Neighborhoods in AtlantaI always get to know my Buyers when they are looking for a new home. By learning about their lifestyle, habits, and such, I can much better ask the question, Which Atlanta Neighborhood Should You Live In?

If they have children and schools are important that will send us searching in one direction.

If they are looking for walkability and things to do without using the car, well we know we first head to Midtown Atlanta!

But there are other ways to figure out what neighborhood might be right for you. And some computer whiz, along with Curbed. Atlanta has done just that!

Pretty cool, eh? I took it the first time, and was very truthful with my answers, and of course, I got Midtown Atlanta. But, I took it a second time, and played with the answers and ended up in East Atlanta. A third time took me to Decatur! A 4th test took me to Buckhead! (I was really trying to see what it would take to get Alpharetta!!!!)

Why Does A Real Estate Agent Ask Me to Use Their Lender?

Working with a mortgage lenderSo, you’ve decided you are ready to buy a home or condo in Atlanta? You’ve been researching online for sometime now. Getting familiar with areas or condo buildings you think you might like to look at. In doing all this research and reading blogs (ah..hopefully THIS one!) you’ve also seen this thing called a mortgage pre-approval.

Most real estate agents will ask you in their initial conversation with you (we call it a Buyer Consultation) if you have been pre approved. If not, here is our list of preferred lenders. Oh, but I already got pre-approved with Anytown Mortgage. (Names have been changed to protect the not so smart mortgage brokers). What can happen with this?

Well, there are really two scenarios that could take place. First, nothing. Meaning, everything is smooth sailing right up to and through your Celebration (closing)! Awesome! You found a great mortgage broker.

Or, you have a disaster from day one, but to your Celebration…and you find the need for your real estate agent to take you out for a drink!! That is, if you even MADE it to your Celebration!

But, let’s go back to the lender point again, and I’ll give you not one, but TWO real-life scenarios that just happened this weekend! Oddly enough, they both happened with the same lender, but different loan officers within that company.

Buyer One

First Time Home BuyerSuzie is a single young lady, first time home buyer. She’s got a horrible, 1.5 hour commute to and from work where she lives with her parents. She’s ready to be a homeowner! And cut the commute. She is doing an FHA mortgage and looking for a condo. From my perspective (her agent) this was challenging as many condominium communities have let their FHA certifications expire. And she has to have one that is approved. I search and search and find her about 5 we can look at. Pretty slim number. The last one we look at….in her price range, great location that affords a huge park across the street, walkable to a shopping plaza with a Kroger and Starbucks and some restaurants. We have a winner. We make an offer, and ask the Seller to pay all her closing costs. While making her offer, she asks about these closing costs and if this means her down payment. Say WHAT? Long story short, her LENDER never explained what closing costs were, and Suzie thought she only had to have her down payment…..that’s it. Never would of happened with my lender.

I certainly learned that any future first time buyers I work with, I will be having some loan discussions to make sure they know these things. I thought the loan officer who was getting them a pre-approval would have done so. (NOTE: she was “approved” for a higher purchase price, but in the end, no she was not, as she did not have the money for closing costs!) We are currently working with one of our team lenders to make it all happen and get her this great condo!

Buyer Two

Buyer Pre ApprovalLarry came to me through a referral website where we work. He too was “pre-approved” for up to $220,000. He had been out with a previous agent who showed him several homes far, far far from where he worked! He did not want this long commute. I told him we certainly could find something closer. He had some particulars in looking for a condo, and did not want an older complex. That quickly reduced him down to just two buildings. He liked the one! Had a second showing, and wanted to make an offer. I explained that I needed his loan information from his lender. There is an exhibit in the Purchase and Sale Agreement, called a Financing Exhibit where we detail the type of financing he is going to get.

Well, he did not have a copy of his letter. Not the end of the world, right? He sends me lender information (we are writing our offer on a Saturday afternoon). NOTE; condo was shown 4 times before 1pm when we looked at it…..a.k.a. HOT market with little inventory!! Lender does not return my phone call. We submit our offer, we get a counter offer, which includes the request that Buyer provide a copy of their pre-approval letter and we accept it! Yeah, right? Ah, not so fast.

Lender does new approval letter, but does not send to ME…only to the Buyer, who presumes I got it. NOT! When I DO get a copy, it’s not a pre-approval letter but just a pre-qualification letter!!! Ok, so this is bad for both of us. I’ve got a Buyer that has really not been qualified ( I took his word for what he said he had done) and I’ve got an offer with a term I cannot meet. When I finally speak with the loan officer (I had left two messages with no return call and finally found a cell phone number and left a message) I’m told that, NO, he’s not pre approved. OK….can we get him pre approved so I can have a new letter. Loan officer says, “Well, that will take at least a week.”

SERIOUSLY?

So, I’ve now got two Buyers, both in love with the places I helped them find, and issues with their mortgage company that may keep them from getting either place.

We are still working on both to try and make it happen.

Neither Buyer would be in this situation had they worked with one of their team members.

Why Does A Real Estate Agent Ask Me to Use Their Lender?

In all fairness to all mortgage brokers/loan officers, not all of them are like this. There are plenty, plenty, plenty of very good ones. But all it takes is ONE not so good one, and your home purchase can quickly become derailed!

Million Dollar Homes For Sale In DeKalb County GA

Search Million Dollar Homes in Dekalb County GANot to say you can’t find a great home for UNDER $1 Million, why not have a place where you can search for homes that are $1 Million and more?

DeKalb County GA is one of the primary Metro Atlanta counties. In fact, part of the city of Atlanta is in DeKalb County. In the 2010 census, the population was 691,893, making it the third-most populous county in Georgia. The county seat is Decatur, a popular community to live in. In recent years, other parts of the county have incorporated to have a better control of their areas. Brookhaven became a city, and Chamblee and Doraville both annexed surrounding areas into their cities. In 2015, voters voted on creating the city of Lavista Hills, basically located from N.Druid Hills Road north east to include the area known as Northcrest outside of I-285 and South to include the areas of Embry Hills and Northlake Mall. This measure did not pass. (As of early 2016, some residents have expressed interest in being annexed into Chamblee) Also, on Tuesday, November 3, 2015, Tucker was approved in a referendum to become DeKalb’s 12th city, and will be incorporated in 2016.

Most of the homes in this price range are going to be located in the Northern part of the county, in areas like Decatur, Brookhaven and Dunwoody.

Various school clusters serve DeKalb County and Buyers would want to research those specific schools based on their needs.

Dekalb County is also only one of two counties (Fulton being the other) that approved the construction of MARTA in the 1970’s….hence why MARTA rail transit only runs in these two counties.

Penske Truck Rental has published their Truck Rental top Moving Destinations list for the past 6 years. The do claim, “our own data, compiled from do-it-yourself moves across the country, mirror the country’s migration and areas of growth,” says Don Mikes, Senior VP of Rental.

Penske’s list is crafted (what a choice word) by analyzing one-way consumer truck rental reservations made via the company website and their 800 number as well as at local company locations. (Does this mean a move across Atlanta counts?0

What Has Been Invented in GeorgiaWe’ve all heard it living in the South. Maybe we are not as smart or creative as other parts of the country. Stereotyping people and places is kinda common throughout the world, not just the United States.

What encourages people to move to one place or another? Lifestyle? Job? Economy? Weather? Family? Certainly you want to know you can sustain a living wherever you move.

But have you ever wondered, besides Coca Cola and Home Depot, what is Georgia famous for? Have we made any discoveries? Yeah, you could say we have.

Are You Considering Relocating to Atlanta, Georgia?

Atlanta is a wonderful city, filled with everything a big city offers, as well as all kinds of hidden gems. It’s a pretty cool place to live. I mean I’ve been here for 21 years!!! I’m originally from Montana (yes, they let a select few of us out each year!) but have lived in New Orleans, LA, Myrtle Beach, SC, Miami, FL, and was in Atlanta for about 1.5 years, then went to New York and came back to Atlanta. I’ve been here ever since. (All of those moves were compliments of my years in the Hospitality industry with Hilton Hotels and Nikko Hotels.)

Atlanta Georgia Real Estate AgentIf you are considering relocating to Metro Atlanta, I would love the opportunity to help you find the right place to call home. But I’m a little bit different than most real estate agents in how I help my clients, and thought it might be better if I told you right up front, how I work.

Even before I started selling real estate, I loved Midtown Atlanta. I started in 2004, so many of the condominium buildings I’m familiar with did not even exist when I started selling. I’ve taken my love of Midtown Atlanta, and my knowledge about the neighborhood and have sold most of my real estate during this past 11 years in Midtown and the surrounding neighborhoods. What does this mean to you as a home buyer if you want to live in say, Cobb or Cherokee County? I’m not going to be the agent who knows that market the best. And that’s actually a good thing as I see it. I don’t believe you can know every neighborhood, or every county in Metro Atlanta. Shoot, the metro Atlanta area is now 15-20 counties, depending on who you ask. Can you even imagine how one person could know all that?

So, I choose to focus on Intown neighborhoods basically from I-20 North to I-285. And THAT is still a huge area! But how is this a good thing for you? You will see MyMidtownMojo.com and Thomas Ramon Realty are affiliated with Palmer House Properties. When I joined the brokerage in 2010, we had about 300 agents. We now have over 1300 agents throughout the Metro Atlanta area. So, if you want to look for a home in a part of Atlanta I don’t feel I can give you the best service, I’ll find you an agent that I KNOW and TRUST to help you in the area of Atlanta where you want to live. And that is how I approach real estate.

I’ve helped buyers and sellers with single family homes, condos, lofts and townhomes. Both resale and new construction.

I’ve never had a complaint filed with the Georgia Real Estate Commission. I’ve never been involved in a mediation or a lawsuit since I’ve been selling real estate. Not every agent can say that.

I’m known amongst my peers and clients as a detailed, professional individual that works to make sure everyone knows what is happening every step of the way. And while it is my business and my livelihood to sell real estate, I won’t hesitate to talk you out of purchasing a particular condo or home, or not accept an offer on your home if it’s going to be a bad decision for you.
