Both neighborhoods have a lot to offer. Which is your favorite? Is Midtown Atlanta the more hip, cool place to live? As this Patch.com article suggests, each has something to offer. I think hands down, Midtown Atlanta will win out if you are looking for walkability. Try walking from the intersection of Piedmont and Peachtree (you have several condominium communities right there) to Chastain Park vs. walking from say 7th and Peachtree (you have several condominium communities right there) to Piedmont Park. Hmmmm.

Midtown Atlanta Real Estate. Take A Tour!

One of the like totally cool things about blogs, social media and all is the ability it gives us to connect with each other! Not always on a personal, one-to-one basis, but we connect. We do get the opportunity to take these connections and move them off-line and make them personal.

I’ve had the pleasure of doing that with people I’ve met from Active Rain, Twitter and Facebook. Facebook has even helped me find long, lost friends!

But another thing we can do, is share things we might not otherwise be able to share. For example, take a tour of Midtown Atlanta Real Estate Atlanta from your Midtown Atlanta REALTOR! This is where I work and where I call home You Might note that some of the buildings in this video are under construction but are now finished. Interesting way to see them!

Where Can I Find EVERY Condo Listed For Sale In Atlanta?

Where Can I Find ALL the Atlanta Homes and Condos For SaleWhen an Atlanta Condo Buyer searches for condos for sale, the can often get varied results depending on when, where and how they search. So, Where Can I Find EVERY Condo Listed For Sale In Atlanta? Well actually, that may be easier said than done.

The metro Atlanta real estate market is unique in that it is served by not one, but TWO MLS’s (Multiple Listing Service). There is the Georgia Multiple Listing Service (GaMLS) and there is First Multiple Listing Service (FMLS). What’s the difference? You will probably get just as many different answers from any number of people. So, my answer is, GaMLS primarily services from I-20 South of Atlanta, and FMLS services from I-20 North. Now before anyone in the real estate business starts screaming…let’s explain a bit further.

Real Estate brokers in Atlanta can choose which listing service they belong to, or BOTH if the choose. When a Broker belongs to both, listings will appear in BOTH of the MLS systems. But, if a Broker belongs to just FMLS, that is the only listing service where their listings will appear. What does that mean for you, the real estate consumer/Buyer?

If a Broker has chosen to only use one MLS on their site, you may miss some listings. Here at MyMidtownMojo.com, we use only FMLS in our Search for Midtown Atlanta Condos For Sale. Why? Well some of it is based on how the brokerage is operated, but more importantly to you, the Buyer, we find 90% of the property you are looking for will be in FMLS.

Now, don’t forget there are still individuals that want to market their Atlanta home or condo For Sale on their own, also know as a For Sale By Owner, or FSBO. Without the use of a real estate broker, these Seller’s are not able to list their home or condo in the MLS, and will use other methods of advertising. This can include a yard sign, classified ad in local papers and an ad on Craigslist. When you search our site for listings, these homes and condos will not show up.

By working with a real estate agent that knows the area where you want to live, they may also know about upcoming listings that have not yet been “listed.” This means a fellow real estate agent has mentioned, “Hey, I’m going to be listing the home at 123 Main Street in two weeks. It’s a great (description of the home) so if you have any Buyers that might be interested….” The Seller may be finishing up some painting, putting items in storage, etc. but the home will soon be on the market.

Why Do I Have To Decide So Quick When Buying an Intown Atlanta Home?

I was out with a first time home buyer this past week. They were uncertain if they even wanted to purchase a home, but they took the first necessary step and were pre approved with one of my lender. An important first step, so, as a Buyer, you are comfortable with the price of the homes we are going to look at.

So off we went. This particular Buyer had already identified for homes they wanted to see. From the time our initial conversations started until we hit the street, one of those 4 homes went Under Contract. So, there were 3 left. We saw home number 1….so-so I’ll call it. Number 2, we will call it WOW! Number 3 –another so-so.

Home number 2 was a stunning multi-story town home that was hard to believe it was a foreclosure. A washer/dryer and a new refrigerator was all it was going to need. Not even painting! (Ok the fridge was a science experiment in mold growth….)

We talked about the home, and the price. I told this Buyer that this home was under priced, would end up in a bidding war and would sell well over the list price. My Buyer replied, “I don’t like to be rushed.” I advised her I was not rushing her, but more guiding her that if she was at all interested in this home, that we needed to get our offer in sooner than later.  I also mentioned a saying we sometimes reference in real estate, “If you sleep on it tonight, you won’t sleep in it tomorrow.”

To make a long story short…..25 offers submitted on the same home, and we also missed the highest and best offer deadline by about 10 hours. So, Why Do I Have To Decide So Quick When Buying an Intown Atlanta Home?

Midtown Atlanta Homes For SaleCurrently, in the Metro Atlanta area, there is approximately 46,000 homes listed For Sale. Compare that to a few years back when a local real estate company had lighed billboards proclaiming some 100,000 PLUS homes on the market. The times have changed.

Take a look at this search map of Midtown Atlanta condominiums and townhomes currently for sale.  This is a pretty large area! IN this area, there are just 349 condominiums/townhomes and 75 single-family homes listed For Sale. 

 Just 424 purchasing options in Midtown Atlanta!

So, Why Do I Have to decide So Quick When Buying an Intown Atlanta Home?  Because you do not have a whole lot of choices, and you are not the only one with a shopping cart.

If you are considering making a home or condominum purchase of Intown Atlanta Real Estate, then have your ducks in a row, and be ready to make that decision, or you just may not sleep in it tomorrow.
