Broker Rental Referral Fees. What Difference Do They Make?

Tenant Screening So you’ve decided to rent your Atlanta home or condominium? What Difference does the Broker Rental Referral Fee Make in renting my home? Do you remember the line from Julia Roberts in Pretty Woman when she walks back into the store on Rodeo Drive where the clerk would not help her? “Excuse me, do you work on commissions? Big Mistake! HUGE mistake!”  Well the same rule kind of applies when you (or your real estate agent) decides on what they will offer a co-op broker for a rental referral fee.  What? Let me explain it from the side of the listing agent and then the side from the co-op broker. You might think it the same as when you purchase real estate, but such is not the case.

The Listing Agent and the Landlord

While every real estate agent may operate differently, most will charge you a one month fee, equal to the monthly rent. From there, they will offer to the real estate agent a portion of that amount, known as the Broker Rental Fee or co-op fee. This can range from 10% up to as much at 50%.  What does this matter to you as the Landlord?  In a nutshell, how quickly your home or condo will get rented….or not.

Believe it or not, real estate agents prefer NOT to work for free. And while your real estate agent should show you every rental listing that meets your requirements, it does come down to money. Plain and simple. Let’s look at an example.

Monthly Rental Rate:  $1500  (You pay your real estate agent this fee (one month) to find you a tenant and/or manage the property for you. We will talk about property management later) From this fee, they offer the co-op Broker 10%. That’s $150. That’s $150 for driving them around, perhaps showing 5, 10 or more listings before the prospective tenant makes a decision.  Not a great wage.

So look at the difference if YOUR agent offers a higher co-op fee:

  • 15% = $225
  • 20% = $300
  • 30% = $450

Can you see how a real estate agent might be more inclined to show YOUR listing if it had a higher co-op fee associated with it? Did it cost YOU more money for that higher co-op fee? That depends. Did your listing agent ask you to pay more than one month? Did your listing sit on the market, vacant for more than 1 month? Then it may have just cost you another month’s mortgage payment.

So, you’ve seen how the co-op fee might affect how quickly your Atlanta home or condominium gets rented. Now, look at it from the agent’s view that is working with the tenant. Should I show a rental listing that is paying me $150 referral fee or a the one that is paying me $450? I didn’t do very well in economics, but I can probably guess which rental listing will get more traffic which will equal a faster lease.

Atlanta Condominiums. Will They Rise Again?

12th and Midtown Under ConstructionWhether you are new to the Atlanta condo market, considering a move to Atlanta, or have been here for the “ride” the last few years, you know that our market has suffered all the same troubles taht the other real estate markets have gone through.  The question for Atlanta Condominiums…Will They Rise Again?

Atlanta has gone through the less than bright economy, tightened lending, and buyers with Deer Headlight Syndrome(DHS). What is DHS? It’s kind of like a deer in the middle of the highway when the car lights hit it…..they just freeze,blinded by the light and unable to move. We’ve even had some developments go to foreclosure (not a developer issue but a lender issue in this case) and now watched them return to the market.

Atlanta condominium sales are up over last year, but prices are down. So, Atlanta Condominiums, will they rise again?

Take a look at some current inventory numbers. In the Intown Atlanta Markets, there are currently 1,230 listings of attached homes priced at $300,000 or less. (Intown is defined by Areas 21, 22, 23 and 24 in FMLS) The number of unsold units in active condominium communities is at its lowest point since 2003.

New developments are scarce indeed. In the Midtown Atlanta Real Estate Market, you have The Atlantic Residences, 1010 Midtown, White Provisions, Viewpoint Midtown (only about 5 homes remain here) and on the fringe of Midtown, The Brookwood.

2012 very well may be the year that the prices start a climb. Inventory is really low! A search today showed some buildings with as little as 6 homes available!  Buyers, once cured of DHS will suddenly realize the options available to them are not as much as they thought.

