Aqua Midtown Atlanta did not see much activity in March….

ACTIVE LISTINGS (4) (UP 1 from January’s Report)

  • One 1 Bedroom Listed at $249,000
  • Two 2 Bedrooms listed at $349,000 and $369,000 — Average List Price: $359,000
  • One 3 Bedroom listed at $675,000

PENDING LISTINGS (UNDER CONTRACT) (1)

  • 1 Two Bedroom at $350,000

SOLD (1)

  • One 3 Bedroom home — interesting to note it was listed for $572,900 and sold for $700,000. I saw this home on an Broker Open House once, and I know it used to belong to a major athlete, I just don’t remember who!

2012 SALES ACTIVITY COMPARISON

  • One 2 Bedroom  at $220,000

Aqua Midtown experienced some challenges from the downturn in the market, but is slowly making a comeback. Keep in mind this building has higher than normal monthly HOA fees which impacts who can buy a home here.

  • Three 1 Bedrooms ranging from $129,000 – $182,000 — Average List Price: $158,000
  • Two 2 Bedroom homes at $499,000 and $599,000 — Average List Price: $549,000
  • These two homes are unusual and not typical Metropolis listings..one is a penthouse, and the other is located on a high floor with a huge terrace, a unique home for this building

SOLD (2)

  • One 1 Bedroom at $135,000
  • One 2 Bedroom at $262,000

2012 SALES ACTIVITY COMPARISON

  • Two 1 Bedrooms at $114,000 and $141,000 — Average SOLD Price: $127,000
  • A Penthouse Home also sold in March, 2012 at $1,000,000. It was originally listed at $1.3 Million.

 

It would seem the Spring Selling Season hit Metropolis Midtown Atlanta with the big jump in the inventory! Let’s hope we see these homes move quickly!

  • Three 1 Bedroom homes ranging from $89,000 –  $165,000 — Average List Price: $131,000
  • One 2 bedroom listed at $209,000

PENDING LISTINGS (UNDER CONTRACT) (8)

  • SEVEN 1 Bedroom homes ranging from $65,000 – $100,000 — Average List Price: $78.000
  • One 2 Bedroom home at $120,000

SOLD LISTINGS (3)

  • Three 1 Bedroom homes ranging from $86,000 – $99,000 — Average Sold Price: $94,000

2o12 SALES ACTIVITY COMPARISON

  • 1 Bedroom Average Sales Price was $74,000
  • 2 Bedroom Average Sales Price was $142,000

 

The numbers here show how things go up and down in a specific building. In 2012, we thought we can cleaned out the low hanging fruit with an Average Sales price of $74,000 on 1 bedroom homes. THEN, in March, our Average Price for homes Under Contact is at $78,000, but the SOLD homes in March were at $94,000!! We’ll have to see if any of the Pending Listings sell for more than their list price.

There were no sales in 2012.

This is THE closest Midtown Atlanta condo building to the Georgia Tech campus. While priced higher than Cornerstone Village, this is a great building to consider for parents of Georgia Tech students.
