What Does YOUR Listing Say?

I’m always quite careful about what I say, and how I say it in the “public” remarks of our listing service. I always tell my Sellers’ that this is what will show up on many of the websites that people look at and find their listing. Of course, I enhance all of my listings via REALTOR.com, but this is also the first impression that other agents get about my listing. What is says, can make an agent decide whether to preview my listing or show it. Or if a BUYER wants to see it.

Man ThinkingThat said, I just have to laugh when I read the following description in our listing service yesterday:

“The Homeowners/Sellers Obligation to perform on this contract is subject to the approval of the Lien Holders. For Any Inspection Buyers Cost. Buyer Must Turn on Utilities. This is a Short Sale.”

Well doesn’t that just make me want to run right over and show that listing?

It certainly sounds like something that came right out of some lender’s legal department, but I mean really? Could we have not put that in the Private Remarks, and really described the home, a condo on the 15th floor of a great Midtown building and at a great price?

Sure, if I am representing the Buyer, I need to know that they will have to pay for the utilities to be turned on for the inspection. Sure I need to know this is a short sale. But all of that could of been in the Private Remarks, and the Listing Agent could of been selling the features of this condo to the prospective Buyer…and to ME!

When I work with you as your Listing Agent, we work together to make sure we have identified all the best features of your home to get the most exposure possible. Even if it’s a short sale, we want to encourage the Buyer to see your home or condo and what is unique about it.

Midtown Atlanta Streets to Get Make Over

14th and CrescentConstruction began back in August as part of the  Midtown Alliance plan to improve sidewalks, add lights, trees and parallel parking. Once that portion is completed, they will commence the 14th Street Streetscape from West Peachtree all the way to Piedmont Park.

Construction funds for the project were provided from the American Recovery and Reinvestment Act. It was designed to enhance the pedestrian environment, improve public safety, and achieve a better balance between accommodating large volumes of vehicular traffic and creating a more livable urban environment. Over the last eight years, the Midtown Alliance Cityscapes Program has completed similar improvements along Peachtree Street, WestPeachtree Street, Piedmont Avenue and 14th Street (between Fowler and West Peachtree Streets).

Midtown Atlanta has been working to improve its walkability and mobility with projects that provide wider sidewalks, enhanced street and sidewalk lighting, new landscaping, granite curbing colored accent pavers, trash receptacles (AMEN AMEN!!!) and bike racks among other improvements.

Sadly, the announcement also mentions that a number of exiting trees will have to be removed on 14th Street due to utility conflicts and to allow for changes in the street function. This means some pretty big trees will probably be giving their lives up for progress. Bummer. However, some 70 new Elm trees will be installed every 30 feet on either side of the street the entire length of the project. They will be keeping Midtown Atlanta green, but it might be a few years before the trees look anything like they currently do on 14th Street, depending on which ones come down…

Construction will be intense, so if you are in this area of Midtown Atlanta, please watch out. Of course we’ll be watching this program very closely and will capture some more pictures as things progress.

Here’s a quick look at what Crescent Avenue currently looks like….I’ll get some before pictures of 14th Street so we can all see the changes!

You Tube Is 5 Years Old! Happy Birthday!

This year, in fact on February 15th, You Tube turned 5 years old!  It started with a kid’s video from a trip to the zoo. And that kid later turned out to be one of the FOUNDERS of You Tube, which was sold to Google for a modest $1.6 BILLION! And You Tube is the second most searched site after Google itself.

Man, how come I can’t think of an idea like this?

So, You Tube Is 5 Years Old! Happy Birthday! I thought I would share with you all the single most watched video EVER on You Tube…..

Tin Lizzy Cantina – Midtown Atlanta It’s Yum Yum!

Tin Lizzy Cantina Midtown AtlantaMy restaurant visits are not what they use to be. But I do get an opportunity to sample things as I plan the monthly Mingle In Midtown, a social happy hour for the Midtown Neighbors’ Association. A new restaurant had opened in Midtown, so I quickly reached out to the owner, Andy McKoski about hosting our event.

This is not the first Tin Lizzy Cantina. They have locations on Memorial Drive and Piedmont Road in Buckhead. But the addition of Tin Lizzy Midtown Atlanta is awesome. First off, it’s in a great location on Crescent Avenue, between 14th and 13th Streets. They took over from another restaurant, but have given it the Tin Lizzy touch!

My food sampling was limited to the complimentary food they gave us, but it still came off the menu….and it was delish!

But the thing that stood out the most is their salsa. It’s to die for! I even got them to give me a container to take home!Their menu offers all kinds of great things. Like fried pickles? 21 different options for tacos, Tin Skillet dinners and great quesadillas! Tin Lizzy Cantina does it right!

Lei, Chris and ThomAs I mentioned this was our social/networking event for the neighborhood, so it was great to see familiar faces as well as some new ones!

Tin Lizzy Cantina Midtown is open Monday-Saturday, 11:30AM – 2:30AM and Sunday from 11:30AM to 12:00AM

It’s become one of my Midtown favorites and hope it will for you too!

This picture did not really capture the essence, but it reminded me of say a coastal area where you get the low lying fog/mist and it starts to burn off in the morning sun.

And if you live in an older condo building or home, be very careful with any type of paint removal in case there is lead paint. (And most likely, there is.)
