West Highlands is a new construction single family home community, just minutes West of Midtown in Midtown West! This is a Brock Built community, and having toured these homes on numerous occasions, I can tell you….they are fabulous. Really….for the price of some Midtown Atlanta condominiums, you can have the space of a single family home, new construction, and yet be just a few minutes drive from all the Midtown Atlanta has to offer.
Spacious floor plans can offer a Master on the Main, or unique lofts for that home office space, and 3 to 4 bedrooms. Lots are not huge, but offer just enough outdoor space for entertaining, family activities…and not to much lawn to mow! Granite counters and stainless appliance packages will make your kitchen the focal point of your home!

I’ve helped numerous parents purchase Midtown Atlanta condos for their son or daughter to live in while attending school! It’s a great option over on-campus dorm life, and if purchased at the right time and price, can appreciate.

Normally, finding and purchasing a property is stressful and challenging regardless of the circumstance. That stress multiplies when the property is 700 miles away from home and it is for your oldest daughter living away from home for the first time.
We turned to Thom Abbott as our real estate agent, but his assistance went beyond the typical agent role. He did all the things you would expect from an agent. He knew properties, trends, amenities, and transportation options in Midtown Atlanta. He provided market research and fair market prices and ultimately helped us identify the best property for our budget and needs.
After the offer was accepted, he provided potential appraisers and home inspectors. Buying for a distance, he accompanied my daughter on the home inspections. In my daughter’s words, “Thom asked the home inspector a lot of questions because he knew my Dad would want answers.” he worked with us to smoothly complete the purchase.
Once we closed, Thom continued to help. He helped us identify contractors to take care of minor upgrades on the property. We received multiple quotes so we know we got a fair price. Once the contract work started, he stopped in and inspected the work, found potential problems and had the contractor make changes improving the end result.

2012 SALES ACTIVITY COMPARISON
A special note on 1010 Midtown Atlanta….since they have “the tiger by the tail” in being the last new construction, prices are much higher in this building than any other building in Midtown Atlanta. As such, they recently even raised some prices on selected homes.
An area of Midtown Atlanta that has seen minimal development is SoNo (South of North) But those times, they are a changing!
In January, construction (or demolition of existing buildings) started on 131 Ponce de Leon Avenue, a 280 apartment mixed-use project on a 2.5-acre property bounded by Juniper Street, and Ponce de Leon, North and a portion of Piedmont avenues. The site — located at 131 Ponce — sold last year for $6.5 million and includes the entire block except for St. Paul’s Presbyterian Church, which many will remember as the former, well-known Abbey restaurant.
The property includes famed architect I.M. Pei’s first office building, the former Gulf Oil Building, which until being closed, had been used as office space by various small businesses.
The buyer was a joint venture between Sereo Group and Faison Enterprises Inc. Both companies are located in Charlotte, N.C. and are now constructing the $50 million apartment building that will include 3,800 square feet of street front office space. The garden-style apartments will be six stories. (Just goes to show that developers do not always see the need to reach for the sky in Midtown!)
About 80 percent of the apartments will be Studios or one-bedrooms apartments will make up about 80 percent of the building units, and the 393 internal parking spaces will hidden from street view by the apartments.
About one-third of the “Pei” building near the intersection of Ponce and Juniper will be retained/restored and will include many of the project’s amenities including a leasing office, fitness club, pool, lounge and business area.
Meanwhile, across the street, they will soon break ground on a state-of-the-art, $225 million, 115,000 square-foot cancer-treating proton facility on a 2.39-acre property bounded by Peachtree St., North Ave., Juniper St., and Ponce de Leon Ave. Some may remember this corner as the site of the old Wachovia building that was imploded not to long after 9/11 (I was there to see this….) and this was also going to be the site of the Fox Premeire Plaza condominium building…that never happened.
The Georgia Proton Treatment Center at 615 Peachtree St., the state’s first proton therapy facility and just the 10th in the country, is a joint venture by Emory Healthcare and Advanced Particle Therapy, LLC of San Diego. When completed, it will employ approximately 110 professionals and treat around 1,900 patients annually.
It is expected to take about three years to build and open, and upon completion, will feature five treatment rooms, four with 270-ton rotational gantries.
The main pedestrian entrance to the project will be at the corner of Peachtree and North with retail space stretching along portions of Peachtree – the only retail space offered in the plans.
Nice to see some things happening in this area of Midtown!
If you don’t live in Midtown Atlanta, you might not think of it as anything more than a bunch of high rise buildings. But, there is a vibrant community of people that not only work in Midtown, but LIVE in Midtown Atlanta! You need to meet the people that live here (or around you if you already live there) and one way to do that is the Midtown Neighbors’ Association Community Leaders Social!
This event is one of the monthly Mingle in Midtown social events that MNA hosts, but this one has a special twist. On May 15th, from 6-8:30pm, you also have the opportunity to meet your Community Leaders, such as police, fire and Atlanta City Council. Who know’s maybe the Mayor will pass by….it is an election year after all!
Midtown Neighbors’ Association Community Leaders Social will take place on Wednesday, May 15th from 6-8:30pm at the NEW location of Cafe Intermezzo, located at the corner of 11th and Peachtree Streets, next to the Loews’ Midtown Atlanta Hotel!
