Midtown Atlanta Market Report | Spire Midtown Atlanta May 2012

In the Midtown Atlanta Market Report for Spire Midtown Atlanta May 2012, we see a decrease in inventory and increase in the homes Sold, or Pending Lender Approval. This status is most likely a short sale awaiting the bank to approve it, but on occasion, I’ve seen an agent put a foreclosure as pending lender approval, which would be incorrect.

Lets look at the picture.

6 Active Listings ranging in price for $175,000 to the 2 story Penthouse (2801) listed at $690,000
11 Listings as Pending Lender Approval ranging from $112,000 – $265,000
3 Listing Pending with 2 1- bedrooms at an average of $159,000 and 1 2-bedroom at $289,000.
5 Homes Sold in May, 2012 with the average 1-bedroom at $144,000 and the 2-bedroom at $262,000

In comparison to May, 2011, where 2 homes sold with an average sales price of $145,000

If you compare these numbers to the Spire Midtown April 2012 Report, For Sale inventory is down, but prices are both up and down depending on a 1-bedroom or a 2-bedroom.

For our report, we have combined sales information for both Mayfair Renaissance and Mayfair Tower in one report. Let’s look at the Midtown Atlanta Market Report for Mayfair Renaissance/Tower for April, 2012.

There are currently 7 2-bedroom homes listed For Sale in Mayfair Renaissance/Tower. They range in price from $599,000 for a Penthouse to $179,000.

Two homes are Short Sales Pending Lender Approval with an average price of $122,000. 2 homes are Under Contract with one at $239,000 and one at $175,000.

One home sold in April 2012 at $190,000. There were 3 sales in April, 2011. I did break these down to one at the Renaissance at $229,000 and the other two were in the Tower at a miserable $87,900 average! Yikes!

Of all the Midtown Atlanta condo communities we have reviewed in April, 2012, MidCity Lofts has the distinction of having no homes available For Sale!! Amazing! So its a quick Midtown Atlanta Market Report for MidCity Lofts, April, 2012.

There are two homes that are Short Sales Pending Lender Approval. 1 is a 3 bedroom home at an incredible $219,900! Somebody is going to get a heck of a deal if that one is approved! The other is $144,000.

There is one other Pending Sale/Under Contract home at $175,000.

Midtown Atlanta Market Report | Luxe Midtown Atlanta April, 2012

Luxe Midtown Atlanta is a beautiful addition to the Midtown Atlanta skyline! This cozy community of some 70 homes is 1/2 block from Piedmont Park, and just around the corner from The Nook on Piedmont Park…a great neighborhood restaurant!

Let’s look at the Midtown Atlanta Market Report for Luxe Midtown Atlanta April, 2012.

There is currently only one home listed For Sale at $474,900.

Three homes are Under Contract/Pending Sale. The 1-bedroom is $251,000 and the 2 bedrooms average at $379,000.

No homes sold in April, 2012. In April, 2011, the building was till selling new developer homes, and there were 5 sales. A 1 bedroom sold for $220,000 and the 2-bedrooms sold for $367,000.

The Midtown Atlanta Market Report for The Dakota Condominiums for April, 2012 continues to show the current trend in Midtown Atlatna condominum sales and listings….there is very low inventory to be had!

The Dakota Condominiums only has one home listed For Sale at $324,900 and 1 home Pending Sale at $299,000. That’s it.

There were no sales in April 2012 or 2011.
