Spire Midtown Atlanta Looking for a great option for Georgia Tech Condo Housing? Then let me take you to a building near and dear to my heart. I bought a home in Spire in it’s pre-construction sales days when you had to lean against the wall to sign your contract and the building sold out in THREE WEEKS! Wow! I’ve since sold my place, but still love the community feel you get in the building. But, you too would be happy having YOUR Georgia Tech student living in Spire Midtown Atlanta.

Spire Midtown Atlanta was the next “child” of Novare Group after their ever popular Metropolis Midtown. (I’ve yet to review this building…stay tuned!) But, kinda like an automobile design, we learn as we go along. So, Novare improved on Spire with upgraded cabinetry in the kitchen’s and baths, a choice of cabinet colors (but only if you changed floors) and less studio floor plans and more one bedroom plans.

Constructed on the corner of 7th and Peachtree Streets, it certainly has taken its place as a Midtown Mile icon. And the moment you step in the lobby, you will certainly see why. Spire Midtown Atlanta is everything a condominium community should be, yet offers amenities and security that are sure to be important to any parent looking for Georgia Tech Condo Housing.

Atlanta Condos For Sale August 22, 2015The lobby is…..striking. You truly like coming home, or welcoming guests here. Not the original color design when built, and in fact has been changed twice to the current design you see here on the right.  24 hour Concierge and Security greet you in the lobby. A secured “second lobby” is controlled access for residents, and the Concierge can send your guests up and control exactly which elevator and floor they are going to. Elevators are also controlled access, and resident can only access their parking level, amenities level and the floor where their home is located.

Spire Condominiums Midtown August 22, 2015Spire Midtown Atlanta made quite an impression with their Sky Club on the 7th and 8th Floors. Internet stations, catering kitchen and wet bar, pool table and movie screen room were, and still are quite impressive. The stone and wood accents along with gas log fireplaces make for some inviting conversation areas.

The building is just 5 blocks from Technology Square where students can catch the Tech Trolley or The Stinger for transportation further into the Georgia Tech campus.

Spire Midtown Atlanta offers 18 different floor plans ranging from 678 sq. ft for a studio plan (yes they still did two studio floor plans, to 1,356 for a premium 2 bedroom home overlooking Peachtree Street. This building, I think, will be a timeless addition to Midtown Atlanta, and one you will be proud to call home.

Georgia Tech Condo Housing-Plaza Midtown Condominiums

Graduation is just around the corner, and the halls, and streets of Georgia Tech will be a bit quieter for a couple months. Of course, many students continue on through the Summer to either get caught up on classes they have missed, or try to shorten their stay at Georgia Tech. But one thing is pretty constant through all of this…Where Is YOUR Georgia Tech Student going to live?

I always make the disclaimer, NO, there are not any condominiums located ON the Georgia Tech campus. But living in a condominium is a great option for a student, and a potential investment for BOTH the parent and the student. I’ve reviewed Cornerstone Village
Condominums
, and Mid City Loft Condominiums. Now let’s look at Plaza Midtown.

Plaza Midtown was built in 2006 and is a striking building against the Midtown Atlanta skyline with its twin, oval-shaped glass towers. The community has around 400 homes, ranging in size from 1 bedrooms with 761 sq. ft to 2 bedroom homes with up to 1,512 sq ft. These homes offered minimal options in the kitchen, and you will find the same granite and tiled back splash in the kitchen, but different colored cabinetry, depending on the floor the home is located. With the exception of lower floors, most of the views from the generous balconies are breathtaking. Views range from Downtown, overlooking the pool and the Georgia Tech campus to Midtown and north to Buckhead and Kennesaw Mountain!

 

 

The Plaza Midtown

I concern I often hear when working with parents who are considering Georgia Tech Condo Housing is safety. Plaza Midtown has considered that in its design and safety features. Parking for residential owners is gated and separate from the retail parking area. Access to the building, whether from the street level or in the parking garage is card -access controlled. Elevators are also controlled access and residents can only access the lobby, amenities level, parking garage and their specific floor. An access code is required to visit another floor in the buildings. There is a 24 hour concierge and security also patrols the retail garage and perimeter of the building.

When considering which Georgia Tech Condo Housing option is right for you or your student, you want to consider the amenities the community offers. They might be something you don’t specifically use now, but long-term they can effect your resale value. Never to fear at Plaza Midtown….the
amenities are awesome. The 6th Floor contains a roof top garden and resort style pool…perhaps one of the largest pools of any Midtown Atlanta condo building! There is a sleek, modern clubhouse that
contains the bar, restrooms, pool table and two “living room” areas complete with gas log fireplaces and flat screen TV’s. A complete fitness center is sure to keep anyone in tip-top shape!

