are also a part of the CPA experience.

Miami’s Lime restaurants to make a splash in Atlanta | Atlanta Business Chronicle

A Miami-based restaurant chain is scouting metro Atlanta for locations.

Lime Fresh Mexican Grill expects to open at least three restaurants initially, and founder and CEO John Kunkel believes the Atlanta market could bear up to six restaurants.

“We’re anti-chain, even though we are one these days,” he said. “We try to find communities we can tie into.”

Kunkel said he likes the feel of Midtown, the Little Five Points area, and the college areas in Atlanta, too, like Emory University, and has been scouting all of those areas.

Menu items include classics like tacos, burritos and quesadillas.

The chain is not affiliated with Lime Taqueria, the Smyrna restaurant owned by Atlanta businessman Rene Diaz.

Founded in 2004 in Miami, Lime Fresh Mexican Grill has eight locations in the Miami area and one in Orlando.

But the concept got a boost earlier this year when Maryville, Tenn.-based Ruby Tuesday Inc. (NYSE: RT) signed a licensing agreement with Kunkel and Lime Fresh Mexican Grill to grow the concept.

The agreement, signed Sept. 13, gives Ruby Tuesday the opportunity to operate up to 200 Lime Fresh Mexican Grill restaurants in the eastern United States, excluding Florida.

“Given that the fast-casual segment of our industry is proven and growing, and demand exceeds supply, we believe opening smaller, inline locations under the Lime brand is a potential growth option for us,” the company reported in an Oct. 6 filing with the Securities and Exchange Commission. “We expect to open one or two smaller prototype, inline company-owned Lime restaurants during the remainder of fiscal 2011.”

Entering the growing fast-casual restaurant segment “with a strong brand such as Lime” gives Ruby Tuesday a way to expand with lower risk, the company said.

“Lime is really Ruby’s growth vehicle right now,” Kunkel said. “We will use their infrastructure to grow.”

Growth vehicles

Lime Fresh Mexican Grill isn’t the only growth concept Ruby Tuesday is bringing to Atlanta.

Truffles Café, an upscale café concept with an average $18 check that currently operates three restaurants in the Hilton Head Island, S.C., area, is expected to open Dec. 8 at the former Ruby Tuesday location on Lenox Road in Buckhead.

It is the first Truffles Café operated by Ruby Tuesday.

Menu items include soups, salads, sandwiches, a signature chicken pot pie, house-breaded fried shrimp, pasta, ribs, steaks, and a variety of desserts.

Like Lime Fresh Mexican, Ruby Tuesday expects Truffles Café will help it grow, said Stewart Newbold, Truffles Café operating partner, who was once with Ruby Tuesday.

“This is the first of what we hope to be 200 Truffles Cafés nationally,” he said.

If the Buckhead Truffles Café proves to be successful, other locations may be possible in the market, Newbold said.

“We see [Atlanta] as a very strong market,” he said. “There is a keen eye on it.”

Ruby Tuesday is also converting some of its restaurants to Jim ‘N Nick’s Bar-B-Q and Wok Hay, an Asian concept.

Earlier this year Sandy Beall, Ruby Tuesday founder, president and CEO, told investors the conversions “have the potential to grab average restaurant volume increases of $1 million.”

“It seems they are repositioning the brand, to be a multi-focused operator like YUM! Brands,” said Eric Giandelone, director of food service at Mintel International Ltd., a consumer research firm.

YUM! Brands Inc. (NYSE: YUM) operates brands A&W, Long John Silver’s, Taco Bell and KFC.

“Ruby Tuesday is inching toward that in some ways with the licensing agreements [with Lime Fresh Mexican Grill and the other concepts],” Giandelone said. “They haven’t completely acquired those companies, so it is baby steps in that direction, but it is a way for them to buttress some sagging sales.”

Ruby Tuesday reported $302.6 million in revenue for the first quarter of fiscal year 2011, which ended Aug. 31, compared with $300 million during the same quarter in 2009.

The company reported net income of $12.4 million during the quarter, compared with $6.1 million a year ago.

Ruby Tuesday owns, operates or franchises 877 restaurants in 46 states, 15 foreign countries and Guam.

Wrapping up the market

Lime Fresh Mexican Grill’s entrance falls on the heels of another large fast-casual chain planning to expand in the market.

Denver-based Qdoba Mexican Grill, with locations in Alpharetta and Suwanee, recently announced it has two or three sites in the pipeline in metro Atlanta, and may put in as many as 30 restaurants.

Qdoba, a subsidiary of San Diego-based Jack In The Box Inc. (Nasdaq: JACK), has been focusing growth in markets where it has little or no presence, and Atlanta fits that category.

Chipotle Mexican Grill Inc. (NYSE: CMG) has 13 metro Atlanta locations, and Atlanta-based Moe’s Southwest Grill has 64 metro locations.

Other Mexican concepts in town include Willy’s Mexicana Grill and numerous mom-and-pop ethnic restaurants.

Lime’s Kunkel knows it is a crowded field.

“There are 9,000 Mexican concepts out there,” he said. “Atlanta is so densely populated with other Mexican concepts. But we’re unique in what we do.”

Lime Fresh Mexican Grill is a cross between fast-casual and a neighborhood restaurant, Kunkel said. “We have all the convenience of fast-casual and casual dining.”

The holidays are upon us indeed. Even if it does just seem like we put the decorations away a couple weeks ago! And so the quest begins for that perfect gift for that someone special, and what to do with those holiday relatives that are coming your way.

Enter Magical Nights of Lights at Lake Lanier Island Resort. Now first as a disclaimer, I have to admit I have never made it to this event. Shame on me. But, I’m still going to tell you about it in hopes that if I don’t make this year, you’ll e-mail me pictures and I’ll post them! He He!  But this seven mile drive filled with holiday light displays is sure to put you in the holiday mood. (Some people might need a double dose this year!)  At the end of the tour, you can visit the Holiday Village for a visit with Jolly Old Saint Nick himself, hot chocolate and carnival rides and games!

If you are an adult, but still a kid at heart, and have no kids, (whew) maybe an overnight stay at the Legacy Lodge and Conference Center might be something to consider. Hey, maybe THAT’s the perfect gift you been looking for?

The festive display of lights began November 20th, and runs through December 30th, from 5-10pm Nightly. The cost is $40 per car (Monday-Thursday except December 20-25 a.k.a Holiday rush) and $60 per car Friday and Saturday (weekend rush)
