A review of these numbers shows:

  • ACTIVE LISTINGS — One 1 Bedroom at $179,500
  • ACTIVE LISTINGS — Four 2 Bedrooms ranging from $299,000-$349,000
  • ACTIVE LISTINGS — 1 Three Bedroom (a combined unit) at $750,000
  • UNDER CONTRACT — Three 1 Bedrooms ranging from $175-185,000
  • UNDER CONTRACT — Two 2 Bedrooms at $299,000 and $338,000
  • SOLD — No homes sold in January, 2013

In comparison, in January, 2012, there was One 1 Bedroom sold at $124,000 and a 2 Bedroom at $193,000.

Prices for 2 Bedrooms have risen $100,000 from 2012 to 2013!!! We’ll watch to see what those homes that are Under Contract finally close at, but you probably have missed the bottom of the market for this Midtown Atlanta building!

The Tuscany Condominiums are located at 10th and Juniper Streets. This community is made up of 4 separate buildings that feature courtyards, fountains, fish ponds and of course a pool.

The location is convenient to the Midtown MARTA station, as well as the 10th and Piedmont corner and Piedmont Park.

Again, limited inventory is found in this Midtown Atlanta condo community!

The sales activity in Tuscany Condominiums looks like this:

  • Five 1- Bedroom homes are Active Listings, with prices ranging from $110,000  – $150,000.
  • Four homes are Under Contract. A 1-bedroom at $119,000 and three 2-bedrooms ranging from $160,000 – $225,000.
  • No Homes Sold in January!

As a comparison, there were no homes sold in January, 2012.

Metropolis Midtown Atlanta set the stage for the growth of condominium buildings in Midtown Atlanta. While it may have been the first new high-rise on the skyline of Peachtree Street, it is still a great building with amenities for residents and some great restaurants as retail anchors at the street level.

In January, 2013, Metropolis Midtown Atlanta saw a decrease in the number of condominiums For Sale and an increase in the number of homes that are Under Contract! This is another sign of the tightening real estate market in Midtown Atlanta. Buyers have limited homes to choose from, and if priced right, new listings quickly go Under Contract, often with multiple bids!

Let’s look at the activity in January…

  • ACTIVE Listings One Bedroom  — 3 ranging from $149,000-$199,000
  • ACTIVE Listings Two Bedroom — 1 at $290,000
  • UNDER CONTRACT Listings One Bedroom — 4 ranging from $110,000-$175,000
  • UNDER CONTRACT Listings Two Bedroom — 2 with one at $269,900 and a Penthouse at $499,900.
  • SOLD Listings — There were no sales in January, 2013.

In comparison to 2012, Metropolis Midtown had Two 1 Bedrooms sold at $109,800 and 1 Two Bedroom at $456,000.

The one bedroom home prices are on the rise in this Midtown Atlanta condo building!

MidCity Lofts is located on Spring Street at 6th, just across the street from GATech’s Technology Square. This Midtown Atlanta condo building has seem the LEAST amount of inventory available in recent months. Homes listed here easily go Under Contract in days!

And as you can see, this building has NOTHING available For Sale! Two homes are Under Contract, a 1-bedroom at $169,000 and a 3-bedroom (which is a combination of two homes) at $335,000. There were no sales in January.

In comparison to January, 2012 when there was ONE sale, and it was MyMidtownMojo and Thom Abbott the represented that GATech Buyer!

  • ONE HOME SOLD, a 2 bedroom at $280,000

As a comparison, in 2012, only one home sold, a 1-bedroom at $87,500

Luxe Midtown Atlanta had the second lowest inventory in January, 2013 with just ONE home Listed For Sale.

Located just 1/2 block from Piedmont Park, this building is a smaller condominium community with just 116 homes in the building. It is close to the park-side restaurants on Piedmont Avenue, and the restaurant corner of 10th and Piedmont.

There is one 2- Bedroom home listed at $649,000, one home Under Contract at $509,000 and no sales in January, 2013. This compares to just one 2-bedroom home that was sold in January, 2012 for $637,000.