The most unique feature of Plaza Midtown is the Publix Urban Market, located on the street level of the building on Spring Street. This grocery is accessed by residents of both towers by elevator, and you never have to step outside. Great for security AND convenience! Additionally, there are numerous restaurants in the building, including Prickly Pear Taqueria, Marlow’s Tavern, J.Christopher’s, Dressed Salads, and Steel Restaurant! You can dine away and never leave the building!

If you or your student need to travel via Hartsfield Jackson International, the Midtown MARTA station is just across the street from Plaza Midtown!

Georgia Tech Condo Housing – Mid City Lofts Condominiums

As Georgia Tech students and parents plan for their student’s arrival at Georgia Tech , where they will be living is certainly a serious consideration. While on-campus housing and off-campus apartments are options, there is another option for Georgia Tech parents to consider where their student will live. How about making an investment in Georgia Tech Condo Housing.

No, Georgia Tech does not have condominiums on campus. But, as parents consider living options for their son or daughter, they might consider a real estate investment and purchase a condo for them to live in while attending school. This could also be a future home for the student with the FHA Kiddie Condo Loan, or maybe even a second home for the parents once their student leaves school.

Midcity Lofts Midtown Atlanta GAIn my first post, we talked about Cornerstone Village, located at 5th and Peachtree Streets. Now, let’s take a look at Mid City Lofts, THE closest condominium building to the Georgia Tech campus.

Location is key in this Georgia Tech Condo Housing option. Located just across Spring Street from Technology Square, Mid City Lofts is an exceptional building. Offering 24 hour Concierge and secured lobby entrance, this building offers the parent “peach of mind” with a short walk to campus and added security.

Mid City Lofts offers a variety of 1 and 2 bedroom floor plans. This Midtown Atlanta condominium community will be on the higher priced end of your off campus housing options, but the building has some impressive amenities. The community recently renovated all the hallways and elevator foyers on each floor. Then, they took to the Sky Lounge, located on top of the building. The result is a roof-top oasis perfect for relaxing or reading a novel for that report due by next week!2 bedroom homes might also require some slight modifications to make a bedroom more private for the room-mate situation, but that is certainly possible.

Mid City Lofts is JUST across the street from Technology Square, as indicated by the Blue Buildings!

This building is also a short two-block walk from the Publix Market, located at Plaza Midtown, making grocery shopping easy for your student. An Office Depot is just across the street for college supplies. On the opposite side of the building, on West Peachtree, is the Mid City Cafe, a great place to meet both family and friends before a Georgia Tech home football game!

Georgia Tech Condo Housing – Cornerstone Village Condominiums

Georgia Tech Condo Housing OptionsAs students prepare to finish up the Spring Semester at Georgia Tech, they will be thinking about their housing options for the coming Fall semester. And so will their parents. As I’ve talked before, many Georgia Tech parents will be looking at the housing options, and costs for their son or daughter.

One option might be Georgia Tech Condo Housing. Now first off, let me say, there are no condominiums ON the Georgia Tech Campus. However, there are many Midtown Atlanta condominium communities that are within walking distance of the campus. If you are a Georgia Tech parent, and are looking for housing options for your kids, maybe you ought to think about investing in real estate as well as your child’s higher education.

In the next few posts, I’ll highlight several of the Midtown Atlanta Condominium buildings that are the most convenient to the campus. Today, lets start with the popular and very affordable Cornerstone Village.

Cornerstone Village Condominiums – Midtown Atlanta

Cornerstone Village Condominiums are located in reference to the campus.

Located on Peachtree Street, between 5th and 6th Streets, this Georgia Tech Condo condo housing option is the second closest to campus. (Note 5th Street, which runs right through Technology Square, across the Downtown Connector and into the Main Campus! Convenient indeed!) This community is made up of 4 separate buildings an occupies an entire city block!

Cornerstone VillageThe Landmark Building sits on the corner of 5th and Peachtree Streets. Built in the 1940’s as an office building, it was converted to condominiums in 1999 when the Cornerstone Village project began. Homes in this building range from smaller 1 bedroom floor plans to larger 2 bedroom homes. All of them have exposed brick walls and open duct work, giving them a “loft feel.” Most of the 2 bedroom floor plans in this building are not completely closed off from the living space, but this can be done with some minor remodeling.

Cornerstone Village Manor HouseNext, we have the historic Manor House, located on the corner of 6th and Peachtree. This famed building was designed by the noted architect, Neil Reed, who has designed numerous buildings around Midtown Atlanta. Most all of the homes in this building are 1 bedroom floor plans, but are quite spacious and were nicely upgraded when the building was incorporated into Cornerstone Village in 1999. This building houses the fitness center, a laundry room (from it’s past days as an apartment building) a movie theater and the property management office.

Cornerstone Village 200 BuildingLastly we have the Gallery Buildings, often called the 100 and 200 Buildings. These newer buildings were new construction between 1999 -2001, and surround the pool and grilling areas. These two buildings offer the most variety of floor plans, from 1 bedroom, 1 bedroom den to full 2 bedroom homes.

A concern I know of any parent is safety, so I will also touch on safety and security of each community I review. As for Cornerstone Village, they do not have a 24-hour Concierge, or actual lobby. Each building does offer a secured entrance with key cards and call boxes. Homes can have individual alarm systems connected for added security. The property, including the garage is well lit. There are minimal cameras for security.

Cornerstone Village offers the parent looking to make a real estate investment in Georgia Tech Condo housing some great opportunities! As of this writing, there are homes available from the low $70,000 range up to $155,000 for a 2 bedroom home!! Purchasing at such prices should (we hope for a real estate rebound) offer an opportunity to see some price appreciation in the years ahead.

One note of caution, and I will note this on every condominium community that I review. Cornerstone Village is currently capped out on rental permits. What does this mean to the parent looking for Georgia Tech Condo Housing? You must be purchasing for your family member to live in the home (again, the great option with the FHA Kiddie Condo Loan) and it can not be rented out. You could certainly add your name to the rental waiting list, but be cautioned…they are often very long in most Midtown Atlanta condo buildings.

Georgia Tech Parents Where Is YOUR Student Going to Live?

Georgia Tech College StudentIt’s been a few years since I went to college. But the memories are quite fond. Maybe not of studying and final exams, but certainly of college life in general. It was my first opportunity to live away from my parents. (Yippie!) But, I can also remember HOW scared I was at the same time!! Meeting all these new people, fitting in with them in some form or fashion, and also being able to “start out fresh” from high school. WOW…there was lots to think about! Of course, Georgia Tech Parents want to know where their student is going to live?

I don’t think I could/would ever trade my 2 years of dorm life. I had two years, because I transferred schools. The first was my freshman year at Montana State University, and then after 3 years, I transferred to University of Houston where I again lived on campus for 1 year in the dorm, before I moved to off campus housing.  That first year on campus at both colleges gave me the opportunity to make new friends and meet all the guys (and girls) that would later be my room mates.  (In the essence of full disclosure, during one year at the University of Houston, we did an opposite Three’s Company living arrangement with 2 guys and one girl, living in a 3 bedroom house.)

Atlanta Condos Cornerstone VillageBut after the first year, I was off to bigger and better things, living off campus in apartment or houses. While my parents still paid my rent, or a portion of it, I was still renting. Paying someone else’s mortgage payment. It worked for my situation, but perhaps as a Georgia Tech parent, you might want to look at your students’ housing as a potential investment.

One way to do that is to consider purchasing a condominium near the Georgia Tech campus where your student could live after their first year on campus. Why consider a condominium? Well, first off, your student gets way more space than most any dorm room can offer. (I speak from experience here!) Secondly, it gives them the the added sense of independence by living in more of a home enviornment. But from a financial perspective, it gives you an opportunity to make a real estate investment.

Georgia Tech Parents Where Is YOUR Student Going to Live?

Midtown Atlanta Real EstateI know, you think “invest in real estate in this market?” Actually, this is the BEST time to invest in the real estate market, especially Midtown Atlanta. Prices have fallen dramatically in the past two years and interest rates are most likely at “once in a life time” historic lows we may never see again.

As a Georgia Tech parent, you can make a real estate investment while providing your student a safe enviornment to live in and experience more of what life is like living outside both the dorm and your home.

Additionally, you can help your student with their future through an FHA program called the Kiddie Condo Program. Basically, you purchase a condo, and co-sign with your son or daughter. Some of the advantages to this purchasing program are:

  • A low down payment (as little as 3% of the purchase price).
  • A lower, owner-occupied interest rate on the mortgage Vs the higher investment property interest rate.
  • Helps the new borrower establish a solid credit rating.

With a Kiddie Condo loan program, at least one borrower must occupy the property as his/her primary residence, but extra bedrooms could be rented out to help cover the cost of the mortgage payments.