In fact about 500 of them as of today! This list of homes is just in Atlanta proper, but keep in mind that there are some expensive areas outside of Atlanta, such as Country Club of the South, St Marlo Country Club ( one home is listed here over $3.2M) and Sugarloaf Country Club in Gwinnett County.

In this price range, you can also find some choice land options in case you want to creaet your own estate!  For those that might wonder about such a market and ask, “Please, what could be selling at that price?’ there has been 199 sales since January, 2011 in the same price range.  Yes, Virginia, there IS a Luxury Real Estate market in the Metro Atlanta area.

Why Should I Use A Real Estate Agent to Find My Rental Home or Condo?

The world is a big place you know. And in that big place, there can be lots of scary things. Some things may scare you more than others. Renting a home or condominium in Midtown Atlanta probably does not rank real high on the list. Or should it?

Why Should I Use A Real Estate Agent to Find My Rental Home or Condo?

There are a number of reasons, and a number of sources that I have seen that give you the wrong information. So, let’s go through some of the reasons:

More Availability of Rental Options to See

Renting Midtown Atlanta Real EstateOk, this can be a bit tricky. The real estate finding your rental home or condo may have more access to rentals than you could find on your own. Your agent can search the listing service for rental options that meet your needs. Agents also search other online sites to see what may be out there that is not listed with an agent (i.e. a For Rent By Owner kind of thing) So let’s talk about that By Owner thing…

You are searching Craigslist for a Midtown Atlanta Condo to rent. You find an exciting post about a large 1 bedroom available in Cornerstone Village. So you call the owner. You discuss the location, features of the condo, the rental terms (price, length of lease, rules, etc.) It sounds just like what you are looking for. So you set an appointment for Friday at 2pm to see the condo.

WHO did you really just set an appointment with? You actually have NO idea who you really just talked to. Are they really the owner? A tenant who is trying to sublease so as to not break their lease? Or worse case, a con artist or criminal that could relieve you of your wallet, car keys, cell phone and….what the heck, the car too. You think it’s not possible. Think again. We’ll cover safety in a later post.

In today’s hyper-world of online communications, you never know exactly who you may be talking to when you call on that posting. Now, in all fairness, some real estate agents use Craigslist as well, and should be disclosing they are an agent in the ad. So, you may be actually meeting one of us. Or, maybe not.

Also when you meet with this person (we will presume they are the actual owner) you are hopefully real estate savvy enough to ask to see a copy of their leasing permit.  What’s a leasing permit you ask? Ah, you see why you might want to work with that real estate agent that knows how to verify the rental status of a condominium?  Did you know that if you rent a Midtown Atlanta condominium and it’s not an approved rental, you can end up having to move out of the condo at your expense. The owner will be getting fined daily (if caught) until you move out. Depending on the specific rules of the building, you could very quickly find yourself standing in the lobby of the building without access to your rental condo. Since your landlord is responsible for paying the monthly HOA fees, those fees are what pay for you to have access to the lobby, elevators, garage, pool, gym and other common areas of the building. Did you know this?

Don’t find yourself minus your wallet or standing in the lobby with no elevator to ride.

1010 Midtown Condominiums Announce Price Reductions

1010 Midtown AtlantaWell, we knew this was going to happen sooner or later. And so it has. 1010 Midtown Condominiums announced price reductions that will hopefully make some Buyer’s that have been sitting on the fence jump off!

While the promotion states “On Selected Homes” at least this is a start. And as a broker, it gives me more comfort in taking you, as a Buyer to look at these homes. I’ve been concerned that the prices were to high, and that if you purchased, you would be dealing with this kind of price cut later on. Ah…better you get the advantage of it than it hurt you!

The floor plans of 1010 Midtown Condominiums offer some incredible views, no matter where you are in the building. Whether it’s on the curve of Peachtree Street, or looking out over Atlanta towards the mountains of Kennesaw, the balconies and the views are large. I even like their advertising that lists the 1010 Top Ten!
