Spring Selling Season Is Here….And So Are the Cocktails!

Midtown Atlanta Spring Selling SeasonYeah, we are really stretching the topic on this one. Sort of. Actually they do have something in common, the Spring Selling Season Is Here…and So Are the Cocktails! 

First off, it’s almost April, and the Spring home selling season is upon us! Now, it’s not like the market has been in ANY kind of winter hibernation…quite the opposite has been happening in Midtown Atlanta! Sales have been rocking and rolling since before the holidays, and don’t show any signs of letting grass grow under their feet this Spring.

The Spring Selling Season Is Here … And Buyer’s Best Be Prepared!!

So how DOES a Buyer Be Prepared? Well if you are here at MyMidtownMojo, we hope you’ve made the decision on the real estate agent you are going to use to help y0u find your Midtown Atlanta condo! Now, our next step is to get you pre-approved with one of your Lender Partners! Why? The market is on a fast track with limited inventory! You need to be ready to pounce when we find you the right condo, and that pounce includes a pre-approval from a lender. (NOT a pre-qualification and I’ll explain the difference in a moment) When you submit that offer to the Seller, we want them to know you have done the leg work and the steps needed to have a pre-approval. It will make your offer look better knowing you have your financing in place.

In a pre-approval, you’ve submitted documents like your tax returns, bank statements, W-2”s and such so the lender can have all this information verified. Here’s a perfect example. I’m working with a Buyer right now that just had a $93,000 deposit made into her checking account.  Can you say BIG RED FLAG to an Underwriter for her loan approval? YOU BET!  Well, in the pre-approval process, she can submit the documentation necessary NOW as to what that deposit is for. (It happens to be the proceeds of her half of the sale of  a home with her husband.) Well, she will need to provide documentation as to where it came from.

And So Are the Cocktails!

If you are a condo dweller, and have been in your condo for some time, you might have “acquired” some “stuff.” It could be anything from Starbucks brown paper take out bags (hey, I love ’em too!) to magazines, to well, who knows.  But when you have drawers, shelves and closets stuffed….something has to go!

Any real estate agent (this one included) will tell you that if you are planning to sell your Midtown Atlanta condo, you want it to be lean and clean and spacious and sparkly. And the first way to get that started is with a good decluttering.

Mr/Ms. Seller How Is Your Home Being Marketed?

How Do I market My Condo For SaleWhen I meet with a potential Seller of their Midtown Atlanta condo, I have a presentation I go through that covers all the steps I take/make to sell your home.

I review necessary forms, both for the listing, but what will be used when the offer comes in. I highlight the marketing steps I’ll take to expose your home to the greatest number of potential Buyers that may be searching for a condo like yours.

It’s not a secret that the Multiple Listing Service is a powerful tool, and one that EVERY agent uses to their advantage. Once your home is listed on the MLS, it will appear in a variety of places on-line, ranging from Realtor.com to Zillow, Trulia and even right here….at MyMidtownMojo.com. Even if I am NOT your listing agent, you will be able to find your Midtown Atlanta Condo listed here! 

What’s the point? Well, do you ever “follow up” on your agent to see what they are REALLY doing in the marketing of your home? Have they put the right information out there? Maybe you listed your condo with a “friend in the business.” But do they know your building? Or the area around it? Do they know important information that a BUYER needs to know?

If you scan it, you will quickly figure out this is for one REALLY BIG condo at 4,000 PLUS sq. ft. Now, while a Buyer that can afford that large of a condo may not be concerned with some of these issues…take a look at the information that is MISSING!

  • Property Taxes — Whether you are buying a $100,000 condo or a $1,000,000 condo, this is a piece of info you’d like to know
  • Annual Master Association Fee — Any condo building that has retail space will have a Master Association. Cost to you would be…?
  • HOA Rent Restrictions — Are you planning to buy as an investment? This may not appear on a public site, but this info would certainly help the BUYER’s agent to know if leasing is possible.
  • Monthly Association Fee — Ah, YEAH? It could be $200 per month or $500 per month! That could make a huge difference in who may be able to BUY YOUR condo!
  • Initiation Fee — Important to know! It’s something you may be paying when you buy.

So, as the SELLER, look at all the information MISSING for the potential Buyer of your Midtown Atlanta Condo. Some pretty important stuff, that is part of the overall marketing of your condo.

If you’ve been thinking about selling your Midtown Atlanta condo, now just might be the time. Prices are up, and inventory is WAY down! As a real estate broker, I search daily for Buyers looking to buy, and I’m amazed at the limited inventory they have to choose from. Midtown Atlanta condo buildings that once had 20, maybe THIRTY homes For Sale, now have but 5 or 6 to choose from. Priced right, the chances are you may end up with multiple offers!

5 Reasons You Should Sell Your Midtown Atlanta Condo NOW!

 

  1. Should I sell My Midtown Atlanta Condo NowSerious Buyers are out there! If agents have done their homework, they are working with Buyers that have taken the steps to get a pre-approval on a mortgage. They are READY, WILLING and ABLE to Buy! So they are out looking. While we use to say the winter months is a slow time, and if a Buyer is out looking they must be serious, is not the case now. Buyers are out in full force and making offers.
  2. The Inventory is LOW! As mentioned above, the inventory is low. It’s a Seller’s market now, with more buyers than there are properties. There is still the opportunity for bank owned properties to enter the market, but if a buyer is looking for a non-distressed home, then this could be the time for YOU to be on the market!
  3. Banks Are Lending Money While Buyers do have to be more credit worthy, if they have good credit, stable job and funds for a down payment (which can be even less if the Buyer does an FHA mortgage) they can get a mortgage. There ARE qualified Buyers in the market, looking for a Midtown Atlanta Condo!
  4. There Will Never Be A Better Time To Move Up Prices ARE on the way up! And interest rates are at an all-time LOW! Now may be the perfect opportunity to move from that 1 bedroom condo to that 2 bedroom condo and get the extra room you wanted! While the economic indicators say interest rates will stay low, there is no guarantee how low, or how long. Do you want to look back later and say, “We should of sold and bought in 2012!”
  5. It’s Time To Move On With Your Life — Look at the reason(s) you decided to sell in the first place and decide if it’s worth waiting. Is money more important than being with family (relocation of spouse or significant other)? You’ve been cramped in that small 1 bedroom, or roaming the halls of your 2 bedroom, it’s time for new digs? Life has given you the opportunity to do something different..don’t let the condo keep you!
