Here is the April, 2012 Midtown Atlanta Market Report for Park Central Condominiums.

Midtown Atlanta Market Report Park Central April, 2012

Park Central Condominiums are located on Juniper Street, between 12th and 13th Streets. This building was converted to condos in 1999 and is the ONLY Midtown Atlanta condominium building (except for the Four Seasons) that has an INDOOR and OUTDOOR pool!

Park Central Midtown Atlanta had 8 homes listed For Sale, ranging in price from $229,000 to $130,000.

One home is Pending Sale with a Contingency. This is usually for appraisal, financing or perhaps due diligence. It is $128,000.

Two homes are Short Sales Pending Lender Approval at $99,000 and $156,000. Four homes are Pending Sale ranging in price from $239,000 to $94,000.

While no homes sold at Park Central Condominiums in April, 2012, there have been 10 sales in the last 6 months!  April, 2011 saw a 2-bedroom sell for $164,900 and a 1-bedroom sell for $105,000.

Park Central Condominiums are located just a couple blocks from Piedmont Park, and just a couple blocks from the Woodruff Arts Center and High Museum!

Today, let’s take a look at one of our mid-rise communities and the Midtown Atlanta Market Report for Tuscany Midtown Atlanta April, 2012.

Midtown Atlanta Market Report Tuscany Condominiums April 2012

Tuscany Condominiums had 8 homes For Sale in April, ranging in price from a high of $170,000 to a low of $99,000.

No homes were Pending Sale with a contingency, one home is a Short Sale at $90,000.

Five homes are Pending Sale, with an unusual 3 bedroom at $299,000 and the lowest price being a 1 bedroom at $114,000.

Tuscany Condominiums Midtown Atlanta had no sales in April, 2012 or last year, April 2011.

This community is located at the corner of Juniper and 10th Streets and is convenient to Piedmont Park. The Midtown MARTA station is just 2.5 blocks away on 10th Street.  Tuscany is made up of 4 individual buildings, offering courtyards, one which contains the pool.

Midtown Atlanta Market Report | Cornerstone Village April, 2012

Cornerstone Village still continues to be the “value leader” when it comes to buying a Midtown Atlanta condominium. Right on Peachtree Street and walking distance to everything, including GATech….you can’t beat it! Let’s look at the Midtown Atlanta Market Report for Cornerstone Village April, 2012.

A year ago, there were numerous homes for sale in Cornerstone Village in foreclosure and some sold in the $50,000 range. Prices are moving up with only one foreclosure now listed at $77,000. There are 6 homes listed as Active, from $248,000 down to the $77,000 foreclosure.

2 homes are Pending Lender Approval, a 1-bedroom at $75,000 and a 2-bedroom at 167,500. Three homes are Pending Sale averaging around $87,900.

In April, 2012 2 homes sold at an average of $76,000. In April, 2011, 3 homes sold.  The average sales price for a 2 bedroom was $149,000 and a 1-bedroom averaged at $74,000.

Cornerstone Village is still one of the best and least expensive condo living options for parents of GATech students looking for off-campus housing options. One would be hopeful that if you purchase at some of these low prices, give your student 4-5 years to get through school, that you should be able to see some profit from the sale at the end of that period. (No crystal balls here, though!)

1010 Midtown Atlanta now has the distinction of being the only New Construction option for condo buyers in Midtown Atlanta. As we look at the Midtown Atlanta Market Report for 1010 Midtown Atlanta, April 2012, keep in mind that all inventory is not showing.

The 21 Active Listings showing in FMLS are certainly NOT all of the inventory that remains in this building. Developers just don’t list all the homes that are available. But in these listings, they range from a whopping $1.6M for a 3 bedroom top floor do the lowest priced 1-Bedroom at $219,900

1010 Midtown Atlanta only has one home showing with a contingency at $419,900. 10 homes are Pending Sale, ranging from again, a whopping $1.6M to a low of $189,000 for a 1-bedroom home. (We’ll be watching that $1.6M to see what it actually closes for!)

No homes in 1010 Midtown actually closed in April, 2012 and only one home sold in April, 2011. It was a 1 bedroom at $189,000.
