Is The Atlanta Real Estate Market Hot?

When you market and sell real estate, you can’t walk into a restaurant, get your car serviced, or even go for an evening walk without being asked the question, How’s the real estate market? Is the Atlanta real estate market hot?

Well, the answer is pretty much…yes, yes and….YES!

I’ve placed condos on the market at 9am and had them Under Contract at 9pm! I’ve had Buyers make offers on multiple properties before finally getting one. we’ve not paid over list price….yet….but that could soon happen!

Don’t be surprised if you are home shopping in Atlanta, and a Seller does NOT allow you to have an appraisal contingency on your contract. In other words, if you offer to pay $275,000, and the condo appraises for $270,000, the Seller is expecting you to come to the table with the extra money. That would, sort of be like paying more than list price, but not really.

But if you need some more credibility about the Atlanta real Estate market, here you are…

In Tighter Loan Rules, Wiggle Room for Banks

Federal regulators, apparently concerned about doing anything to disrupt a recovering housing market, allowed mortgage lenders big concessions in a new slate of regulations.

 

But consumer advocates and some industry lawyers say that the safe harbor provision, in practice, will make it difficult for borrowers to pursue an exhaustive legal inquiry. So the safe harbor is seen as a big win for the banks.

 

“There’s this constant struggle between protection and access to credit,” said Leonard N. Chanin, a partner at Morrison & Foerster.

You gotta love the power of the lobbying effort….or not. Banks and Borrowers both got something…but you have to wonder who got the better part of the deal.

The Reasons People Moved in 2012

Everybody moves in one way or another.

You move when you walk. But the kind of move I’m talking about is the place you call home. Some people will move more than others. It could be out of need, or they simply have the “ability” to move. Ability could mean they have equity in their home, a job transfer with some relocation benefits, who knows?

But moving is a big deal. Whether by necessity or by choice. Whether it’s across the street, across town, or across the state, it’s a big deal. Besides packing, and all that, there is the process of selecting the right real estate agent to market your home or condominium. And, if you are moving within the same city, do you use the SAME agent for both the sale of your current home, and the purchase of your next? Ah, that’s another topic.

But there can be many reasons you need to move. Whatever YOUR reason, I’m here to help make the real estate part of your move as smooth and easy as possible.

The biggest joy of real estate is the look on the face of a buyer I’m working with when we find “the one…” that is sure to be their new home.  Sometimes it happens after looking at just a few homes, and other times..it takes quite a few homes! But, it’s also fun to get to know your clients as you spend a few hours in the car, or walking the streets of Midtown Atlanta!

Intown Atlanta Real Estate Under $100,000Why Do People Live in Midtown Atlanta?

Midtown Atlanta is a central location in the metro Atlanta area, and the walkability of the area is a key factor in why people live in Midtown Atlanta. Also, often called the “Heart of the Arts,” Midtown features the High Museum, Woodruff Arts Center and the Fox Theater, just to name a few. Step out the front door of your condominium and a host of dining options await you. From a walk in Piedmont Park to afternoon cocktails at Gordon Biersch Brewery on Peachtree Street, Midtown Atlanta is all about getting out on the streets and leaving your car in the garage. From most of the major condominium buildings you are walking distance to the CVS Pharmacy on 6th and Peachtree and the Publix Urban Market locate in the Plaza Midtown condominium building at West Peachtree and 8th Streets. All over Midtown Atlanta you’ll find restaurants serving up everything from salads to sushi.

What’s the Neighborhood Like?

There is a variety of condominium homes to choose from in Midtown Atlanta. Finding one under $100,000 will certainly limit you to the buildings you can look at, but in that price range, you should be able to find a 1 bedroom ranging in size from 600-800 sq. ft. Most likely y0u won’t find your home in a high-rise building, but more so in the mid-rise condo buildings. Your condo may, or may not offer a balcony to take in the sights and sounds of Midtown. In smaller buildings located in the Historic Midtown area you may also have on-street parking rather than a garage or even a parking lot.

What’s Going on Nearby Midtown Atlanta?

Atlantic StationMidtown still has some work to do when it comes to the shopper….but never fear, you have options. Atlantic Station is located across the Downtown Connector at 17th Street.  It’s just far enough, you will have to break your car, or bike out to visit this one. Lenox Mall and Phipps Plaza are located in Buckhead, and you can use the MARTA train to get to and from there if you wish. Midtown West is an up and coming area with shops and restaurants. And you are within walking (or a MARTA train ride) from Downtown Atlanta where you will find the Georgia Dome (Home of the Atlanta Falcons football team) the Phillips Arena (concert and basketball central) and just on the other side of Downtown Atlanta is Turner Field, home of the Atlanta Braves baseball team.

What Schools will the Kids Attend?

If you have school age children, Midtown is served by Springdale Park Elementary, Inman Middle School and Grady High School. There are also some private schools, such as The Children’s School.
