New York is known for its skyline jam-packed with skyscrapers straining toward the clouds. But it’s a sight rarely seen from above, looking down on the penthouses terraces, rooftop gardens, bars, basketball courts, and pools.
Midtown Atlanta has some exciting “roof tops” but they are usually on top of parking decks. Some are actually on the top of the buildings…but probably not as much as New York!

As we take a look at the Midtown Atlanta Market Report for Plaza Midtown, April 2012, we see an emerging trend in Midtown Atlanta condominium sales….The inventory is scarce!!!
I can remember when this building easily had 20 or more homes listed For Sale. But now, just FIVE, yes, 1,2,3,4, FIVE homes For Sale!
The current Average List Price is $300,940. There are two homes Pending Lender Approval with an Average List Pric of $139,900. Two additional homes are Pending Sale with a 2-Bedroom home at $275,000 and a 1-Bedroom at $156,000.
There was just one home Sold, a 2-Bedroom at $219,900.
Last year, 5 homes sold in April, 2011. Two bedrooms had an average price of $225,000 and one bedrooms $118,000
So, we have listings in the $300’s, Pending Sales at $275 and a sold property at $219. Looks like prices are starting to climb in Plaza Midtown. Of course, this upward progress will depend on any additional foreclosure or short sale listings.

Both neighborhoods have a lot to offer. Which is your favorite? Is Midtown Atlanta the more hip, cool place to live? As this Patch.com article suggests, each has something to offer. I think hands down, Midtown Atlanta will win out if you are looking for walkability. Try walking from the intersection of Piedmont and Peachtree (you have several condominium communities right there) to Chastain Park vs. walking from say 7th and Peachtree (you have several condominium communities right there) to Piedmont Park. Hmmmm.

As much as I love My Midtown Mojo…we have to venture out and see what the rest of the world (a.k.a. Atlanta) has to offer. Truth be told…there are some pretty impressive condominium buildings throughout Atlanta. A striking one in every way is Sovereign Buckhead.
I attended a Broker Open House way back in September, 2009 but the building is still as amazing as ever.
Sovereign Buckhead sits atop an office building on Peachtree Road in Buckhead. Since the residences start on the 28th Floor, you can just imagine the vistas that every home offers. The are no 1 bedroom homes, only 2 and 3 bedroom homes, and they are certainly not your 1200 sq. ft. condo we often write about. Two bedroom floor plans range from a “small” 1,563 sq. ft to 3,203 sq. ft. YES, for a 2 bedroom…that big! The photo of me below is taken in the unusal corner of the largest 2 bedroom, but that floor plan is Sold out! (Never fear, still plenty of options available!)
One would expect some outstanding amenities in a building like Sovereign Buckhead…and that they are:
