As a real estate broker, I search daily for Buyers looking to buy, and I’m amazed at the limited inventory they have to choose from. Midtown Atlanta condo buildings that once had 20, maybe THIRTY homes For Sale, now have but 5 or 6 to choose from. Priced right, the chances are you may end up with multiple offers!

  1. Should I sell My Midtown Atlanta Condo NowSerious Buyers are out there! If agents have done their homework, they are working with Buyers that have taken the steps to get a pre-approval on a mortgage. They are READY, WILLING and ABLE to Buy! So they are out looking. While we use to say the winter months is a slow time, and if a Buyer is out looking they must be serious, is not the case now. Buyers are out in full force and making offers.

How Do I File For Homestead Exemption in Fulton County Georgia

In the state of Georgia, owners of real property are allowed to file for a homestead exemption on their property taxes. In Fulton County (and if you live in the city limits of Atlanta) this can save you anywhere from $600-1200 per year on your property taxes. AWESOME!

 

Fulton County has made the process much easier, and you can now file for your exemption ON-LINE, and not in person! No more trekking to Downtown Atlanta, or the Service Centers in Alpharetta or Roswell.

How Do I File For Homestead Exemption in Fulton County Georgia

THE DEADLINE TO FILE FOR HOMESTEAD EXEMPTION ON THE

HOME OR CONDOMINIUM YOU PURCHASED IN 2012, IS APRIL 1, 2013~!!!

To be eligible for this exemption, you must meet the following requirements:

  • Must be a legal resident in the City of Atlanta and Fulton County.
  • Must own and occupy your home as of January 1. (For All of Our Homebuyers in 2012!!)
  • Applies to city operating, city school operating, city parks, state QBE and county operating
  • in the amount of $30,000.

For your convenience, Basic Homestead exemptions may now be filed online. Once you have completed the form, click ‘Submit’ in the upper right-hand-corner of the page and the form will be emailed to our office. If you wish to save a copy of the form, on the menu bar select ‘File’, then ‘Save As’ and then type a name for the file. You can then email it to our office at homesteadstaff@fultoncountyga.gov.
Senior and all other special exemptions must be applied for in person at any of our four office locations.
If you prefer to mail the application, it is suggested that you use CERTIFIED MAIL. Your return receipt will serve as proof of delivery. This office cannot be responsible for items lost in the mail or incorrectly postmarked. You will also need to enclose a copy of your valid Georgia identification.
Please follow the instructions below in order to properly complete the form.
1. Parcel Number – Fill in the parcel identification number. If you do not know this number, it can be found via the methods listed below.

A. By selecting the property records link on our website www.fultonassessor.org. You can then search by Name or Property Address. (Searching by property address gives a quicker search result)
B. On your previous Annual Notice of Assessment (if applicable)
C. On your previous property tax bill (if applicable)

2. Property Address – Fill in the physical address of the property

3. Owners’ Name(s) – Fill in the name(s) of the property owner(s)

4. Owner’s Address – Fill in the property owner’s address

5. Home Phone and Work Phone – Provide a good daytime contact telephone number in the event we need to contact you concerning this application

6. Social Security Number – Fill in the last 4 numbers of your social security number. If married, we also need the last 4 numbers of your spouse’s social security number.

7. Legal State of Residence – Fill in your state of residence.

A. Please email a copy of your valid GA Identification or driver’s license to homesteadstaff@fultoncountyga.gov
B. Are you claiming homestead on another property? – Use the dropdown to select yes or no)

9. Owner/Spouse Date of Birth – List the date of birth for the owner and spouse (if applicable) Please use the format (MM-DD-YYYY)

10. Signature – Type your name as your signature and date the application

Midtown Atlanta is a central location in the metro Atlanta area, and the walkability of the area is a key factor in why people live in Midtown Atlanta. Also, often called the “Heart of the Arts,” Midtown features the High Museum, Woodruff Arts Center and the Fox Theater, just to name a few. Step out the front door of your condominium and a host of dining options await you. From a walk in Piedmont Park to afternoon cocktails at Gordon Biersch Brewery on Peachtree Street, Midtown Atlanta is all about getting out on the streets and leaving your car in the garage. From most of the major condominium buildings you are walking distance to the CVS Pharmacy on 6th and Peachtree and the Publix Urban Market locate in the Plaza Midtown condominium building at West Peachtree and 8th Streets. All over Midtown Atlanta you’ll find restaurants serving up everything from salads to sushi.

What’s the Neighborhood Like?

There is a variety of condominium homes to choose from in Midtown Atlanta. Finding one under $100,000 will certainly limit you to the buildings you can look at, but in that price range, you should be able to find a 1 bedroom ranging in size from 600-800 sq. ft. Most likely y0u won’t find your home in a high-rise building, but more so in the mid-rise condo buildings. Your condo may, or may not offer a balcony to take in the sights and sounds of Midtown. In smaller buildings located in the Historic Midtown area you may also have on-street parking rather than a garage or even a parking lot.

What’s Going on Nearby Midtown Atlanta?

Atlantic StationMidtown still has some work to do when it comes to the shopper….but never fear, you have options. Atlantic Station is located across the Downtown Connector at 17th Street.  It’s just far enough, you will have to break your car, or bike out to visit this one. Lenox Mall and Phipps Plaza are located in Buckhead, and you can use the MARTA train to get to and from there if you wish. Midtown West is an up and coming area with shops and restaurants. And you are within walking (or a MARTA train ride) from Downtown Atlanta where you will find the Georgia Dome (Home of the Atlanta Falcons football team) the Phillips Arena (concert and basketball central) and just on the other side of Downtown Atlanta is Turner Field, home of the Atlanta Braves baseball team.

What Schools will the Kids Attend?

If you have school age children, Midtown is served by Springdale Park Elementary, Inman Middle School and Grady High School. There are also some private schools, such as The Children’s School.

EVERY month tens of thousands of people file for federal bankruptcy protection, mostly to wipe out debts and start anew.

Many of these filers mistakenly think that it will be many years before they can obtain a mortgage or refinance an existing home loan, if they ever can — perhaps because notice of a bankruptcy filing typically stays on a credit report for 7 to 10 years. In reality, they could become eligible in as little as one year, as long as they work diligently to improve their financial picture.

Mortgages guaranteed by the Federal Housing Administration are permitted one year after a consumer exits a Chapter 13 bankruptcy reorganization, which requires a repayment plan that is often a fraction of what is owed, and two years after the more common Chapter 7 liquidation, which discharges most or all debts. Conventional mortgage guidelines from Fannie Mae and Freddie Mac, meanwhile, call for a wait of two to four years.

Short Sales in 30308 Atlanta GASo, you’re considering purchasing a short sale condo in 30308 Atlanta, GA? Keep in mind, a short sale is not an indication of how quickly you will be able to buy a property, but it where the owner of the property owes more than the condo is worth, and is asking the lender to let them sell it and the bank write off the balance of the loan.

The 30308 Zip code covers Midtown Atlanta. A search as of today (May 19, 2012) brings up just 8 short sale listings! Really? Well, this is probably not correct. When a real estate agent enters a listing into the MLS, many fields on the listing are optional fields for us to fill out. One of those optional fields is called “special circumstances.” In fact, here is all the different special circumstances I have to choose from when entering a listing:

  • Agent Related to Seller
  • Active Adult Community
  • Cert. Prof. Home Bldr
  • Corporate Owner
  • Estate Owned
  • Fixer Upper
  • Foreclosure
  • Government Owned
  • Historical
  • HUD Listing (see remarks)
  • Investor Owned
  • Lease Purchase
  • Live/Work
  • Lender Owned
  • No disclosures from Seller
  • None
  • Other
  • Owner Will Consider Exchange
  • Owner Transferred
  • Owner/Agent
  • Potential Short Sale
  • Recently Renovated,
  • Short Sale Pre-Approved
  • Sold As/Is

As you can see, there are lots of choices…and probably two of the worst are “other” and “none.” So, when asked to search specifically for a short sale by a Buyer such as yourself,  it’s a bit more involved than that! I can’t simply enter short sale and search….as the condo we might want to make a offer on will not show up!

How Do I Search for Short Sale Condos in 30308 Atlanta GA

Thom Abbott Intown Atlanta Real EstateWell, the easiest way……let me do all the work! What I will do is discuss with you exactly what you are looking for in a Midtown Atlanta condo. Once I know the features and amenities you are looking for, I’ll do an overall search of ALL THE CONDOS listed in 30308. From there, I can look at prices as well as “private remarks” that may indicate to me the listing is in fact a short sale. But, I’ll also be looking for right prices properties that are NOT short sale and may also be foreclosures. Just by searching on MyMidtownMojo.com, or any website does not mean you will be able to find the home you are looking for.

Let’s go back to the list above. Some agents will list foreclosures as “Corporate Owner.” So again, if we search JUST for foreclosures, we might miss an opportunity.
