Condominium Amenities in Midtown Atlanta GA

As you are shopping for your next Midtown Atlanta GA condominium, be sure the think about the amenities the building has to offer. While a pool, or a fitness center might not be important to you, it might be to the NEXT person that buys your home!

One amenity that is often overlooked by buyers that I work with is the pool. Especially if you are buying in January or February….a pool might be the last thing you think about. But as your REALTOR, I’m here to tell you, when summer hits, you will be wanting that pool. I hate to use the phrase, but….trust me.

Condominium amenities in Midtown Atlanta GA are pretty consistent amongst the major buildings, but when you start to look at smaller buildings, you will start to sacrifice many of these.

Museum of Design (MODA) Moves to Midtown Atlanta

Museum of Design Midtown AtlantaMidtown Atlanta has long had the name, “Heart of The Arts,” and with good reason. From the High Museum and Woodruff Arts Center, to the Fox Theatre, 14th Street Playhouse and the Laughing Skull Theatre, we’ve got some art happening in Midtown.

So, it just seems a natural fit to hear that the Museum of Design (MODA) is moving from Downtown Atlanta to a new location across the street from….The High Museum! How perfect could that be!

Now, let me be the first (well, maybe not) to say, I did not even KNOW about MODA and the Downtown Atlanta location! Now, it will be right across from another major museum, and hopefully this will bolster its image and awareness.

In an article at ArtsCriticATL.com,  Brenda Galina, the MODA Executive Director said, “Having Peachtree frontage in the culture district is a dream.” The new location will be on the ground floor of the new headquarters for Perkins + Will, an architectural firm and will be located at 1315 Peachtree Street.

The Museum of Design will need to work to generate more income and grants to be there for the long term. But with a great location in Midtown Atlanta, art lovers now can get a “two for one” by having two museums across the street from each other!

Life has a funny way of bringing things around in a circle. Know what I mean?

Years ago (I mean YEARS ago) I use to be in the hotel industry. In fact, that is what I got my degree in from the Hilton College of Hotel and Restaurant Management at the University of Houston. Anyway….that’s another story.

The last hotel I worked at was the Hotel Nikko Atlanta which is now the Grand Hyatt Buckhead. Through the power of social media and all, I’ve reconnected with a co-worker from there, Beth Estes. Beth stayed the course a bit longer than me in the hotel industry, but has now branched out into the fitness world. And let me tell you….she looks fab!!! (Hmmm…maybe I need to work out a trade Beth?)

I am going to start featuring a monthly column from Beth about fitness. I hope you will find it useful and informative. And if you are feeling the need to build up that Midtown Muscle, then why not give Beth a call. I’m sure she will whip you into shape in no time!

Scheduling Time and Scheduling Posts!

Thomas Ramon RealtyIf you are a new reader to our site, first, let me apologize for my last post being some 2 weeks ago! Trust me, as a blogger, I know that is NOT the way to build or reward your readers.  Constant (or timely) posting are what you are looking for. Can I say I totally agree????

Understand, I’m not at a loss for content. Good heavens NO! I’ve got stacks of things to blog about. In fact, sometimes I miss getting posts out about upcoming events. It comes down to “time blocking” my bloggging activities and also making use of the publishing feature I have right here on my site! Heavy sigh!

So, today, I’m working on numerous posts to have ready to go out this week. To remind myself of what I need to do, and to reward you, my reader with interesting posts about Midtown Atlanta and other areas I think you might find of interest.

Cornerstone Village Midtown Atlanta Annual Market Report

Building NameWhile Cornerstone Village offer both newer, modern soft-loft condos, the community also has two buildings that were built in the 20’s and 40’s that offer condominiums with all the modern conveniences, yet inside historic buildings.

Over the past couple years however, the community’s sales and prices have taken a tumble. If they rebound in the coming years, there are certainly some incredible values to be had in this building. While the below graphs reflect activity for 2007-2009, sales and prices in 2010 have remained depressed. An additional challenge for Cornerstone Village remains with the lack of FHA approval for financing.

If you are considering Buying at Cornerstone Village Midtown Atlanta give us a call!  There are some great prices in this building right now, and “should” make a good long-term investment. If you have a student attending GATech, this can be a great housing option without paying rent!

Aqua Midtown Atlanta Annual Market Report

Watching what has happened in this building has been interesting. As we reported back in March of this year, the remaining units in Aqua Midtown were sold at auction, and the last developer-owned unit was for sale.

While Aqua Midtown offers some unique floor plans and amenities, like direct elevator access to EACH home, the building had challenges selling with the price points and finishes. Here’s a look at the building’s performance, 2007-2009.
