It’s really no surprise to us that Viewpoint Midtown Atlanta was the #2 Selling condominium community in Midtown Atlanta in 2013!!

In 2013, Viewpoint Midtown had a total of 44 homes sold! This compares to 32 homes sold in 2012.

  • 12 One Bedroom homes sold with an Average Sales Price of $208,662.  The 2012 Average was $195,889.
  • 32 Two Bedroom homes sold with an Average Sales Price of $325,969. The 2012 Average was $305,274.

Viewpoint Midtown is seeing some additional changes in 2014! First off, the new adjacent apartment building, SkyHouse South opened in January. What does this mean for Viewpoint? In particular, those residences that are on the corner directly facing the new building up to the 23-24th floor lost a portion of their view. Secondly, the facade of the first two stories of the building is being renovated to make it more appealing in hopes of drawing retail tenants to the space that has been vacant ever since the building opened. (It would seem that filling retail space was not a priority for the developer, Novare Group.)

And lastly, a new luxury condominium building, Seventh, with just 21 homes is planned to be built on the corner of 7th and Peachtree Streets, where the current Starbucks is located. It will consist of two and three bedroom homes starting at $600,000 and going to over $1M. Coffee people…never fear…Starbucks will be relocated to vacant space in the Viewpoint retail, and will return to the first floor of Seventh once it’s completed.

All these changes, coupled with Viewpoint’s amenity package should keep this a top selling building in 2014!

WOW! Take a look at the calendar, and in a bit more than 30 days, the First Quarter of 2014 will already be gone! Yikes! But, it’s never to late to take a look back when it comes to real estate. Where have we been, and perhaps…where are we going?

As we completed our review of the top selling Midtown Atlanta condominium buildings, Spire Midtown Atlanta held the #5 slot for top selling buildings. (Spire was #4 in 2012 and we’ll compare the numbers in a moment.)

In 2013, Spire saw total sales of 33 homes. There were 16  One-bedrooms, 16 Two Bedrooms (what are the chances of that!) and one Three Bedroom sold. The average Sales price of a 1-bedroom was $175,181. In 2012, it was $152,536.

The Average Sales price of a 2-bedroom was $324,806 in 2013 compared to $ 311,633 in 2012.

So we saw a pretty dramatic increase in the one bedroom sales price compared to two bedrooms. And this trend is continuing for 2014 as a couple one bedroom sales have passed the $200,000 sales price.

Spire Midtown Atlanta is still a very popular choice among Midtown Atlanta condo buyers. The building has just recently completed a renovation of the main lobby and club room. I suspect we will see the residential corridors in the not to distant future.

And, for the second year in a row, the Number One Selling Midtown Atlanta condominium building is…

1010 Midtown Condominiums (73 Homes Sold)

It is first only fair to say that this was the last new construction opportunity available in Midtown Atlanta (not counting Midtown West) and as a result, this building had the most inventory to sell that had never been occupied. I’m sure 2014 will show some very different numbers now that the building is sold out.

  • 27 One Bedroom Homes — Average List Price:  $259,937 — Average Sold Price:  $256,997
  • 39 Two Bedroom Homes — Average List Price: $529,954 — Average Sold Price:  $507,387

3-Month SOLD Properties in Midtown Atlanta GA Including Condos, Townhomes and Single Family Homes

On almost a daily basis, I’m asked, “How’s the Midtown Atlanta real estate market?” It might be in a casual conversation over cocktails, or it may be part of a listing appointment with a prospective Seller.

In the three month period of March-June, 2013, here’s what’s happened.

In the time period for 2013, the sales ranged from a low of $39,000 at Melrose Park to a high of $1.38M at 1010 Midtown Atlanta.

In the time period for 2012, the sales ranged from a low of $34,000 at Terraces at Argonne to a high of  $825,000 at Aqua Midtown.

Midtown Atlanta To Get New Condo Building Seventh

Seventh New Midtown Atlanta Condo Building

Is the condo building vacation about to end in Midtown Atlanta? It would seem so. Coming soon to the corner of Peachtree and 7th Streets is….Seventh. (Hey, nobody said our Atlanta developers were creative in naming buildings….) It will be the first new condo building built in Midtown Atlanta in SEVEN years….

I actually attended the Design Review Committee (DRC) Meeting at the Midtown Alliance when this project was first presented as luxury apartments. Robin Loudermilk, the former Aaron’s Inc. CEO and now a full-time real estate developer has also purchased the retail component and retail parking portion of the Viewpoint Midtown building, located next to the proposed building site. At the DRC meeting, a plan was presented that will “tie together” the Viewpoint retail space with the new 100 6th Street apartment building and its adjoining parking garage and retail space. That will still happen, the change is now the apartment building will be condos.

Mind you Midtown Atlanta condo buyers, don’t get your checkbooks out just yet. Unless you have a BIG checkbook. The building will feature 21 condo homes, ranging in size from 1700-2000 square feet, with the homes starting at $600,000! Additionally, there will be two penthouse homes at 2,500 sq.ft. starting at just under $1 million. And this is not a high-rise building by Midtown Atlanta standards…the building is not expected to pass the amenities level of its neighbor, Viewpoint, which are on the 11th floor. In an article in the Atlanta Business Chronicle, it states the building will have access to the Viewpoint amenities, most likely meaning pool, fitness center and rooftop pool, all located on the 11th floor.

Loudermilk said the project does not have a construction loan, and they won’t break ground until a significant number of the homes are pre-sold. The price point of the building will be $350-400 per sq. ft. which is high, considering most recent sales in Midtown Atlanta condo buildings have been less than $300 per square foot.

But the Intown Atlanta market has been brisk in the last year, and prices have gone up some 19% from 2011 to 2012.

We’ll be keeping an eye on this building. If you have any interest, contact us to be placed on the VIP list for pre-sales when floorplans and specific pricing are available.

Oh, by the way…for your Starbucks addicts, this IS where the current Midtown Starbucks is located. But never fear….Starbucks will relocate to empty space in the Viewpoint retail area, and when the building is completed, it will be the major retail tenant for the new condo building. Whew….you thought you were going to lose your Starbucks!

As we look at the Market Report for 1010 Midtown, keep in mind that in a new construction development, not every single available home may be listed in the MLS. So our report is based on what the MLS is reporting.

  • Thirteen 1 Bedrooms ranging from $242,900 to $524,900 — Average List Price: $283,000  (#3309 is a 1 Bedroom listed at $524,900…..that has to be one impressive one Bedroom home!)
  • Twelve 2 Bedrooms ranging from $375,000 to $774,000 — Average List Price: $510,000
  • Three 3 Bedroom homes priced at $599,00, $999,000 and $1,025,000

PENDING LISTINGS (UNDER CONTRACT) (7)

  • One 1 Bedroom at $239,000 (Was priced at $194,900)
  • Six 2 Bedrooms ranging from $429,000 to $749,000 — Average List Price: $553,233

2012 SALES ACTIVITY COMPARISON

  • One 1 Bedroom at $206,725 and One 2 Bedroom at $337,000

A special note on 1010 Midtown Atlanta….since they have “the tiger by the tail” in being the last new construction, prices are much higher in this building than any other building in Midtown Atlanta. As such, they recently even raised some prices on selected homes.
